It is nice to be top of the list on most things, but not the #1 state for car thefts.  Colorado is #1 in the Country, sadly. Denver Police have launched a program for DenverTrack in hopes to recover stolen vehicles faster.   This program would allow vehicle owners to preauthorize PDP access to GPS sytem location data only in the event a registered vehicle is stolen.   DPD would access  OnStar or Bluelink in most vehicles built since 2015.   If a car is older, tracking can also be done with aftermarket GPS and Bluetooth systems. Currently this program is available to anyone living or working in the City of Denver.   You go onto www.Denvergove.org/denvertrack and fill out a form.   Denver police will mail you stickers for your vehicle aimed at deterring would-be thieves.   OR, you could g...

Greenfield is located in Centennial, with some of this neighborhood in the City of Aurora.    It is located off Arapahoe Road & Picadilly in the South part of the Metro Denver area.   It is located in Cherry Creek School District, which is just one reason this neighborhood is popular! I like to stay on top of the statistics for the community, and nice to review the numbers every month, or at least every quarter.   Most months there are just one or two sales.   For  November, there was only one sale and in December, there was none.   For this size of the neighborhood, we don't usually see many homes go up for sale in Greenfield or Greenfield Estates.    Here's what happened in Greenfield & Greenfield Estates in February 2023 -Total Sales - 1 home sold for $619,000Days on Market - 4 daysL...

Fifty years ago there was a plan to cut 9 miles off a route over the Continental Divide and bore through the Rocky Mountains.   The first bore was completed in five years on March 8, 1973.   It originally was called the Straight Creek Tunnel.   The second bore began on August 18, 1975 and was completed four years later on December 21, 1979.   The Eastbound bore was named after Edwin C. Looking for a home for a buyer this week, had to laugh when my client called and asked why a home listed in March (list date this past week) had leaves on the trees and beautiful green grass.    Then when you look at the interior photos, you could see out the windows and there was a lot of snow, and barren trees. This screams to me, either the house was listed last year and did not sell, or the Sellers had some beautiful photos taken of their yard, as it was beautiful!   So, had to look it up and see what the history was.     The house was on the market for 6 months last year, and a discount company ended up buying it.    My client asked why it had been on the market so long, so did some research, and of course, it was overpriced when listed last year.    Even though the home backed to ...

I inspected another new build yesterday, by the same builder that I had found several serious defects on a few homes last month. This time the home was in great condition and had one of the cleanest reports in a long time for a new build by any builder recently. I still won't name names but it was great to see some good work done for my client's home.  The Town of Larkspur is located 40 miles south of Denver and West of I-25.   The town was incorporated in 1979 and today is known for the Renaissance Festival held every year in Larkspur and the Yogi Bear's Jellystone Campground.   Most homes in Larkspur are on lots of one acre or more and surrounded by trees.   You will see lots of wildlife - deer, mountain lions, bears (brown & black), foxes, coyotes, and lots of birds.  Going to the grocery store will require a trip to Castle Rock, and depending on where in the town you live, it could be 15 minutes.   There isn't much in the "town", but a gas station, post office, three restaurants, and of course two golf courses with restaurants.   Bear Dance Golf Course is closer to I-25, and Perry Park Golf Course is on the West side of town. The...
