In March, Santa Cruz County's real estate market really picked up.  I am seeing more homes sell with multiple offers so far this year than last year.  Single-family homes reached a median sale price of $1,215,000.  Homes are selling quickly at a median of 15 days on the market.  Many homes are selling with more than one offers and for over the asking price. Key Market Indicators: Single-family homes in Santa Cruz County sold for an average of 101% of the listing price, signaling robust demand. The median sale price for single-family homes was $1,215,000. It kept rising, as seen in recent months. Properties are selling quickly. The median days on market (DOM) is 15 days. SANTA CRUZ REAL ESTATE - 2023 RECAP & PREDICITIONS FOR 2024 If someone had told me 2 years ago that interest rates would hit 8% in 2023, I would have predicted that home values in Santa Cruz would drop but by much more that they actually did - which in 2023 was 5.1%.  This is the first time that we have had a decrease in home values since 2011 but it could have been worse. What’s causing that is high buyer demand and also very very low supply of homes.We are at one of the lowest I’ve ever seen, at 135 homes currently active on the market in the entire Santa Cruz County. What this is causing is home prices to rise dramatically.In January, 2021 our average home price reached $1,244,000 in Santa Cruz.A year ago, in January, 2020 our average price was 965,000. San Lorenzo Valley, Santa Cruz, and Scotts ValleyReal estate market -  January 2020: 4th Quarter 2019 review SUMMARY:Santa Cruz County average single family home prices eased about 3% during the 4th quarter, versus the 3rd quarter, but, prices were just 1% lower than this time a year ago.   The number of homes sold was about equal to the number sold during the same time period last year.  To quote my year end 2018 blog, “After consecutive years of double digit price appreciation, I consider this softening healthy for the overall housing market, although … disconcerting to home sellers.   Real estate is cyclical; the last trough in prices was …in 2009.   No one wants a repeat of the “great recession;’ a soft landing is preferable.”   On average across Santa Cruz County, it takes about 8 ...
