A giant chrome buffalo, three large gorillas, a dinosaur on a bicycle, these are just a few of the more than 100 outdoor sculptures you will find on the streets of Downtown Grand Junction. The tree lined, pedestrian friendly streets with the outdoor sculptures is Grand Junction's most popular attraction. Thirty years ago, Dave Davis and 10 other Grand Junction sculptors had a great idea to stimulate an oppressed Downtown Grand Junction.  On Sunday, August 5, 1984, Davis and crew installed 26 sculptures at 2 a.m..  More New Homes To Be Built in Grand Junction to Meet DemandConstruction of new homes in Grand Junction has been going strong since 2013 due in part to a shortage of inventory and a decline in distressed properties.A new project that will start this fall called Pinnacle Ridge will be constructed on 45 acres in the popular and prestigious "Redlands".  The project will consist of 79 single family homes on xeriscaped lots of around 12,000 square feet on average.  Construction will be in four or five phases on a schedule paired with sales.Scenic views and 17 acres of preserved open space and a mile long  walking trail will push the demand for these homes.  Initial estimates of pricing is expected around $250,000 and up.Two other Grand Junction home projects have been so successful that they...

    Canyon View Park and Sports Complex, Grand Junction's Premier Park!   The park encompasses over 110 acres and there is a myriad of things to do!  Let's start with helping you find Canyon View Park.  The primary entrance for Canyon View is off of 24 Road, about 2/3 of the way from G Road to I-70.  There is also an entrance just east of 24 road on G Road.  Once you are in the park just pick one of the many parking areas and choose an activity. The Redlands is a unique landscape with some of the most dramatic  views of the Colorado National Monument.  The Redlands is comprised of 14.9 square miles of desert landscape, rocky terrain, and spectacular views.  Within its  boundaries are miles of splendid hiking and biking trails winding through the brush and sandstone offer vistas for brief escapes from the daily grind.  Lush golf courses are woven into the rocky panorama with homes and subdivisions for every lifestyle. Just wanted to pass this touching story along from a musician...   AMAZING GRACE...     As a guitarist, I play many gigs. Recently I was asked by a funeral director to play at a graveside service for a homeless man. He had no family or friends, so the service was to be at a pauper’s cemetery in the back country. As I was not familiar with the backwoods, I got lost. I finally arrived an hour late and saw the funeral guy had evidently gone and the hearse was nowhere in sight. There were only the diggers and crew left and they were eating lunch. I felt badly and apologized to the men for being late. Each year around this time the City of Grand Junction Colorado offers its residents a spring clean-up program.  This is a great opportunity for the community to rid itself of some unwanted items that have been storing up throughout the last year.  This is for City of Grand Junction residents only.  I have posted some details below but you can also visit the city's website for more information about what they will pick up. 2013 Spring Clean-Up begins April 15th and lasts about a week.  Residents are asked not to set items out before the 1st of  April.  While it is a bit of an eyesore each year, this program makes a big impact on our community and is definitely something every resident should take advantage of.  If you live north of North Avenue, you need to have your items set out by 7:0...

When considering purchasing investment properties in Grand Junction, here's a few tips.  It is important to consider that Grand Junction is still fairly rural and as such does not have a lot of multi family dwellings compared to more urban areas.  One may want to look more closely at investing in single family homes because of this.  There are some fourplexes in Grand Junction as well as other multiplexes and these do come on the market from time to time, but the most activity we see if on the single family units.  Resedential income properties are becoming more desirable as the Grand Junction housing market is losing more and more inventory making the reantal market in Grand Junction that much stronger.  When considering purchasing a rental property in Grand Junction, do your research ...

1st Annual Country Jam Poker Ride! Wow! What a fun Friday I had! I went on the 1st Annual Country Jam Poker Run. We rode about 130 miles in a loop across the Grand Mesa. There are over 200 lakes and the pine trees smelled sooo good! It was a gorgeous ride! We had 5 stops for Poker cards. I had a 2, 4, 7, 9, and 10 all unsuited. It can't get much worse of a hand than that! LOL!  But I did win some great Raffle prizes, most of which I donated back to the charity. The Rocky Mountain Elk Foundation. They were the cause we were supporting on the ride. It is to help Wounded Warriors and other Soldiers enjoy time camping at a special camp in the wilderness. Mesa County, Grand Junction Colorado Market Report There were 2,304 Properties SOLD in the Grand Junction area in 2011. 3,684 new listings came on the market in 2011. The average SALES PRICE was $181,509. The average Days On Market was 136 Days. In 2012 Analysts predict: The Number of Homes SOLD will rise. The Number of New Listings will rise. The Sales Price will DROP by Approx. 5.1% Many Foreclosures will come on the market as lenders get caught up on processing the backlog of foreclosed properties. Grand Junction Colorado Market Report, Mesa County The NUMBER of home sales were slowly on the rise for the last quarter in Colorado due mostly to buyers taking advantage of lower home prices and mortgage rates. Home PRICES continue to be LOWER due to joblessness and slow business overall. As lenders complete processing on more of the foreclosures that are pending, more properties will appear on the market for sale at lower prices, this will not be helpful to home owners trying to get top dollar in today's market, as there will be many comparable homes on the market at reduced prices.
