Many states have eased a lot of COVID-19 restrictions as of the first of this month. Number of new cases in many areas have leveled or dropped off slightly, but regulations vary and social distancing should continue to be a priority if possible. In terms of the national market, in March, the Pending Homes Sales index of contracts signed on existing homes dove by 20.8%. When those contracts were counted as closings in April, a similar drop occurred in Existing Home Sales. We are waiting for data from May to see where we are now. With rates at historic lows still, there is a lot of refinance activity right now. This has managed to modestly improve purchase demand from the extremely low levels in Mid-April. We are sure you have seen all the photos in New York City, of parks and beaches absolutely covered in people without masks. It was the first great spring weather day and although New York City is the epicenter of the virus outbreak in the US, people seemed to not mind or notice much. We can all recall photos of crowded beaches back in March, where people were easy to pass judgement on anyone taking advantage of the weather. While it may come as a relief that we can begin to resume life as normal, you must still be careful. The threat of transmission of COVID-19 is still present and has not changed much in the last few weeks. We urge everyone to remember that the lockdown was a strict measure to flatten the curve and prevent the ICU wards of our hospitals to be overrun. We have achieved that, but until better testing is present, better understanding of antibodies and an actual vaccine or antiviral treatment, COVID-19 will still be a part of everyone’s life. The turning of the season is always a welcome change during the year. In Highlands Ranch property management this ushers in the shifting gears into the busy season. At this point in the year we are usually much busier, but due to the pandemic the rental market has been largely stilted. Make no mistake, people still need to move, and are still looking. Next week most places around the country are trying their first phase at reopening society. Our Highlands Ranch property management office will remain closed to the public and largely distributed to working online for at least another 2-3 weeks. It may be inviting to want to rejoin a normal lifestyle, and we certainly can’t stay locked down forever or even for the rest of the year, however the reopening of society must be done carefully and with strict adhesion to guidelines put forth.
