It’s Saturday around 2 pm and I’m holding an open house for one of  our newest listing. Its nice steady traffic through most of which are neighbors looking to see how updated the home is in comparison to their own. One of the neighbors is thinking of selling in the next year and we just so happen to have a few buyers are looking at buying in this area next year. As soon as I told him that we may have a buyer looking to buy he went on the defensive. He says that’s all anyone keeps telling him is, “I’d love to see your house because I have a buyer that would be perfect for it!” He then asks me if this is the new line that we are using when fishing for listings. He doesn’t believe that we have a buyer or that any of the agents he’s spoken to have a buyer and we’re all in it for a listing. ...

I have a few clients that have agreed to let us sell their home however it’s based upon the condition of finding them their next home first. It’s the age old question, “where will I move to?” and it’s not an easy question to answer. There are some solutions however. Conventional wisdom says that in order to find where you will move to next you need to put your current home under contract and then find your next home. This goes out the window when you either A) have not a strong enough incentive to sell or B) you have the money to purchase your next home without selling your first home. Over the years, you have heard me say that the best time to sell a home in Colorado is from April through July. In fact, if you look at 2013 as an example, there were 54,000 plus homes and condos that were sold in Denver and surrounding suburbs for the entire year. Do you remember the good old days when all you had to do before buying a home was an inspection? I am sure that there are people who are reading this and were saying, “Inspection? Once upon a time people wanted a large home. They wanted 5000, 6000, and 7000 square foot homes decked out to the nine with wine cellars, billiard rooms, multiple kitchens, living rooms, great rooms, and a basement the same size as the upstairs. They wanted these “McMansions” to support their egos or the egos of their builders. However, times are changing and now it’s the age of downsizing. It’s been a well-known seller’s market for some time now in Denver. Even builders have buyers over a barrel since there is so little re-sale inventory. This is much to the dismay of many buyers in the market.  I have heard this many times before from buyers, “Dan, I feel like I am buying at the top of the market.” Maybe it’s not quite yet the top of the market, but certainly soon. It is true that home prices are higher now than back at the peak in 2006. If your plan is to wait until home prices come down, I don’t think that’s going to happen anytime soon. My team and I recently landed a wonderful listing in Batéleur at The Preserve in Greenwood Village. What I’ve found is that most people have no idea where or what Batéleur is and its significance as a neighborhood in Greenwood Village. Recently, I’d learned a very valuable lesson when it comes to working with buyers. Have a buyer agency agreement. For the first time in my career as a real estate agent, I lost a buyer and I have no recourse because I did not have a buyer’s agency agreement. The truth is, I like to run my business on the premise of buyer loyalty. The buyers I lost I liked a lot. They were very nice people and I did really want to help them find a home. In fact, we were close to writing on a few homes as well. Then, I’d received an email from them saying that a house that they were interested in before was back on the market.
