Happy 90th Birthday Virginia Currie!!I have known Virginia since I relocated from Boston, MA to Los Angeles, CA. one day I took a floor call had a good chat and the rest  is history.  We started out as  a referral relationship and it blossomed into a friendship. She is the youngest 90 year old I have ever met...still drives from point A to point B. When she was in her seventies you would have guessed she was in her fifties.Always fun to bounce things off her, great wisdom and sharp business acumen. Well to make a long story short one of her daughters wanted to have surprise birthday party for her in Malibu at Malibu Seafood. She clearly did not expect it since they celebrated her Birthday yesterday... The perfect surprise party the following day:)))  Happy Birthday Virginia and to many m...

Buying First Class I’ve flown with some great real estate agents in my 15-year career, but certainly one who deserves a primo seat at the front of the plane has got to be Westlake Village, CA, agent Teri Pacitto of RE/MAX Olson and Associates.   Teri and I have completed a good number of transactions since our inauspicious start inearly 2013, but whether she’s represented a buyer or seller, I’ve observed a few things that make Teri stand at cruising altitude above most of her peers.  I would even say these attributes go so far as to slip the surly bonds of real estate and speak to every profession where service excellence matters.  This is precisely what has compelled me to take off on my journey here. But first, please fasten your seatbelts and make sure your tray tables are in the upr...

Keller Williams Red Day - Unlike Anything Else in Community ServiceYou hear about certain brokerage houses doing community work, e-waste pickups, etc.  But there is nothing even close to what Keller Williams does every year on the same day for all Keller Williams offices worldwide.  I am so proud of the agents and members in our office in Westlake Village CA for coming together and hand making blankets for children who are getting care pacakges, cleaning up the mountain hiking trails, helping Many Mansions building low income housing and teaching the public CPR.  All in our community.I unfortunately did not make it as we had other volunteering obligations the same day.Below is a snippit of that day as produced by the office.  ENJOY!  Keller Williams Red Day - Unlike Anything Else in Com...

THIS WEEK:  May 11, 2015 the median list price for a single family home in WESTLAKE VILLAGE, CA  is $1,852,000.00    Demand measured by the Market Action Index is increasing and days-on-market is trending downward. Even as more properties come available, these are positive trends for the market.  SUPPLY AND DEMAND:Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller's market so watch for upward pricing pressure in the near future if the trend continues.  PRICE:The market seems to have paused around this plateau. The Market Action Index is a good leading indicator for the durability of this trend.  Click here to download FULL report I hope you find it useful. This is so hard to admit... Bear with me... Ok... I know Millennials. Yes, I DO!!I am a "Baby Boomer" ~ born between 1946 - 1965 ~ (1957) and I am the grandmother (GASP!) of a Gen-Y-er, better known as one of the "Millennials"... born in 1992..So, I'm quizzing my ultra-cool G-kid#1, whom by the way just returned from an Über-epic 3-month tour of Sweden, about what his generation is looking for, if (when! ha ha, not him ~ he's on the "younger-side" of the Millennials born in 1992, from the category whose birth dates range from 1977 - 1994) but he volunteered his side of the story, and then I went on an internet hunting-mission for the rest:What's the situation?1. Lots of student debt ~ therefore debt-to-income ratio is not looking pretty... (Poor babies, I totally feel their pain. For so...

THIS WEEK:  April 20, 2015 the median list price for single family home in WESTLAKE VILLAGE, CA  is $1,850,000.00  Inventory is up and Market Action is trending down recently. While days-on-market appears to be trending lower, the overall conditions are weakening a bit.  SUPPLY AND DEMAND:Home sales have been exceeding new inventory for several weeks. However prices have not yet stopped falling. Since the market is already in the Seller's zone, expect prices to level off very soon. Should the sales trend continue expect that prices could climb from there.  Click here to download FULL report I hope you find it useful. THIS WEEK:April 13, 2015 the median list price for a single family home in WESTLAKE VILLAGE, CA is $1,877,000.00 The Market Action Index has been trending down recently, but as days-on-market decreases also, there are not strong signals for the direction of the market.  SUPPLY AND DEMAND:Market conditions have recently resumed tightening. As the rate of home sales increases relative to the number of homes on the market, the Market Action Index increases. Even though the MAI is technically in the Seller's zone, prices have not yet started climbing along with the changes in Market Action, but expect them to do so if the trend continues. Click here to download FULL report I hope you find it useful. THIS WEEK: March 30, 2015 the median list price for a single family home in WESTLAKE VILLAGE, CA is $1,899,500.00   Inventory is tightening and days-on-market is falling. But demand as measured by the Market Action Index is also trending down. The market is not giving strong up or down signals from these data.    SUPPLY AND DEMAND: In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller's Market zone so watch changes in the MAI. If the market heats up, prices are likely to resume an upward climb.    Click here to download FULL report   I hope you find it useful.
