I just read a quick news story from The Denver Business Journal.  The numbers are out as far as Denver best-selling new home builder sales for the area for 2007. Stapleton topped the list with 411 new homes under construction last year.   Highlands Ranch was ranked 2nd with 386 new homes under construction for the year.  Highlands Ranch sales were primarily boosted by the 2007 Back Country release as well as continued sales in The Hearth as well as Tresana and other areas. Stapleton is a fascinating development and continues to be an area that will grow this year.  Its urban feel in a neighborhood setting, coupled with very close proximity to downtown Denver keeps its growth strong.  I wasn't surprised that Highlands Ranch was not #1.  Build-out is getting closer and closer and with so ...

The Kentley Hills neighborhood is located in Highlands Ranch, CO - Douglas County.   Kentley Hills is the Southridge area of Highlands Ranch and is located off of Summit View Parkway between Wildcat Ridge Parkway and Fairview Parkway.    You can view a google map of Kentley Hills here.  The zip code for the Kentley Hills in 80126.   Kentley Hills does cover a bit more land than some of the other Highlands Ranch neighborhoods and it can be a little confusing.  There also is a small neighborhood pocket that appears to be a part of Kentley Hills on the map - when in fact, it is not - and that is the area of Lantern Hill - The Rustic Redwood & TimberChase Trail on the map and the attached streets of that are are all Lantern Hill.   The homes in Kentley Hills, Highlands Ranch are built by a ...

Weatherstone continues to be one of the most requested neighborhoods that I received requests about in regards to Highlands Ranch real estate.   I have many people on watch lists for new real estate listings just for Weatherstone, I have placed many families in Weatherstone and I am always answering questions about Weatherstone.  Its allure is a combination between its secondary HOA that manages shared land in the community along with its private community pool, its spacious lots, especially with the homes that are custom or semi-custom and its brand new state-of-the art & Green Eco-friendly neighborhood school, Stone Mountain Elementary.  So, with all that going for it - how are things in the Weatherstone neighborhood of Highlands Ranch? Here are the latest homes For Sale, Under Contra...

Homes sold              # sold                 Average days on MarketDecember 2007            24                                69.83January 2008               26                                79.04  The average sold price was lower in January than in December 2007. In 13 of the sold homes some concessions were given by sellers, which is why the average net sold price is lower than the average sold price.A good indicator of local market trends are the total new listings compared to total new sales.  When there are less new sold homes than new listings, it indicat...

HIGHLANDS RANCH, CO - HIGHLANDS RANCH REAL ESTATE & HOMES SALES NUMBERS FROM JANUARY 2008 REAL ESTATE MARKET ACTIVITY REPORT January is off to a good start for 2008.  While January closings somewhat reflect the activity of December (homes that go under contract typically close the following month), I find that overall the new year is bringing new buyers into this market.  And of course, many more people are out and about this January vs. when we were all buried in snow last year.  I personally have seen a rise in activity as far as showings on my own listings and also in the amount of buyers that I am now working with.  There have also been interesting developments of course this month - due to the fixed interest rate drops I am hearing from more & more folks that want to find their new...

Highlands Ranch Homes & Real Estate - Hillcrest   Hillcrest is one of my favorite neighborhoods in Highlands Ranch and by my client's past history, I am not the only one.  Over the years I have had numerous clients that have specifically wanted to purchase a home in Hillcrest.  With its more mature landscaping, larger sized lots, excellent location and stunning executive homes, its no wonder.      The Hillcrest neighborhood is located in Highlands Ranch, CO - Douglas County off of University Blvd between along White Bay Drive.  You can also enter the neighborhood on the other side of White Bay Drive off of Colorado Blvd as well.  Here is a google map of Hillcrest.  If trying a zip code Denver MLS search for Hillcrest, the zip code is 80126.    One of the reasons why Hillcrest has conti...

A few months ago, my wife guest authored on my blog and posted a compilation of preschools in and around Highlands Ranch.  If you have not yet seen it, I would suggest you take a look. Preschools have their registration for the next year long before many are even thinking about next year.  If you are new to Highlands Ranch and interested in finding a preschool for your child, you need to look into this now, or you most likely will not find an open spot for the fall.  The Highlands Ranch preschools start having Open Houses and tours within the next few weeks and registrations quickly follow.  I remember when my now tweens were so little, and my wife got up at something crazy like 4:30 in the morning at the end of January to stand in line by 5am to get a spot.  I don't think every schoo...

It is so cold here today in Denver.  What happened to the 48 Degrees we had on Tuesday?  Today's high only reached about 28 degrees, but to me it felt even colder than that.  The night time temps have plunged even lower.   This morning my garage door was frozen shut.  Apparently some of yesterday's snow melted off of our cars, and then froze the door shut.   That's all set now though, easy fix. Something not so easy to fix and much more serious is the threat of frozen pipes to Denver Homes.  There is no doubt in my mind that come the thaw, proably next week, the big story on the news will be the burst pipes all over town.  Sadly, its generally a feature story after an Arctic blast like this.  I can tell you from experience - this is not a fun thing to experience.  Yours truly was even a...

This was the view from my back yard of my Highlands Ranch home this morning as the sun rose.  On days when clouds are increasing, but its still relatively clear - clear enough to see to the mountains, the reflection of the sunrise against the mountains is fantastic.     Denver winters are know for spirited warm ups just before a storm.  I say spirited because they are generally coupled with gusty winds.  Today seems to be one of those days.  It is predicted to get to a balmy 50 degrees today, followed by a sudden cold front moving in with snow tonight and very cold temps.  I know within a few hours my mountain view will begin to disappear and when it reappears, I will be greeted with a new view of the front range mountains blanketed in snow.   Would you like to find a Denver home with a...

Happy New Year!  Welcome 2008!  But part of moving forward is to take a moment to look at the end of the year statistics for Highlands Ranch Homes and Lone Tree Homes.  Denver area Real Estate sales are notoriously lower during the holiday season and this year was no exception.  With that said, there were buyers out there - I had them, as did many other Denver REALTORS® that I know.  Yet for the most part, they weren't buying?  Why -  first - MANY sellers take their home off of the market during the holidays.  Also, many Denver home sellers will wait until January to list their homes in the first place.  So the buyers that were out there - many of them are waiting - for what - for MORE INVENTORY!! And I personally do see this happening in my own business.  Just in these first 11 days of...
