  Many times homeowners want their home on the market RIGHT NOW.    Maybe they need to get to their new home quickly, or have other personal reasons to get their home sold quickly. Putting a home on the market prior to it being truly ready for showings, is a huge mistake.     Those repairs or de-cluttering efforts and of course deep cleaning should be complete prior to being available for showings.  Buyers will see what still needs to be done, and make offers below list price, or worse - not make an offer if it needs work. It is good to get these items done prior to having a home active on the market -   ~ Deep clean more than you ever have before, every nook & cranny in the home, it does make a difference.   Don't forget the intake vents up high and the baseboards!  ~ De-clutter every ...

 It is a known fact, anyone can walk into a New Home sales office, and buy a home.    You don't have to bring along a REALTOR to assist you - you can go it alone!   BUT, why would you, when representation is paid for by the Builder?   Let me explain a few reasons a Buyer SHOULD have representation to bring up some ideas -  1.  The Sales Representative is very helpful, but when it comes down to it - they work for the Builder, NOT the Buyer. 2.  When something is or seems wrong, you are the only one to make any noise to HOPE the builder fixes your issues.   When you have representation, you have a REALTOR® community behind you.   It doesn't take long for bad news about a builder to spread in our circles! 3.  Many times a Builder will offer incentives, but sometimes these options are not o...

The stats are out for the month of December, and the numbers reflect a slight increase in sales from November to December.   The inventory decreased from last month which is very typical this time of year. This data is courtesy of Joan Cox - House to Home, Inc. I track data daily for the Denver metro area, and the amount of price reductions have been hovering around 1200 each week (this number is twice the amount of new listings coming on) and homes returning to market have been around 150-200 per week.   The inventory this time of year is seasonally low, and is around 7300 during the week, and have seen it as high as 8855.    (includes land up to high-end homes) See what homes are currently available - Active Homes for sale in Denver Buyers - If you have thought about buying a home thi...

Relocation buyers are fun.    Lots of education, lots of new forms, new rules, etc. to share.    When they came out we had a massive snowstorm and trucked through 25+" of snow for 5 days.   We hadn't had a flake before this storm, with barely anything to talk about since either.   So strange.On the 3rd day we found this home in Golden up Golden Gate Canyon, and took them a few days (and many questions later) but they wrote on it, and seller signed their offer as written.   The sellers had requested a 60-day rentback, and no problem with the buyers, they don't have plans to move in right away.   WIN-WIN for both parties.This home has 3 bedrooms, 4 baths, 5,078 finished square feet, a barn with stables, workshop, loafing shed, pastures, and 35 acres.    Sold Price - $2,900,000A FUNNY/STRA...

Metro Bond Taxes in The Meadows of Castle Rock CO is approximately 1/3 of the total property tax amount to all property owners in that sub division. Since the 1980’s residents have been paying the maximum tax rate allowed to be collected by law by the government to pay off for this project. Taxpayers have paid $400m between 1989 & 2024 for a $57m project. In Colorado, texting while driving is prohibited, and you will receive a ticket if caught.   Effective January 1st - if you are found HOLDING your phone in your hand, you will get a $75.00 fine and two points on your license.   Whether you are making a call, looking for a song, or texting.   Even if you are stopped at a red light.There are still many accidents due to cell phone activity, and the State is hoping the accidents will decrease.

The newest "dog" has been added to the force, and it could be a game changer.  The newest member was a robotic "dog" named Spot will be used to identify and remove potentially hazardous materials. The robo-dog is assigned to the Denver Police Bomb Squad and will be used on an as-needed basis with SWAT responses in the Denver metro area.This robot walks on four legs, gets back up on its own when it falls over and can open doors and lift objects. It is remote-controlled and has cameras and lights to help move in dark spaces.  Colorado has already had a taste of winter weather this month, but some things still need to be done annually.  Homeowners should have already unhooked their hoses, as we have had a few nights below freezing.   Anytime we see overnight temperatures below freezing, this could damage the spigots. Here are a few items you should winterize  --  Fertilize lawn for its last feeding Check for drafts - use a candle around doors and windows Blow out sprinklers (may be too late) Check fire extinguisher Check all windows for broken seals and be sure they shut & lock Give the deck one last coat of sealer Inspect your roof for shingle damage, or call a roofer Clean rain gutters and downspouts Check around the foundation for any pipes/ducts coming from the house to see if there is additional caulkin...

In Denver, it has been a very mild Fall, and we have enjoyed several 70 and 80 degree days!   We have been 10-15 degrees above normal temps lately.This week we COULD see a flake or two in the City, and the mountains will see some much needed snow.   Wolf Creek has opened for skiing for the season, with only a 13" base.   The average day for the first day of measurable snowfall is October 18th.  We missed that date this year!For as many years as I can remember, it is usually cold for Halloween, and the kids have needed to wear some warmer clothes under their costumes.    This year it will be a 58 degree day, so not too bad. I like the mellow weather, and the snow can take it's sweet time coming to Denver!
