I called my go to home inspector yesterday to set up an appointment for an inspection. It was a rush job as usual. I have been using him for years. He has always been able to accommodate my clients. He said no to a certain date. I had a hard time getting a spot on his calendar. He told me that he had the busiest week of his carer last week. That is very good news for him! Little indicators that the market are coming back are everywhere. I have arrived at a property to have an agent and their buyers still looking.  It is hard to get a reasonable time at the title company.  Foreclosures are slowing down Bargains are under contract in a week. Realtors are in good moods. I have had lots of showings on my listings.  Grand Junction real estate is on the move again. Yea!

Banks these days are very demanding. For a borrower they want your right and left arm and the first born. Give them what they want and you are on your way to home ownership. Balk and you are going to be homeless.  Short sales demand even more paperwork. Give the bank what they ask for even if they have it. I work with lots of banks. They ask for the same information today that I sent yesterday. I happily send it. It is only a click of the mouse or a sent fax. In the end you must do what the demand. If you can't baffle them with brilliance baffle them with paperwork.

Have you recently been hearing people chatting about the great bank owned and foreclosure deals that are out there but can't quite seem to get a grasp on where to find em?  It's actually very simple. When a home is going to foreclosure it will first show up on the public auction list.  Not too many homes sell in this phase of the foreclosure process as buyers must have the funds available to purchase the home by 1pm the day of the auction.  When the house fails to sell at public auction, it then returns to the lender and becomes bank owned real estate or REO.  These are then re-listed with a real estate agent on the MLS.  This is where most buyers find these great deals and you can too.  As a real estate agent, I have several tools at my disposal.  I can create a current list of foreclo...

I am sitting on an airplane writing this blog. Real estate follows me everywhere! I am listening to two men next to me talking about purchasing real estate. They are both moving to other states. Ironic! I admit I have been eavesdropping. They have been talking about their buying experience and the process of long distance house hunting. My ears perked at the sound of buyer talk. ACCORDING TO THE NATIONAL ASSOCIATION OF REALTORS, THE U.S. REAL ESTATE MARKET IS ON THE PATH TO RECOVERY.  IT IS PREDICTED THAT WE WILL SEE A SLIGHT CLIMB IN VALUES IN THE 1ST QUARTER OF 2010. Here's why: Existing home sales rose over 7% between October and November of 2009 which represents the largest number of sales in the past 33 months.  The sales volume was up 44% higher in November 2009 then it was in November 2008. I got a call the other day from someone who was reading my blog and asking about Asbestos in Mesa County. When buying a new home this is something to consider and there are radon inspectors just for this purpose. Asbestos (or Mill Tailings) has a history here in the Grand Valley that not everyone is aware of. While some of the homes were remedied of asbestos in the early 80's there are some homes that still have it. Also, for those folks out there that don't think you need to worry about it in the newer homes. Have I got news for you, last year a brand new home tested with higher than normal levels of radon.
