If you want to sell your Pheasant Run home in Eckert, CO...NOW is a great time to get it on the market. I say that because there isn't much competition in the neighborhood. In fact there is only one home on the market. As you know Pheasant Run is a great neighborhood, and buyers love it, too. Throughout Eckert there aren't many homes on the market, and that really works in your favor. While the inventory is down, there are still buyers looking for homes. If priced correctly your home will really stand out. Here's a look at the most recent real estate activity in your neighborhood: There is one listing. The home is priced at $245,000.  No homes have sold so far this year or in all of 2015. That's because there haven't been any homes in your neighborhood for me to sell.  This information ...

Where Are They? Sandhill Crane Migration Eckert Crane DaysToday must have been a slow day for the Sandhill Cranes. When I pulled up in Harts Basin there were many people looking for them. You could hear a few cranes, but there weren't many to be seen. Tonight the reservoir was relatively quiet. I've seen years when we've had 5,000+ birds stop by for the night. This year the crane counts haven't been that high. Maybe the early spring has something to do with it? I don't know. This isn't my area of expertise. An informal festival has cropped up because of the migrating cranes. Eckert Crane Days started in 2002. Flocks of Sandhill Cranes land at Fruitgrowers Reservoir in Harts Basin as they head north to their nesting grounds. Bird watchers say the Grand Mesa stops them, and the birds sett...

The average sold price is $169,000 and the median sales price is $168,000. One of the sold homes was bank owned.  There is one home on the market. It's priced at $249,950. Hey You Get Off of My PondSing this title to the tune of the Rolling Stones song...Get Off of My Cloud. I guess this post is a follow up post to the one I did two weeks ago titled...Off We Go Into the Wild Blue Yonder. Or we could call it more fun with photos and waterfowl. Lucky and I had another exhausting afternoon at the dog park, and I still have some video to edit from that experience. I also shot some great video of a local person of interest in Delta, so stay tuned for a story on that dear, sweet soul. This afternoon I was looking for something easy to write. I knew we would be beat from the chilly temps and too much fun. On the way home I stopped off at Fruit Growers Reservoir. As I pulled up there was a bald eagle flying around. All right, I thought. Here's my great nature sho...

There have been very few properties on the market. Here's a look at the current inventory and sales information: There are no listings. NOW is a great time to list your Pheasant Run home. There haven't been any sales so far this year...in all of 2015.That's not due to market conditions. The Delta County real estate market is looking very good and sales are up compared to last year. This lack of sales is due to a no homes being on the market in this neighborhood. Pheasant Run is a place that people love to call home. If you are thinking of selling your home, NOW is a great time to do that. Don't let the winter weather and holiday season fool you into thinking that you shouldn't list your home. Another Bank Owned Property SOLD Cedaredge Area Delta CountyAnother bank owned property is sold and closed in Eckert, CO. This is a well built home with three bedrooms and two baths and an extra large lot. The new owners plan to use it as a rental property. I listed this property and it was sold on an online auction. Overall the number of foreclosures is down countywide. Here's the latest foreclosure market report for the Cedaredge Area. This includes the communities of Austin, Eckert and Cory.  There are a few bank owned properties still set to come on the market. Although I don't see a big upswing in the number of this type of listings over the course of this year. Here's a comparison of the foreclosure sales for the last two years. What's My Del Ray Eckert, CO Home To determine a price range I look at neighborhood properties that have sold in the last few months that are as similar as possible to your home. In this rural area, you can't always find homes that are listed or sold in your neighborhood over the last few months. The market has been that slow for the last year. So then I branch out and search out other similar properties in the area.  That is the case right now with Del Ray Subdivision. There is one home listed and no homes have sold in the last two years. Overall the area inventory for homes similar to the homes in Del Ray is down. It's very low. In the entire Surface Creek area there are only six listings that would compete with your home. Buyer activity is heavy. Now is a great time to list your Del ...

Dining Information Cedaredge Area J & S Bakeria Eckert, CO This restaurant is in the Cedaredge area, but it's really Eckert, CO...just about 3.5 miles down the road south from Cedaredge. I'm proud to announce that Eckert has a new restaurant. It's called J & S Bakeria. It's located in the Moose Crossing Plaza on the east side of the highway.  J & S Bakeria is owned by Jennifer and Scott from Eckert. They are married and have lived in the area for a long time. The Bakeria has a good menu with sandwiches, salads, pizza and wings. The prices are very reasonable. They also have fresh baked breads, rolls, turnovers and donuts for sale.  Today I tried the pizza. I really enjoyed it. I made sure to save some room for a donut. I enjoyed that, too. Next week I'll go back to try something differe...
