Boulder Colorado Winter Hiking At Its Best: The Ceran Vrain Trail One of the nice things about living in Boulder is the many hiking trails nearby. There are lots to choose from that are only a few short minutes from downtown. On Sunday, my wife Hannele and I went for an afternoon hike on the Ceran Vrain Trail. A few miles up in the foothills north of Boulder near Jamestown. The Ceran Vrain Trail is named after a fur trader who established several trading posts along the creek in the late 1800’s. To get there you head north out of Boulder on Hwy 36 to Left Hand Canyon Drive and follow that to Olde Stage Road. You follow the winding Olde Stage Road through Jamestown and continue about 3-4 miles until you come to the trail head. You’ll know when you’re just about there because the paved ...

Many U.S. markets that avoided the housing boom are now seeing the greatest growth in home values "They're easy to overlook, with home prices plunging from Manhattan to Los Angeles and almost everywhere in between. But look at the smaller metros where housing bubbles never took shape, and you'll find some of today's strongest markets. Boulder, Colo.; Fayetteville, N.C.; Pittsburgh; Little Rock; and other slow-but-steady metros are now among the nation's safest markets, and many of the homes in those markets continue to appreciate, if only modestly. These are metro areas "where folks didn't bake 10% to 12% increases into their financial expectations," said Stan Humphries, chief economist at real estate site Zillow.com. "That was a good expectation to have." Working with data from Zillow...

It’s no longer just a fad, the movement toward Green Homes is a Solid Market Trend. The green housing market is growing on all fronts—new construction, retrofits, single family and multi-family are all seeing strong growth in the area of green practices and products. The green housing market is following the classic growth pattern of innovative technology adoption progressing through various stages of market development. We are now at the stage where we are starting to move beyond the early adopters—a highly segmented group that is generally less price sensitive—into more mainstream market acceptance. Although green technology has been around for many years, it is just now beginning to take root. Unfortunately, even though there are tens of thousands of green homes all across the countr...

A Quick Look at Boulder County Colorado’s BuildSmart Program Boulder County is known to many as one of the leading centers of green building innovation in the country. Building codes are very strict and designed to promote and encourage high performance sustainable construction products and practices. The code was implemented in April of 2008 and applies to any new homes built or new additions to existing homes in unincorporated Boulder County. There are six mandatory elements in the Boulder County BuildSmart Program that must be incorporated in all construction plans: Deconstruction: This includes the salvage of materials from existing buildings and either the recycling, resale or reuse of materials rather than sending them to landfills. As a minimum, deconstruction must include salvag...

RE/MAX Alliance Ads Four Great Agents. Truly the greatest blessing beyond my family, is the opportunity I have to work with the best agents in the industry.  Daily I have an opportunity to learn from group of agents that truly put the needs of their clients first.  This month our RE/MAX Alliance Boulderoffice has the privilege to welcome four agents that exemplify what it means to be a Realtor and who I think will be true assets to our office for years to come.  The four agents are Duane Caraballo, Roger Walker, Donald Cicchillo, and Charlie Tucker. It is very exciting to watch the office grow both in the quality of agents, but also in market share.  October just closed and our under contract number increased by 117% from October of last year.  Truly incredible numbers.  2010 here we c...

Boulder Homes Size Regulations What effect will the new regulations have on the City of Boulder real estate will be interesting to watch.  If the council approves the ordinance on Tuesday the regulations will go into effect as early as January 4th.  Below are outlined the new guidelines:   A floor-area ratio of .50 based on a 7,000-square-foot lot located in the RR-1, RR-1 and RL-1 zoning districts. Floor area ratio would be set at .55 for lots located in the RMX-1 zoning district. Basements in floor-area calculations based on the percentage of a exposed perimeter walls that are more than 36 inches above grade. This past week I had the honor to be a chaperone with my daughter's 5 th grade class for Horizon K through 8 class attending Outdoor Ed. What a wonderful opportunity to experience first hand the quality education our children receive from the teachers in the Boulder Valley School District. The children spent three days learning about the outdoors, but also learning about respect, friendship, leadership, and the power of putting others first.  100 Elk is located in beautiful Buena Vista Colorado and is your utopian vision of camp from your child hood. The facility is comprised of a Dining Hall meeting area surrounded by cabins with wall to wall bunks perfectly situated for nights of sleep interrupted every 10 minutes by sounds only 5 th grade boys can make and laughter that makes you smi...

O.k., This blogging thing is hard.  This morning I am staring at my screen trying think of something worthwhile to write about.  Finally it hits me.  My brother and his friends visited from California this weekend and kept saying Boulder, CO is amazing compared to where they live and they would love to move here someday.  Here is a recap of their weekend and maybe some insight to why. Friday, they arrive after a quick commute from Denver International Airport on of the premier airports in Colorado and we head to the Pearl Street Mall at the RIO Grande, which is known to have some of the best Margaritas in the country, but we also had a choice of JAX Fish home of the 2008 Top Chef winner, Frasca one of the Top restaurants in the country, The Kitchen, and many others.  After one client ...

One year ago the Boulder, CO Real Estate market was feeling fairly confident since we are a "Wealth Based Community."  What a difference a weekend made in September 2008.  From September 2008 thru April 2009 the market came to a standstill in Boulder, CO with Sales/Inventory (Market Absorption)numbers dropping by 50% and as much as 64% in February 2009.  As time has passed and confidence has begun to rise again in our market Boulder is currently only down 35% for August and showing strong signs of upward Trending.  Since September was the pivot point of our major adjustment period it will be very telling to watch the next couple of months.  My guess is we will start posting our first positive growth numbers for year over year sales to inventory numbers (absorption rates)   sales to inve...

This particular success story goes as such. We received a call from a perspective client who loves our work and would like to do business together (wonderful!). Client had a modest budget, wanted to prepare for 90 days on the market, and requested a "light stage". Great news, it is now sold (well before the 90 day mark)! The feedback on the home was nothing short of "great, wonderful and well-appointed". It's always rewarding to accommodate our clients and see them reap the benefits of home staging! The icing on the cake, the NEW homeowner was fanatical about our furniture selections and purchased pieces from the project.  "We've had great feedback on the staging. The comments we received last fall on the interior of the house (when it was vacant) were usually "average" or "okay". This ...

Over the years I have seen some terrible looking property management website out there. And to be honest many have not changed much since they were created many years ago. So I thought I would help out and create a free property management website template for people to download off my site and set up themselves. I know there are other options out there like pointwide.com that offer a full service package for $79 a month, that offers hosting, email and domain registration. My template is just that - a template, it does not come with hosting or email. Basically you download it and set it up yourself. The best thing about the template is you do not need a database to run it. It displays all your listing on your site by pulling from my free PickRent.com site
