Congratulations to my Sellers on a quick cash transaction, and was nice of the buyers to give them a month to finish packing and move!    This wonderful couple first called in late 2004, sold a home, and they bought this home so many years ago.    I will miss them but wish them much happiness in Oklahoma.   Not often when your clients say --- sorry, but don't want you at the closing!   Last Friday I was diagnosed with COVID, and didn't blame them.    Her mom is over 80 and they didn't want to bring home anything.   But, first time in 26 years I didn't attend a closing! This property went into MLS on Friday (only to get the word out), but interior photos were up until late Friday afternoon.  After a flurry of showings on Saturday, got calls with interested buyers.    One was VERY excited...

 The Town of Larkspur is located 40 miles south of Denver and West of I-25.   The town was incorporated in 1979 and today is known for the Renaissance Festival held every year in Larkspur and the Yogi Bear's Jellystone Campground.   Most homes in Larkspur are on lots of one acre or more and surrounded by trees.   You will see lots of wildlife - deer, mountain lions, bears (brown & black), foxes, coyotes and lots of birds.  Going to the grocery store will require a trip to Castle Rock, and depending on where in the town you live, it could be 15 minutes.   There isn't much in the "town", but a gas station, post office, three restaurants, and of course two golf courses with restaurants.   Bear Dance Golf Course is closer to I-25, and Perry Park Golf Course is on the West side of town. The ...

 We see the HOA takes care of grounds maintenance.   Does that mean they will have the snow shoveled in the winter?  When an HOA says they will take care of grounds maintenance, this means they maintain the entry or common areas within the community.     If you are buying a single-family detached home, snow shoveling is not included in the HOA fee.    Homeowners are responsible for the removal of snow from all sidewalks (if it is a corner lot - all sidewalks) and must be shoveled within 24 hours from the time the snowfall stops.    A homeowner needs to have all sidewalks and a path on the driveway to the front door removed.    If you are a repeat offender, the City of Denver (and other cities in the metro area) will fine you. On the other hand, if you purchase a "cluster/patio home or c...

The first stat I look at every morning as I sip on my first cup of coffee is the first page of the backend of my MLS. I have this chart set to the last 7 days in the Denver Foothills (Evergreen, Conifer, Morrison, Bailey and Golden CO). I understand the title of this post is "Evergreen CO real estate market...." but Sometimes the sampling from sales in just Evergreen are too small and don't give us the full story. Yesterday I was showing in Castle Pines, and thought I would drive down Daniel's Gate Road, and it was virtually empty at least for a while.    It was a beautiful clear day with the mountains so clear!Then I came upon a whole flock(?) of wild turkeys.   We don't see them often here, but have in the Pinery in Parker and now in Castle Pines.    These birds were so beautiful, with their colors so vibrant.   I wish I would have done a close-up shot, but there were cars behind me, waiting for them to cross the road!Thinking they are not aware Thanksgiving is just around the corner!   🤪
