The Town of Larkspur is located 40 miles south of Denver and West of I-25.   The town was incorporated in 1979 and today is known for the Renaissance Festival held every year in Larkspur and the Yogi Bear's Jellystone Campground.   Most homes in Larkspur are on lots of one acre or more and surrounded by trees.   You will see lots of wildlife - deer, mountain lions, bears (brown & black), fox, coyotes and lots of birds.  The population of Larkspur is quite low, keeping "traffic" to a minimum.  Some in the neighborhood of Sage Port have half acres, and in Douglas Park, there are some up to 70 acres.  Homes are on the West side of Larkspur are nestled at the base of the foothills.    Most homes are on wooded lots and give homes the mountain feel.  You also will find some homes atop a hill...

The Buyers wanted to meet with the Sellers and have an orientation with some of the unique things around the house on Monday.    The Buyer's agent said the buyers LOVED the home, and could not wait to move in, but when we met, they said they were ON THE FRONT PORCH and said - "We are home."   They both had goosebumps --- what a lovely statement, and the Sellers knew their beautiful home was in good hands! Today this home closed and they passed the keys, and my Sellers have another month before their Montana home is complete and ready to move into.    Good thing there is family here in Denver!    This is the hardest part - saying goodbye to a sweet family that means so much to me.   Luckily we can still email and talk from time to time.   And, of course, a trip to Montana before the sno...

This one acre lot is relatively flat but has enough contour to provide a good-sized ranch home with a walk-out basement for this Buyer.    He has always dreamed of having land but never thought it would be possible.   It was only when I took him to Larkspur to show him how beautiful it truly is!   Just driving into Perry Park and the sheer beauty gives everyone a relaxed feel! This photo of the lot was taken a few months ago, and now there is no snow remaining.  The builder will start plans of some tree removal to allow for the home, but still will be surrounded by trees!    The lot is closed, and the building plans for this custom home are just about finalized.  This Buyer is having a blast picking and choosing where walls are, changing items he could not in his previous production ho...

This Perry Park home is stunning, and with Larkspur being 30 minutes south of the Denver Tech Center, and the home is priced around $800K, it took a while to get the right buyers.    The right buyers came to view a couple weeks ago, and came back twice in one day, and wrote that evening.     The inspection has been resolved, and the first time in a long time, the appraisal has been waived.  The buyers wanted to move up the closing, but the Sellers are moving out of state, and could not get the movers any sooner than the end of the month. It will be bitter sweet to close this home, as these clients have been not only GREAT clients, but friends also since they came to Denver in 2008.    I am their family REALTOR, and have assisted their dad and siblings.    The home they bought out of st...

It started with a phone call from a past client stating "he has a wild hair".... and that thought grew daily.    This client SAID he did not want to be homeless while the home was being built, but could not "afford" two homes.    He originally put a contract on a one acre lot, thinking he would start this adventure in a few years. He said he wanted views, wildlife and peace and quiet.  I knew exactly - and took him to Larkspur, where it is lush and beautiful!  He loved it. There is a builder that has many homes in process in the Perry Park area, and met with him, and the Buyer really liked the floor plan of the Windsor model.   Upon looking at the lots available that were one acres or more, this buyer made a solid decision and contracted to build this home.  This model was very similar...

Most Buyers think Larkspur is too far from Denver and toss out great listings.    Did you know living in Larkspur is only 30 minutes to the Denver Tech Center?    Depending on what part of Larkspur you look at, it could be even closer.   Living in Larkspur, you can easily get at least a half acre, if not an acre nestled in the trees, some with fabulous views, and not unusual to see deer driving down the streets of neighborhoods.     You will be able to relax and enjoy the serenity Larkspur has to offer!    You will only hear nature, or an occasional car driving in and out of the neighborhood.    No highway noise, no hustle and bustle of the City.   There are two golf courses - Perry Park and Bear Dance, and both have country clubs.   Ready to get out of the city?    For a little above ...
