Under Contract - Land in Larkspur, CO   80118  Many buyers have dreams of building a custom home, but few are able to act on their dreams.   These past clients found the perfect piece of land with stellar views at the end of a cul-de-sac and few neighbors close outside the Town of Larkspur. This piece of land is 2.36 acres surrounded by Ponderosa Pines and already has had the well drilled.   It slopes a bit, but will be perfect for a dream home with a walk-out basement.    Some trees will need to be cleared for the home and to allow for the stunning views, but these buyers are ready.     The new survey and soils analysis has been completed, and will be closing in a couple of weeks. The Town of Larkspur is located 40 miles South of Denver West of I-25.   The town was incorporated in 1979...

For a FREE  Buyer's Guide, Email KTorline@msn.com Tips #2 - 6 2. Consult a mortgage lender prior to looking at homes.   Lending requirements seem to be changing daily, so make sure and know your mortgage options and what you qualify for.  Don't wait until you find a home to get pre-qualified.   As a Colorado Springs Realtor, this is probably one of the biggest mistakes I consistently see made by all home buyers.   It's important to know in advance what you are qualified for.  If you qualify for $150,000;...

In today's real estate market, it has become more important than ever for sellers and buyers to hire a real estate agent who understands how to market their home on the Internet. The day has past for Realtors who only use old-fashioned sales methods in real estate; putting a sign in the yard, putting the property in the Multiple-Listing Service (MLS) and sitting back waiting for the phone to ring. I wanted to share a recent photo I took.   I was taking a walk the other day; and it was so gorgeous, I just had to share it.   I live in in the foothills, part way in between Colorado Springs and Denver.   This photo reminds me why I'm fortunate to live in such a breathtaking area.  I remind myself that I never want to take our amazing scenery for granted; it's a privilege to live here.  I feel blessed!   Posted by Kathy Torline - Nordstrom KAT, A Colorado Springs Realtor You Can Trust in El Paso & Douglas County; including Colorado Springs, Monument, Fountain, Larkspur, Pueblo, Castle Rock, Woodland Park, Palmer Lake www.Kathytorline.com and www.ColoradoSpringsVintageHomes.com
