YORBA LINDA REAL ESTATE LISTINGS AT HIGHEST LEVEL IN 17 MONTHS Although real estate listings reached their highest level since March of last year, the total number of homes for sale in Yorba Linda, California remained quite low in July 2013, especially for a summer month. The month over month increase was 14.4% and there was a nearly 16% increase in the year over year figures. The bulk of this growth was experienced in the standard listing category, while distressed sales continued to dwindle. As of the end of May, there were less than one dozen properties available in the entry level price range of $500,000 and below. However, when compared to one year earlier, the number of homes for sale in Yorba Linda, California had fallen by more than 33%. The extremely low inventory is astonishing, especially at this time of year, when we typically see sellers entering the market en mass. Yorba Linda homes search as of March 5, 2013: 84 ACTIVE listings and 152 homes in ESCROW ... that is jaw-dropping.  That is a 64% ratio of homes in ESCROW to TOTAL homes on the market.  I tracked these numbers back in 2005/2006.  Guess what the ratio was back then for Yorba Linda?    20%  The ratio today is TRIPLE what it was back in a slow market in 2006. Are homes selling right now?  You better believe it.  Homes are selling fast and often, for more than asking price.  The casual newspaper or online news reader is usually a little behind the times, but when I talk to people at grocery stores, Starbucks, car washes, they all know that the market is good for selling. Yorba Linda's 5 Newest Homes on the Market Below are the 5 newest Yorba Linda homes on the Orange County real estate market. There are currently 91 homes/condos for sale in Yorba Linda and 35 of them are million dollar luxury homes. The lowest priced homes in the city are between $285,000 and $400,000 and there are only 6! All other homes are between the $400,000-1,000,000 range. Of the 5 newest homes for sale in Yorba Linda they're all 3 bedrooms+, homes that are great for families. If you're looking for something smaller than I would recommend the condos/townhomes. Most of the condos/town homes are 2-3 bedrooms and there are a total of 12 on the market.

The last months of the year are typically slower but this year (possibly because it's an election year) we've seen a lot of great action in the Orange County real estate market. 3464 Golden Poppy Way in Yorba Linda was one of the many closings we had last month. The 5 bed/3 bath home in the beautiful Vista Del Verde Golf Community was a short sale. The home was listed by Diana Rochelle of Century 21 Discovery. Our own Helen Swanson at Re/Max NOC represented the buyer! The property is over 3,300 sqft and was built in 2002. The official closing was on 11/30/12 and closed at $700,000.
