The first thing I tell my sellers is I represent them. The buyer's agent represents the buyer. As such, there are things that can happen on the buyer's side of the transaction that we have no control over. One of the biggest obstacles is closing on time. It's tough when the buyer's lender cannot close on schedule, and it seems to happen more with institutional lenders than mortgage brokers. When I asked the loan officer why this particular home in West Sacramento needed a 2-week extension, he offered the excuse that he had been on vacation and his loan processor dropped the ball. This was a Wells Fargo loan rep, and Wells Fargo has its own share of difficulties right now. Still, it's also a reflection of how some bank loan officers view their 9 to 5 job. Like nothing that happens is the...

I absolutely love listing and selling homes in West Sacramento and, as a West Sacramento Realtor, I sell my fair share on the other side of the river. It's close to my home in Land Park, so it takes me only a few minutes to run over the Sacramento River and scoot down Jefferson. Plus, the homes are so much newer, which means fewer structural problems than some of the homes on my side. You can read more about my new listing and see all of the photographs in my personal blog today at this link: West Sacramento Realtor Presents Unique Rivermont Home.

When I showed up in West Sacramento last night to talk about selling a home in Bridgeway Islands, I could see the sellers had prepared a list of questions for me. I love it when sellers do this because I know all of the answers! I answer their questions before they ask. I know a lot of things about real estate, like why their dishwasher air gap was plugged up, and how to fix a sprinkler head. Of course, they hired me.Because it's knowing how to sell their home and reduce anxiety that sellers really count on me for. I've got 40 years of experience. I take the entire situation into consideration when I advise sellers about selling. I believe in a customized approach. No "canned" presentations for me. You can read more about this in my personal blog today at this link: If You Think Selling...

When I explain my comparative market analysis to the sellers of a West Sacramento condo, I am very thorough. I want them to understand exactly where I pull prices from and why. Not any pie-in-the-sky. It's got to appraise when I sell it. They know the pros and cons of being aggressive and whether the market can withstand the approach I suggest. I tried talking to my seller last night when she called to let her know the transaction had closed, and I could not talk. I opened my mouth but only little squeaky sounds came out. Uh, oh, I guess I have to go to the doctor. One of my team members said it is an allergy. But I've never NOT been able to talk. As for my husband, he will appreciate it. And I couldn't even say thank you to my seller for hiring me to sell her condo. Just whispers part ...

I first had scheduled a meeting with this seller last weekend, but then something came up for her and she could not make it. We rescheduled for yesterday, but she had a conflict with that day and time, too. We all lead hectic lives, and I do my best to accommodate my clients. However, when she called yesterday to say she would like to meet on Friday, I almost said, oh, no, any day but today. I already have appointments in the morning, then I'm trying to get my hair done in the afternoon and dressing for an awards dinner where I'm likely to receive one of the top awards at the company, and I can't take on chance on being late for it.I offered to send another agent in my place with the paperwork. Nope, they want to see my eyeballs. Shake my hand. Meet in person. But then I said what the h...

I have discovered over the decades I've been in real estate that you can pretty much tell any person anything you want, as long as the news is delivered in a sensitive fashion, backed up with facts. OK, maybe that doesn't work with Donald Trump, but it works with most home sellers in the Sacramento area. When it comes to objectively selling a home in West Sacramento, a home with certain drawbacks that are, let's say invisible to the seller, it can take a bit longer than perhaps other sales in West Sacramento. You can read more in my personal blog today about it at this link: How Many Offers Does it Take to Sell a West Sacramento Home?

We drove to Davis on Sunday to see Spotlight, the movie with Mark Ruffalo about the investigative reporting by the Boston Globe concerning the cover up of hundreds of Catholic priest molestation cases. Granted, a not-so-cheery topic yet interesting. I seem to drive to Davis a lot, and was just there last week to pick up insulin for our cat Pica, who seems to be maintaining his own now, which is excellent. It's not so much I suppose that I drive to Davis a lot as it is I drive to West Sacramento to list and sell homes there. West Sacramento is very close to my house in Land Park, and someday in the near future we'll have a bridge over Broadway making it even closer than the 10 minutes it takes me now to get to Southport. In any case, to get to either of these places, though, one can often...

