  Boulder Colorado Winter Hiking At Its Best: The Ceran Vrain Trail One of the nice things about living in Boulder is the many hiking trails nearby. There are lots to choose from that are only a few short minutes from downtown. On Sunday, my wife Hannele and I went for an afternoon hike on the Ceran Vrain Trail. A few miles up in the foothills north of Boulder near Jamestown. The Ceran Vrain Trail is named after a fur trader who established several trading posts along the creek in the late 1800’s. To get there you head north out of Boulder on Hwy 36 to Left Hand Canyon Drive and follow that to Olde Stage Road. A Quick Look at Boulder County Colorado’s BuildSmart Program Boulder County is known to many as one of the leading centers of green building innovation in the country. Building codes are very strict and designed to promote and encourage high performance sustainable construction products and practices. The code was implemented in April of 2008 and applies to any new homes built or new additions to existing homes in unincorporated Boulder County.   Boulder Homes Size Regulations What effect will the new regulations have on the City of Boulder real estate will be interesting to watch.  If the council approves the ordinance on Tuesday the regulations will go into effect as early as January 4th.  Below are outlined the new guidelines:   A floor-area ratio of .50 based on a 7,000-square-foot lot located in the RR-1, RR-1 and RL-1 zoning districts. Floor area ratio would be set at .55 for lots located in the RMX-1 zoning district. Basements in floor-area calculations based on the percentage of a exposed perimeter walls that are more than 36 inches above grade. Boulder Condo for sale market statisticsAugust 2009According to the leading third party showing service here are some numbers for the Boulder Condos for sale during the month of August.  I was researching this info for a potential client listing and thought others may find it useful as well.Here are the statistics for August for the 80301 zip code in Boulder. Average number of showings per week by price range: $180k to $200k   average 5.8 per week $200k to $220k   average 3.4 per weekFor the entire Boulder condo real estate market in August the average DOM (Days on market) was 56 for condos.  There were 15 condos sold at an average price of $231,802.  This represented 97% of list price. This past week I had the honor to be a chaperone with my daughter's 5 th grade class for Horizon K through 8 class attending Outdoor Ed. What a wonderful opportunity to experience first hand the quality education our children receive from the teachers in the Boulder Valley School District. The children spent three days learning about the outdoors, but also learning about respect, friendship, leadership, and the power of putting others first.  100 Elk is located in beautiful Buena Vista Colorado and is your utopian vision of camp from your child hood.   O.k., This blogging thing is hard.  This morning I am staring at my screen trying think of something worthwhile to write about.  Finally it hits me.  My brother and his friends visited from California this weekend and kept saying Boulder, CO is amazing compared to where they live and they would love to move here someday.  Here is a recap of their weekend and maybe some insight to why. One year ago the Boulder, CO Real Estate market was feeling fairly confident since we are a "Wealth Based Community."  What a difference a weekend made in September 2008.  From September 2008 thru April 2009 the market came to a standstill in Boulder, CO with Sales/Inventory (Market Absorption)numbers dropping by 50% and as much as 64% in February 2009.  As time has passed and confidence has begun to rise again in our market Boulder is currently only down 35% for August and showing strong signs of upward Trending.  Since September was the pivot point of our major adjustment period it will be very telling to watch the next couple of months.  My guess is we will start posting our first positive growth numbers for year over year sales to inventory numbers (absorption rates)   sales to inve...

Over the years I have seen some terrible looking property management website out there. And to be honest many have not changed much since they were created many years ago. So I thought I would help out and create a free property management website template for people to download off my site and set up themselves. I know there are other options out there like pointwide.com that offer a full service package for $79 a month, that offers hosting, email and domain registration. My template is just that - a template, it does not come with hosting or email. Basically you download it and set it up yourself. The best thing about the template is you do not need a database to run it. It displays all your listing on your site by pulling from my free PickRent.com site
