As of Jul 30 2007, there are about 750 single family detached homes for sale in the City of Fort Collins, Colorado, priced between $150K and $350K Of those about a 150 are currently under contract, or "in escrow" in California-speak.;D About 200 are under $200K and about 100 are $300k to $350k About 25 are bank owned and 10 of these are under contract.In the last 90 days about 600 homes have sold with the above criteria, and about 200 of those sold for between $150K and $200K About 70 sold for $300K to $350k. Our local market has taken some hits, but it is bouncing back. We have seen a record number of foreclosures and short sales. Theglut of new construction has added to the problem of 'more inventory than can be absorbed' My business is doing well however with national press having some affect on our sales. When Money Magazine named Fort Collins the 1# Small City to live in in America, it took some time to have an impact. Now we are seeing more buyers coming to town from CA, FL, AZ, NM, and beyond. We have had to get creative to weather the storm, but the clouds are clearing and I am as busy as ever. Working with investors has been my bread and butter, but the first time buyers are fun to work with and generally easier to please. I will never pass up an opportunity and have yet to hand off...

Looks like it is time to work on getting this flip listed and ready to go on the market.  Today we took pictures of the house and will be taking even better ones once we get the property cleaned.  The scope of work had been completed and looks pretty good.  We added tile to the bathroom floor and to the shower walls.  We also update the lights and faucets.  In the kitchen we took out a wall and put in new applainces and tile countertop and tile backsplash.  (the concrete counter top did not come out good).    We also added mulch and some sod to make the house pop from the street.  I will keep this blog  up to date once we get an offer.  It was a very fun flip.  I am really lucky to have some cool friends to do projects like this with!  New kitchen applainces.   I really like the skyligh...

A business owner I spoke with recently has been trying to sell his business for a year with no luck. He didn't know how to value his type of business, and doesn't have a current P&L or balance sheet. His tax returns show a loss, yet his business did $1,000,000 in sales last year. No wonder it hasn't sold. A legitimate business expense for tax purposes can be counted as cash flow when valuing a business. After recasting his numbers, we showed an $80,000/yr profit for the business. It has been SBA approved, and should sell quickly. Keep in mind the importance of recasting financials. Is the Foothills Fashion Mall Blighted?  There is a great article about this issue in the newest Fort Collins Weekly Magazine.   "Most malls you see have a 20 year life before they need major (re)development," says Mike Freeman at the City Council meeting.  'We went ten years longer"If Fort Collins is going to compete with the Loveland I-25 34 Developments and with the new Harmony Corridor Development they certainly can not have the middle of town, potentially highest traffic count retail location be a 30 year old vacant mall.  Boulder was in the same situation just  a few years ago and a redevelopment was the right decision.  or Is this just an example of a smart development company putting off maintance intentionally in an effort to get the City to come to the table with some redevelo...

If you don't live in Northern Colorado, you may think that the weather this time of year is horrible.  Well, right now I'm looking out my office window and I see small patches of snow on the ground, at least 200 canadian geese on Lake Loveland and I can walk outside without a jacket and still be very comfortable.  For some reason (maybe the holidays) homebuyers seem to take a "we'll wait until the new year" mentality.  Right now, if you need housing, their may not be a better time to start shopping for your next home.  Why?  Less Competition The weather is great Interest rates have gone down (somewhere in the 5.625% range) Some sellers may be more eager to accept a "deal" The really great houses may be gone if buyers wait until early next year Did I mention that the weather is great The...

I read a great post from a fellow real estate blogger today.  In actuality, I should have written a post comparing my experiences as a former California real estate agent and now, a Colorado Broker.I have found that the relationship between title reps and agents here (in Colorado) is more cut and dry.  In other words, just because I'm an agent does not mean that I should get special priviledges.  I should only expect great service from  the title company(s) that I like to do business with.In California, the expectation was to get free lunches, free marketing materials, etc.  I am much more comfortable with the arrangement that I have experienced in Colorado.  Yes, I can make a request for any number of things but their is an understanding that I will have to pay for it.
