Typically, a home owners association is put into place in order to protect the rights and interests of property owners within a particular community. These associations were originally used only in condo developments and part of the purpose was to collect fees in order to maintain the grounds and property. Many single family home developments later adopted the same rules and regulations and suddenly cities all over instituted homeowners associations in new developments. Are they always needed, however? Here are the major pros and cons of a homeowner's association. One value of having a homeowners association is that they force your neighbors to keep up with property maintenance on their homes. They can't leave broken down cars out front, they can't have weeds growing all over, and they ...

It is a buyers market, a sellers market, how confusing is that when you are buying real estate in a slow market. The real estate agent needs to tell the buyer that it is a buyers market. But the agent usually works for the seller. So what does she tell the seller? She will tell the seller the same thing if she is honest. The buyer will have the upper hand. They always will in a buyers market, because they can offer less and the seller can either accept the offer or wait, perhaps a very long time, for another offer. If the seller is not in a hurry, they may decline the offer and just wait. But how long will they wait? It may actually be for years. Often we hear about houses on the market selling within thirty to sixty days, or in a slow market we will hear that it is taking twice as long...

Today's real estate market is an absolute mess. There are lots of people looking to unload their homes before they default on their mortgages and end up with foreclosed property. This is great for buyers, but not so good for sellers. Buyers have more choices and are in a better bargaining position, which means you've got to do more to attract their attention. Here are some tips that will help you sell your home fast. If you're thinking of selling right now, you need to make your house presentable to buyers. This might sound obvious, but you'd be surprised at the number of people who, because of the state of the market, anticipate the process taking a very long time. So they don't bother keeping up appearances, nor do they remove as much of their personal junk as they can. Take care of i...

How To Price A Home  A home will sell for two reasons: price and exposure. In the real estate market for the 21st century, exposure has taken a new turn with the advancement of many Internet technologies for real estate. Be it as it may, the real estate industry's new exposure tools will not help a home sell if the home is not priced correctly. When considering putting your home up for sale, it is very important to first analyze your real estate market on a subdivision level, not a metro-area level, to derive the features and amenities that are driving the value in your neighborhood. You must then establish a pricing strategy in accordance with your financial and timing needs. Identifying Selling NeedsNo two real estate transactions in today's world are identical. As a homeowner, only y...

There are many Realtors and Real Estate Agents in Colorado. How does a consumer know who to pick? First let me tell you there is a difference between Realtors and Real Estate Agents. Realtors belong to the National Association of Realtors along with also belonging to a Local Realtor Association. A Realtor has taken an ethics class and abides by a standard of ethical guidelines. A Realtor has sworn to give a higher level and more ethical service to their clients. I am a Realtor. Please read my short Bio and know that I am that Realtor that you want on your side. I have worked hard to build my education, knowledge, and work ethics to reach where I am. I have my Bachelor's Degree in Business Management and I am licensed to sell real estate in the State of Colorado. Through my studies I ha...

I am a homeowner/resident on the border of Reunion Colorado and I am also a Realtor. I recently walked the Reunion neighborhood to make the residents aware of a website that I had set up for them to get a free Market Snapshot of Reunion Home Values and Trends. As I was walking the neighborhood and talking with the residents I became conserned on how many people said, "Oh, I am just renting, but I am concerned because this house is going to go into foreclosure." Reunion! I am here to say, that if you are behind on your payments, if your home is worth less than you owe, and it looks like foreclosure is iminent, give me a call. It breaks my heart to see people think that they do not have any option other than a forclosure. You do have other options and that option is a Short Sale. So many ...

I am a homeowner/resident in Buffalo Mesa Colorado and I am also a Realtor. I recently walked my neighborhood to make the residents aware of a website that I had set up for them to get a free Market Snapshot of Buffalo Mesa Home Values and Trends. As I was walking the neighborhood and talking with the residents I became conserned on how many people said, "Oh, I am just renting, but I am concerned because this house is going to go into foreclosure." I came across one lady that said the house that she was renting was going into foreclosure and that the same owner of that house had another house on the same street that was going to go into foreclosure as well. Buffalo Mesa! I am here to say, that if you are behind on your payments, if your home is worth less than you owe, and it looks like...
