SOCIAL MEDIA IS THE NEW WAY...or SOCIAL MEDIA TAKES HUMAN CONNECTION AWAY?? THAT IS THE REAL QUESTION!   PLEASE HELP ME ANSWER IT.   All I keep hearing now is "Social Media this....", "Social Media that...". "Tecnology this...", "Technology that..." Okay, great, but....where did the open houses go??? Where did the personal phone calls go, the personal meetings...you get the picture.     Look, Im all for what the internet has to offer. It enables us to "get the word out" in the blink of an eye, make more connections than we would normally ever be able to make (and at lightning speed), and yes, perhaps even pick up a new client here and there. Technology...wow, has that come a LONG WAY!! Who really even needs an office or even a PC anymore when we have smart phones??? Again, dont misunde...

The loan approval process has become increasingly difficult in today’s    financial real estate market. Banks continue to lose millions of dollars through  shorts sales and foreclosures which significantly affects the way they quantify  a new buyer. Therefore, the loan process can be a complex and sometimes  frustrating process. First, find a direct lender you trust and stay with them. If you are in escrow,  you can’t change lenders without jeopardizing the transaction. Buyer  contingencies are supposed to be removed in 17 days which means that you  should have your full loan approval by then. If you switch lenders, you won’t be able to make that deadline, and the seller/bank will cancel the contract on you.Second, ask all your financial questions up front. You should ask about interes...

This is a brave story of a young lady in Yorba Linda and I am calling all Caring People because Brielle is a  woman of faith that needs our strength in the form of this prayer request. I hope to show her this posting, at the end of the week, with dozens of get well comments, dozens of re-posts, and many good wishes that will make her day! Brielle Murray is 12 1/2 years old.  She is the big sister to two younger siblings.  In January of 2008, she was diagnozed with Rhabdomyosarcoma, a cancer that attacks soft tissue.  The baseball-sized tumor in her right ear canal was so large that it was deemed inoperable.  Brielle went through eleven months of Chemotherapy and Proton Beam radiation so you know she is one tough cookie!  On November 17th, 2008, the cancer was not evident on her MRI and ...

Here's a reason to move up in Yorba Linda, you can get the $8,000 tax credit for this Executive Home!  It's actually better than the tax credit because it is a closing cost credit!  You will get the $8,000 when you close escrow, not when you file your taxes next year. Have a home to sell?  We can put you under contract on this home and sell both homes at the same time.  The credit you get on this home sale could make you feel like you sold your home for free! Isn't it time to move out of that attached home and into a block party neighborhood in Yorba Linda?  I did something exactly like that myself and I wouldn't change a thing!  Call me if you are interested in getting out of your condo and into an Executive Home in Yorba Linda! Find homes like this at http://www.YorbaLindaMLS.com/ Cal...

You want to buy a foreclosure? Remember, there are both great opportunities   and great pressures and pitfalls in this market. First, you have to decide at what stage of foreclosure you want to buy. There    are three options: 1. pre-foreclosure; 2. sheriff’s auction; 3. repossession,    called REO (for real estate owned by the bank). The safest and best way to buy  is when it’s a bank-owned property. At www.yorbalindaliving.com you have  access to all of the Pre  Foreclosure, Bank owned and Auction properties in  your search area. Short Sale or Pre-foreclosure: These homes are in the foreclosure process, but they have yet to be sent to auction. Owners are typically trying to unload them because they are “underwater,” owing more on the homes than they are worth. As a result, potential ...

Really Bank of America?  Really?!!  I sure wish the local media would pick up on this story of a marathon short sale in Yorba Linda, CA! (No, not the listing right below this article...that one is brand new and not a Short Sale!) I listed this Short Sale on 4-4-09.  No, that is not a typo.  April 4th, 2009.  I've NEVER had a listing for a year, let alone for 13 months. I've currently got two $750,000 offers on it and a $710,00 offer on it.  Today, Bank of America countered me at $830,000.   This counter was based on an appraisal last month and a Broker's Price Opinion where the agent said she inspected the interior, but the residents said she did not.  Her inaccurate BPO of $815,000 set us back on the sale badly because Bank of America countered us with $815,000 in October 2009 and we l...

Vista Del Verde & Kerrigan Ranch Homeowner's in Yorba Linda CA are Facing Foreclosure Alone Several days ago I had the pleasure of reading a fellow Realtors blog post about the homeowner's in her local market that were suffering foreclosure proceedings in silence. The post was explaining how the luxury homeowners in her market were defaulting on their mortgages at a very high rate, but only a small percentage were reaching out to professionals for help with their dilemma. That article prompted me to do some research on my own local communities of Vista Del Verde and Kerrigan Ranch in Yorba Linda, CA.  Both of these planned communities consist of high-end homes and condominiums from the $500,000's to the $2.5M range.  The dilemma with Vista Del Verde and Kerrigan Ranch homeowners is the ...

If you're considering a Short Sale in Yorba Linda... Don't be misled. You have probably seen many real estate agents claiming to offer FREE Short Sale help.  For the unsuspecting homeowner considering a short sale for practical reasons, or even facing foreclosure, it may sound great... but use CAUTION.  What good is the FREE help if the agent you've contracted isn't really a short sale expert?  You might just end up losing your home to foreclosure due to the inexperience of an agent trying to pull a fast one by marketing their services as FREE or telling you they know what they're doing. The fact is that competent short sale agents DON'T ever charge the homeowner for their short sale negotiation help.  True Short Sale Experts negotiate their fee to be paid by the bank... not you!  Don'...
