This article is something that I am sharing with my investors so that they are aware of the time delays to occupy and can plan accordingly. The market has been good for home sellers and buyers.  I am seeing the market pickup (in Broomfield, Erie, Louisville and Denver), due to the first time home buyer credit, continued low mortgage rates and affordable housing. However, if you are an investor, you will want to read the article from the Denver Business Journal, link below. Click on: Denver's Apartment Vacancy Rate Highest in 4 Years

One of the traditions we have in our family is that we plant our garden on Mother's Day each year. We prep and plant,  water, fertilize, weed, and watch the garden become a beautiful and producing little raised bed. My kids get so excited and we all love seeing the changes happen on a daily basis. We have learned year to year what to do to prep the soil the right way, which plants work best on the hot west side of our backyard in sunny Broomfield Colorado, and what to do to keep the bunnies away! Most of all, we love enjoying the fruits of our labor like the delicious tomatoes, yummy zucchini and cucumbers. Enjoying the fruits of your labor is an agricultural metaphor. An apple tree farmer, for example, labors to plant, water, and prune his trees so that it can yield lots of delicious a...

Given that the average lifespan for Americans is 78, aging does not mean that life after retirement means racking up endless hours in a rocking chair.  People want to stay active and enjoy traveling, sports, social activities, and other pursuits as long as they can.  While they may still want the financial benefits of home ownership, they may not want the responsibilities of lawn care, the hazards of steps, or the burden of space.  As they find their health slipping a bit, they want to be in a place that can comfortably accommodate change, with transportation options.   Within the Metro area, there are over 120 Denver developments geared to the over 55 population, with prices starting in the low 100's.  Virtually any active adult who wants to be a homeowner can enjoy the climate, natur...

I practice real estate in Broomfield, CO and I'm passionate about creating higher standards in real estate. I read some posts on Active Rain about Honesty. In response, I think the issue of honesty goes much deeper than a blog post or platitudes like ‘honesty is the best policy'. I believe questionable honesty, marginal integrity, and wavering ethics are an epidemic in our industry. Years ago, I worked for The Ken Blanchard Companies (author of The One Minute Manger). Ken used to say, "perception is realty", meaning if our customers perceive us to be dishonest or unethical, then all the jumping up and down and writing blog posts about how honest we are won't change a thing. Their perception is real. Steven Levitt, author of Freakonomics reveals dishonest behavior in many walks of life f...

With over a million Realtors in the U.S just how does one select a great one that will represent your best interests? You can ask your brother-in-law, your neighbor or a friend, and you might do alright.  There are thousands of great Realtors out there that will do a great job, but how do you reduce the odds that you may get less than the very best of representation?  Chances are you are either buying or selling the most expensive asset you have or hope to have so doesn't it make sense to be selective?  There are no guarantees in this world, but here are a some guidlines we use when we select a Broker to refer our clients to. First, is the agent a full time professional?  Part time agents do their best to keep up with the latest trends, but we won't risk sending a client to an agent tha...

Broomfield Home Buyers MarketsDid you know that only a few Broomfield communities are currently experiencing a "buyer's market "? With that said, read on. The year end residential statistics for 2008 have shown that the Broadlands, Country Estates, Crofton Park and Aspen Creek were buyer's markets at the end of 2008. Absorption rates were over 7.0. What does this mean? Statistic show us that, on average, it took 7.0 or more months to sell a home in those areas. What Neighborhoods?Broadlands and Crofton Park averaged over 8 months for a home to sell, Country Estates 11 months and Aspen Creek over 11 months. This could be based on numerous variables. Listing too high to begin with, more competition and fewer buyers, financial crisis, and basic economic turn down to name a few. Sure, the...

Broomfield Homes Sales Analysis for 2008 My year end analysis of Broomfield homes is complete.   I ran residential homes that sold in the past year and current active homes for sale.  Here is how Broomfield homes for sale performed.  It is important to know two facts before pricing a home to sell; how many months are homes on the market before they are sold and how many homes have sold per month, on average.   The breakdown performed was also by price and subdivision. The Broomfield home activity based on the price point of the neighborhoods is as follows:  Homes under $250,000 did sell in less than 2.9 months.  What caught my eye are the price points under $300,000 which sold in less than 3.2 months, homes between $301,000 to $350,000 were taking 5.6 months to sell and  considered a b...

Investing in Real Estate 9 - Scrapes, Pops and New Construction This blog will discuss a type of real estate investment, scrapes, pops and new construction, in the Broomfield area in Denver.   What this investment is:  Purchasing a small home in an expensive neighborhood that may or may not need work.  The home is bulldozed and a new home or duplex is put on the lot.  Alternatively, the existing home is renovated and more square footage is added on.  A pop-top is adding a second story to an existing home to add more square footage (commonly, a master bedroom suite).   Equity needed:  Being able to document your income and your assets will be critical.  For a commercial loan, your net worth should generally be at least as much as the loan you are seeking.  The good news is that the comme...

Investing in Real Estate 8 - Condo Conversions This blog will discuss a type of real estate investment, fix and flips, in the Broomfield area in Denver.   What this investment is:  A synthesis of the fix and flip and rental operations - purchasing an apartment building in a neighborhood dominated by owner occupants, then converting the building from apartment building to condominium.  Often requires renovation of the units to meet the expectations of owner-occupant buyers in that area.  Complex and time consuming, but has wonderful tax advantages compares to fix and flips and often has superior returns to all other asset classes.  Ideally suited for the sophisticated investor with extensive experience.    Equity needed:  Being able to document your income and your assets will be critica...
