The median list price for a single family home in WESTLAKE VILLAGE, CA for the week of September 9th, 2013 is $1,500,000.00  Inventory has been decreasing lately but the Market Action Index is falling also.  With days-on-market climbing, these are relatively negative implications for the market. SUPPLY AND DEMAND: The market has been consistently cool for several weeks.  Demand levels are low relative to the available inventory.  It's a Buyer's Market and prices continue to fall.  Look for a persistent shift in Market Action before prices plateau or begin to rise again. Westlake Village CA Home Pricing Trends The housing market in Westlake Village CA for the later part of August 2013 have been fairly dramatic as far as inventory and pricing. Interesting to note that the total single family home listings in Westlake Village CA right now at 77 active represents only 0.93% of the entire single family housing inventory of the City.   Westlake Village Market Update - July 2013       Westlake Village real estate remains active in the month of July.  Buyers are finding that they now have more time to search for their dream home because homes are sitting on the market longer.  Recently, we have seen an increase in price reductions, a testament to this trend.  While the market is still improving, the trajectory seems to be leveling out at this time.  The hot seller's market that we saw in the first half of the year has come and gone.  Rising interest rates have caused the pace of the market to normalize.  Homes are still likely to sell as long as they are priced well. In addition, the affordability of homes is decreasing as a result of these rising interest rates.  Buyers are losing purchasing power and are consequentl...

June, 2013 Market Report - Westlake Village     The housing for June 30th shows that the market is slowing, and that higher interest rates are having an effect.  We have already seen interest rates rise a full point.  According to Mark Moskowitz, a top Real Estate Agent in Southern California who specializes in Los Angeles and Ventura County Real Estate, the average buyer has seen their payments go up 25-30% for the same loan.  Mark noted that every day, his lenders are sending him revised qualification letters for his buyers.  Clients that could afford a $700,000 home are now qualifying for a home priced in the high $500,000 to low $600,000 range.   This definitely will affect home values.  The reason home prices have risen 15-20% in the first half of 2013 is due to the artificially lo...

APRIL 15th … Friendly Reminder       It’s that time of year again – tomorrow is April 15th and our income taxes are due by midnight.   If you are running late and you’re feeling stressed, remember that you can file an extension that will give you an additional six months (October 16th) to complete your return. One thing to remember - if you are going to owe, you would need to include your estimated tax in with the extension and mail it in before midnight tomorrow night. Another point that might help you out – if you are absolutely sure you will be receiving a refund, your income tax return does NOT have to be in by midnight tomorrow night. There is no penalty on returns received after April 15th ONLY if the taxpayer is receiving a refund.   Helpful hints for future years. If you are n...

“There are only two ways to live your life. One is as though nothing is a miracle. The other is as though everything is a miracle.” - Albert Einstein-             Gratitude is a wonderful thing. In fact, I’ve read that people are actually happier if they express gratitude for the things that are positive in their lives. In other words, rather than spending my days worrying about what is absent from my life, what I could’ve done better, or what I don’t have, I can make a conscious decision to appreciate what I do have, be thankful for it, and in giving thanks, put more gratitude in my life.                         So exactly how can you express your gratitude? Many people keep a gratitude journal in which they record, daily, the things they are grateful for. Others remember the great mom...
