Denver's Luxury Home Market - Luxury Homes are still selling In light of the recent economic "bumps and bruises" I wanted to take a closer look at how sales in the Denver area luxury real estate market are doing today. Included in this report are luxury homes within the Denver Metro area (not included: Boulder, Longmont, Loveland, Evergreen etc. - outside Denver Metro Area). The homes are/were priced at one million or above and are detached single family residences. Currently There are 56 luxury homes Under Contract in the Denver area, ranging from one million to $4,600,000. (Around here you will hear escrow referred to as being under contract).   Here is the new Colorado Stamp. It is set for release on June 14th 2008 along with 9 other States. Colorado’s stamp was designed by artist Tom Engeman of Bethany Beach, Del. Denver Postmaster Alan Catlin said in a statement “Our flag stamp reflects the spirit, independence and beauty of Colorado…We think our flag stamp will be one of the most popular.” I tend to agree. An article from the Rocky Mountain News, reports that the area of the 80121 ZIP code, which includes parts of Cherry Hills Village, Greenwood Village and Centennial, showed the greatest appreciation of home prices during the first quarter.  According to data compiled for Rocky Mountain News by California-based DataQuick, a company that tracks home prices by ZIP code, the median price of a home in 80121 jumped 26.3% to $310,000 from $245,500 a year earlier.  Pat Long of Keller Williams Action Realty said, "It has always been a hot area.  It is a very family-oriented, well-developed area.  People love it."  In northwest Denver, the No. 2 market for appreciation was 80212, which showed an 18.5% rise.  That area includes neighborhoods such as Sloan's Lake, West Highland and Berkeley.http://...

The last 2 weeks have been very busy business-wise for me - which is great for me and great for you.  Why great for you?  Because that means if I am busy it must not be all gloom and doom in the Denver real estate market like many seem to be thinking.  Is it great?  No.  But there is activity and homes are selling.   In any case, I haven't been able to post as many blogs lately - busy sometimes means not being at the keyboard as much. I did take a much needed time out last weekend to attend a Colorado Rockies game on opening weekend.  We did not get to the Home Opener, but it was Saturday's game we attended.    Baseball to my family is more than a game.  Its an entire activity, consisting of downtown dining, enjoying the city and treats galore at the game.  I bet my children may even te...

El Parral is my favorite Mexican Restaurant in town.  The people are friendly, the service is great, and the food is wonderful!When you get there, be prepared to eat.  The servings are generous, but not overwhelming, and it comes out quick!  There have been times when we've ordered, and the food arrives within a couple minutes.  It's made to order, and fast!  These guys don‘t mess around when it comes to turning tables.It has a fairly large menu, which I don't need.  Just give me the number 3!  A chile relleno, chicken burrito, and a chicken enchilada.  The burrito and relleno come smothered in some fine green chile!  Not too hot, and very tasty.  It is also a great choice for the kidlings, with many menu options, and atmosphere that is appropriate for everyone.If you care to embibe, t...

Strong Headline!  The Rocky Mountain News published this article, and I needed to comment.The Colorado State legislature passed a law that went into effect January 1st, 2008, requiring Mortgage Brokers to become licensed by the State.  While most states have required the licensure of Mortgage Brokers for some time, Colorado was a bit behind the curve. Since the requirement went into effect (less than 90 days ago) there have been 73 people denied a license, or disciplined by the Colorado Division of Real Estate.  Offenses like Criminally Negligent Homicide, Lewd & Lascivious Acts in the presence of a Child, and Burglary are some of the reasons why licenses were denied. Just think only a year ago, these characters could have been giving you a "Good Faith Estimate"  Yikes!While the Real Es...
