Boulder, Colorado: Tulips, Tulips, Tulips I went for a walk yesterday on Pearl Street Mall in downtown Boulder. The tulips were in full bloom. Fresh Tulips are planted each year in gardens that run on both sides of the walkway for the full length of the mall. The sides of the walkway are alternately planted to give a continuous array of fresh beautiful tulips. The north side was fully bloomed while the South side was yet to show flowers.  It is truly a sight to behold. Yesterday was a wonderful sunny spring day and the tulips looked especially gorgeous in the bright sunshine. Boulder Sunday Morning Mountain Views It rained here in Boulder and in the Denver Metro area yesterday. It was the first real spring rain we’ve had which means the snow is probably gone for the season, at least in the foothills and below. But it’s a different story up in the high country. On my way back from church this morning I noticed a fresh blanket of snow up in the mountains. I stopped by the side of the road and took these pictures. I love the snow capped mountains. They were an especially wonderful sight to behold today after the morning service. At the risk of sounding too enthusiastic about the market, I have no other choice than to acknowledge the data and declare that our Spring real estate market is surging. On a broad market front, the sales volume for single family homes and condos in Northern Colorado in March 2010 compared to March 2009 was up a surprisingly strong 28%. The sales data in Boulder County was even stronger, posting a year over year increase of a whopping 40.1% in March. Last month, I predicted that the Front Range housing market will not experience a "double dip" in 2010 with drops in sales volume and home prices after months of inceases since last Fall.  With one more month of data behind us, I feel even more confident in my "no double dip" prediction. Boulder Colorado Rocky Mountain High The photo below was taken behind Red Rocks in west Boulder on Sunday. The view is looking north across Sunshine Canyon. I am not sure why they call it that except that maybe the canyon is so wide that it gets lots of sunshine…well, sounds like a good reason anyway. The outcrop of rocks and boulders is much larger than it looks. The distance is probably about a mile and a half or two miles from where the photograph was taken. It’s views like these that make me think of John Denver. Boulder Colorado Boulders The photos below were taken in an area on the west side of Boulder called Red Rocks. I went for a hike there this past Sunday afternoon. It was a gorgeous spring day—warm and sunny with a soft breeze. The view of the rocks which are really giant boulders is looking east. Boulder is just behind the boulders. The third photo shows the Colorado University in the distance below and off to the right. Boulder Colorado Flagstaff Summit Sunday afternoon I went for a hike around Realization Point up at Flagstaff Summit in the foothills above Boulder. The sun was warm but there were strong gusts of cool wind mixed with intermittent calm which created an interesting hot & cold effect. There were not too many buds on the trees but you could hear birds were singing in between the wind gusts. The photos below were looking west up into the mountains. Boulder Colorado Panorama Point On Easter Sunday I went for a short drive and a hike in the foothills above Boulder. I drove up baseline road above ‘The Hill” behind the university. My first stop was Panorama Point. This is a popular stopping spot for locals and visitors alike. I always enjoy stopping there for a few minutes even though I’ve been there a million times. The second photo is looking down and to the left over downtown Boulder. The third photo is looking over toward the Colorado University. All the building with the red clay roofs are on campus. Flowers at the Boulder Farmers' Market The Boulder Farmers' Market starts Saturday - hooray!  The Boulder Farmers' Market is one of my favorite things about living here.  Tons of great food and tons of great people watching (it's hard to say which is better!). Summer day at the Boulder Farmers' Market Depending on what's in season, you'll see everything from strawberries to greens to meats of all types.  In the autumn, there's a tendency for there to be more gourds and squashes, with a bunch of flowers thrown in as the edible crops dwindle. Boulder Colorado Spring Update: From 18 inches of Snow to 78 Degrees in One Week I took the photographs below yesterday. You can see the town of Boulder around the center of the image. The snow from the massive storm we had last week is still in the high country but mostly gone in and around Boulder. It’s hard to believe that just one week ago tomorrow we had a massive storm that left nearly 12-18 inches of snow in Boulder and throughout Denver Metro. Boulder Colorado Spring Blizzard We had a massive dump of snow in the Boulder and Denver Metro area Tuesday night. It was hard to believe that the temperature was 51 degrees earlier in the day. I was scheduled to teach a Denver Real Estate Market Trends class at the Jefferson County Association of Realtors (JCAR) from 6-8pm. The snow had just started when I left around four to drive down to JCAR. It was a slow drive down but I arrived in plenty of time to get set up. By the time the class was ready to start, the snow fall had turned into a blizzard. Only one person showed up so the class was cancelled and I began the drive back around 6:30. It took me an hour and a half to get home but I was happy to have made it without any problems. By the time I arrived home there was already 6 inche...

Boulder Colorado Spring Weather…Don’t Blink Your Eyes  Spring has come for at least a day or two here in Boulder Colorado. On Friday we had a snow storm that left about 6-8 inches of snow. Saturday was cold with temperatures in the 30’s. Sunday the temperature got up to the mid 50’s and today it was nearly 70 degrees. The photo below was taken this morning at the vista point off of highway 36 just before getting into Boulder. The view overlooks south Boulder and the downtown area. Long’s peak is over to the right. Don’t blink your eyes. Boulder Colorado Spring Snow Storm We had a good old Colorado snow storm here yesterday. There was supposed to be 5-10 inches in Denver and up to 12 inches in Boulder by the time it was over but it looks more like 6-8 inches. Interesting considering it was in the mid 50’s two days ago. Tomorrow the temperature is supposed to jump back up to 55 degrees or more. There is a saying here that if you don’t like the weather just wait a few minutes and it’ll change. In this case, we’ll need to wait a couple of days. There is nothing too unusual about this although the contrast of the temperature a couple of days before and a couple of days after is very interesting. The First two photos were taken yesterday. Boulder Colorado Tree Growing Out of Rocks Last week I went for a hike in the Red Rocks area on the west side of Boulder. It was a beautiful day. The air was warm and crisp and the sky was deep blue. The rocks are made of sandstone and stand tall on the side of a hill overlooking downtown Boulder. At the top of the rocks is a small tree growing sideways out of the rocks. It was really an amazing site. I can’t help but wonder how in the world does that tree gets water or soil. The photos doesn't show it very well but the rocks are very high up in the air. That tree has overcome a very difficult situation and seems to be surviving quite well. Boulder Colorado’s Garden of the Gods, The View Looking Down This morning I posted some photos I took yesterday afternoon. My wife and I hiked the Red Rocks trail on the West side of Boulder and hung out in the sun for a few hours. The weather was fabulous and the sky was deep blue. You could almost feel spring knocking on the door. This morning’s photos were mostly of the rock formations. Below are a couple of shots looking down on downtown Boulder and also Colorado University. You can see the stadium in the distance on the left side of the second photo. Red Rocks: Boulder Colorado’s Garden of the Gods On the west side of Boulder at the end of Pearl Street is the trail head to Red Rocks, Boulder’s Garden of the Gods. A short hike up a steep hill leads to a huge out-crop of red rocks comprised of sandstone. The views are incredible looking out over the city of Boulder and the plains below. It’s not a pretty name - “Gunbarrel” - but it’s a popular place to live in the Boulder area. A Colorado Classic Sunrise Full of Color and Contrast I took this photo a few days ago looking Southwest off my back deck at sunrise. The colors were incredible. They look interesting in the photograph but nothing like the real thing. It was truly amazing. The clouds were all lit up bright red and pink and the sky had an unusual deep blue color.
