Downtown Louisville, CO - Neighborhood Restaurant Having lived in Boulder County for more than 34 years, I love taking a morning to meet a friend or colleague at a local restaurant or coffee shop at least a couple of times a week.  It keeps me connected with them beyond the typical emails, facebook and phone calls.  It's a chance to set across a table from them and have a "real" conversation; eye-to-eye. Boulder County Real Estate - Louisville, CO Sales Stats for October 2010 Below is a snapshot of the market conditions for Louisville, CO for the month of October: Sales of single family homes decreased by 7.1% as compared to October of 2009.  Sales of attached dwellings decreased at a much sharper rate; down 33.3% as compared to October of 2009. Year to date sales also decreased for single family homes, but only slightly 1.2%.  Year to date sales for attached dwellings were down by 35.2%. Average days to contract for single family homes was the same in October as it was last year; 77 days.  However, average days to contract for attached dwellings decreased from 145 days to 87 days (a decrease of 40%). Louisville, Colorado Real Estate - September Sales Statistics We had our coldest night of the season so far last evening in Louisville.  Fall is definitely in the air.  The Colorado Mountains have received their first snowfall and the ski areas are busy making their man made snow.  The race is on to see which of the ski areas will open first! Below are the Louisville, Colorado Real Estate, September Sales Statistics: The number of single family home sales increased by 13.3% while the number of attached dwellings decreased by 71.4% Total year-to-date sales for single family homes decreased only sightly by 0.7%.  Year-to-date sales for attached dwellings declined even farther by 35.4%. Takoda is a new planned unit development in Louisville, Colorado.  The plan is for a mix of single family homes, row homes, condominiums and commercial space. Located on the northeast corner of Louisville.  North of South Boulder Road and east of HWY 42.  Two Builders will be involved for the residential portion of the housing:  Ryland Homes and Boulder Creek Life and Home. I attended a meeting last week with Ryland Homes and I was able to view some preliminary models and floor plans for their houses.  Prices will range from mid $300's to mid $500's.  This is an initial estimate. Harper Lake is located on the west end of Louisville on McCaslin Blvd, just across from Davidson Mesa.  It's a popular spot for walking and hanging out.  And on the weekends you can see some boating enthusiasts with their small, remote control sailboats having races.  Beautiful views of the mountains and I have included a few pictures. Downtown Louisville, CO Market Stats for August 2010 Here are the market stats for Louisville for the month of August 2010 as compared to August 2009 Total # of Sold properties decreased by 47.8%.  There were only 12 sales in Louisville for the month of August. Year to date sales are also down although not to the same degree, only 2.2% Average days to contract decreased (which is a positive change to 57 days down 6.6%. Average Sales Price increased by 19.5% to $475,893.  Keep in mind that this average represents only the average of only those homes which actually sold in August (remember there were only 12). Median Sales price also increased; by 22.3% to $439,000. If you haven't visited downtown Louisville, perhaps you should take a an afternoon and visit this highly desirable community...
