Fed: Low Rates Likely Through 2010 - In at least two recent presentations, Federal Reserve policymakers hinted that interest rates are likely to remain low into 2011.  These indications came one week after the Fed shut down its program to buy mortgage-backed securities, which had kept rates at or near record lows in recent months.  Michael Fratantoni, vice president of research and economics for the Mortgage Bankers Association, predicts that the Fed will have created a situation where there are days or weeks of low-rate opportunities, and other days and weeks when rates rise significantly.http://www.realtor.org/RMODaily.nsf/pages/News2010040901   What is your Aurora CO home value?   April 5, 2010 The Housing Market Update The Mortgage Network   Vacation Home Sales ReboundWhen the housing market started to head in the wrong direction, vacation homes led the way.  Since they were not the borrower's primary residence, these properties were dumped on to the market first.  So, it is great news that we can now see a reversal in that trend. The National Association of Realtors reported that vacation home sales jumped 7.9 percent from 2008 to 2009 in their 2010 Investment and Vacation Home Buyers Survey. The big news is that 90% of the vacation home purchasers were buying the property as a true vacation home and not for investment purchases.  Previously, wild speculative buying of vacation properties for the purpose of selling it again in the future was a large reason fo...

CSU-mortgage lenders’ housing survey sees a ‘stable’ year - Colorado’s housing market is expected to stay “relatively stable” in 2010, according to results of a Colorado State University survey released Friday.  Sixty-seven percent of respondents to the CSU survey about how the housing market will fare this year said they believe it will improve or stay the same as 2009.  “This is promising, but lenders remain concerned about how federal regulations, local job growth and regional economic development might affect housing,” Steve Laposa, Everitt center director, said in a statement.http://www.bizjournals.com/denver/stories/2010/03/22/daily68.html?s=industry&i=resi_real_estate   What is your Colorado home value?  Aurora CO Animal Shelter - Featured Pet of the Week for March 22nd Ella (ID# A131209) is a 4-year old, spayed female, Alaskan Husky.  Ella’s most interesting feature is her eyes: one is blue and the other brown.  This doesn’t affect her vision, but makes her easily identifiable.  It’s obvious Ella’s previous owners spent a lot of time with her because she’s well socialized and gets along with children and other dogs.  She quickly responds to commands for sit, stay, lay and heel.  She appears to be house trained as well. This outstanding dog is available in kennel K38 at the Aurora Animal Shelter (15750 E. 32nd Avenue).  Call 303-326-8280 for adoption information. CO Mortgage If your Colorado mortgage is set to adjust this year, the smart move may be to let it. Today's conforming mortgages are adjusting lower than ever before -- as low as 3 percent.  It may not be what you expected when you signed for your ARM several years ago. The reason why ARMs are adjusting lower is because of how they're made. When conforming adjustable-rate CO mortgages adjust, they adjust according to a pre-determined formula. The formula is the sum of a constant and a variable.  The constant is usually 2.25 percent and the variable is a daily-changing interest rate called LIBOR. The formula looks like this: New Mortgage Rate = LIBOR + 2.250 percent LIBOR is an acronym for London Interbank Offered Rate.  It's an interest rate at which banks borrow money from each other. I...

Co Mortgage In November, Congress extended and expanded the Colorado First-Time Home Buyer Tax Credit program to include a subset of "move-up" buyers -- homeowners that have owned and lived in their home for 5 of the last 8 years. The credit ranges up to $8,000 per buyer. There's now just 7 weeks left to take advantage. To be eligible, Colorado home buyers must be under contract for a new home no later than April 30, 2010, and must be closed no later than June 30, 2010. In addition to meeting the deadline dates, there's a basic set of requirements to be tax credit-eligible: You can't purchase the home from a parent, spouse, or child You can't purchase the home from an entity in which the seller is a majority owner You can't acquire the home by gift or inheritance Each buyer in the purch...

FYI re Pricing IncreasesSpecial Report 03/24/2010Pricing Deterioration - Why?As of 3:30EST, FNMA MBS 4.5 percent coupons have lost -69BPS.  Of course, the natural question is why?The decline is due to three primary reasons:1.) Health Care.  The long-bond buyers are very, very concerned about this.  Please read the following with the understanding that we are not making a statement if people should have health care run/provided by the government.  The foreign investors that purchase our long term debt in the form of Treasuries and MBS, we are looking at this from a purely inflationary viewpoint. No matter how you slice it, this is the biggest deficit machine that has been created in the last 60 years.  Yes, the CBO says that this new health care plan will reduce the deficit but that is no...

Sponsors, Players Needed for Golf Tourney Supporting Middle School Athletes Aurora CO During his 30 years as a middle school coach and physical education teacher in the Cherry Creek School District, Doug Mable has seen the positive impact sports have on young people. "I've seen how it helps them and the schools," said Mable. "Sports give them an opportunity to be involved instead of being out on the street from 2:30 p.m. on." Research conducted by the U.S. Department of Education shows that students who participate in school athletics have fewer unexcused absences and discipline referrals, have a higher grade point average, and are more likely to succeed in college than non-participants. In addition, student-athletes have fun while they improve their athletic abilities and fitness leve...