Some yo-yo in New Castle, Colorado, called yesterday to ask if am taking listings in Sacramento. I asked him if this was a telemarketing call, and he said no, he just wanted to know if I was available to take listings. I told him that a weird question and asked what he wanted. He still wouldn't answer me, and when I said any real estate agent who is in the real estate business is taking listings, so what did he want? He fumbled and stammered and then dropped his phone in the toilet. They really outta train these guys better.Tomorrow a beautiful luxury condo in West Sacramento will be released to MLS and available for showing at Riva on the River. It's exciting for me personally to see the condos in this complex climb out of underwater status and no longer be subject to short sales in ord...

Experience alone is not a qualifier to weed out the bad buyer's agents in Sacramento from the good. Oh, sure, you'll hear arguments, some quite sound, about why an agent with experience is typically better and how clients can avoid the mistakes that agent has already made. But you can also get an agent who continues to repeat the same mistakes. The problem with the system is the best Sacramento Realtors are often placed on par with the new licensees. How do you tell the difference? I know it makes a difference but consumers don't because they're not in the "business."This morning I am reviewing a couple of listings that closed recently in West Sacramento and smiling at the thought of how wonderful the buyer's agents were to work with. That doesn't happen all the time. You can read more i...

I'd like to think that Fannie Mae BPO issues were over, but that would mean that short sales were over, and short sales are not over. We don't have as many short sales in Sacramento as we used to, and we're down by about 90%. Also, not every agent who lists a short sale even qualifies their sellers. They just run out to list the home without a second thought to qualifications, and not every short sale seller will qualify, unfortunately.Throw into that mix that the investor is Fannie Mae, and you can have a boatload of troubles. Mainly on the value. It's always been about the value, which is not the same thing as a BPO and never has been. We just ran into a lengthy contestment last week for a West Sacramento short sale regarding the Fannie Mae BPO and won, of course. You can read more in...

There are some people in the world who love adversity, like my husband, for example. He will gladly take the good with the bad, and he will somehow find a way to wallow in the depths of despair, although to be fair, with some sense of sensibility; whereas I prefer the sunny side of life, and could happily move to Hawaii without another thought. In some ways, we are like the yin and the yang; we do complement each other. I find most married couples have differences, and the successful couples learn how to appreciate those differences and embrace them. But, if you don't have any time for that and just want to be happy right now, this very minute, then buy a home in the Hawaii Streets of Bridgeway Lakes in West Sacramento. I just listed a home that is very affordable, it has everything you ...

Today I am sharing a story about a short sale that took about 6 months to close escrow, and I explain why. Not all short sales move through the process this way, thank goodness, but when they do, it's often the buyer's fault. However, in this case, it was not the buyer's fault.Although we had our share of buyer's agents initially who, when asked what the buyer thought, replied that the buyers wanted to offer less than list price. When buyers want to offer less than list price, it's generally because the buyer has not been made aware of the comparable sales, and the only factor the buyer has is the sales price. They tend to automatically presume that they can negotiate, and short sales have certain price points, typically already reduced for condition and priced at a point the bank will ...

I am feeling motivated today to write an article for About.com on how to turn a short sale bank rejection into a short sale approval, if I haven't already composed such a piece. It's not like I can instantly remember everything I've done. I've got about 150 short sale articles as the Home Buying Expert now all about the finer aspects of short sales on that website. Moreover, short sales are on the rise again in Sacramento, due to the adjustment of interest rates on all of those loan modifications. Without debt forgiveness or a principal reduction, most loan mods didn't fix anything. That's what people forget about when they wrongly believe that short sales are over because they're not. In fact, I closed two short sales in West Sacramento yesterday, and you can read about one of those in ...

A potential home buyer for West Sacramento called yesterday to try to get me to help him out. His words when I answered my phone were, "I'm sitting in front of my new home in West Sacramento that you have listed." Well, no, he's not. All of my West Sacramento listings are pending or going into pending status. He needs a West Sacramento real estate agent to work with him if he has any hope of buying a home in West Sacramento. That's the thing that's hard to get through the heads of those who wrongly think they can buy a home on their own. In this particular market, when an entry-level home hits MLS, within 24 hours it can be sold. If it's not sold within 24 hours, then it probably has multiple offers and the agents and sellers are in the midst of multiple offers. Buyers really need agent...

A home seller in the Sacramento area told me yesterday that she has concluded you get what you pay for when you hire a Sacramento REALTOR. She had been trying to sell her home without any success through some discount agent, and she doesn't feel that her former agent had her best interests at heart. She says the agent tried to push them to accept an offer they did not want. Now, I don't know if it's my age, experience or just general cynical nature, but when I read a purchase offer for my seller, my first thought is NOT oh, what a great offer. My first thought is always: what is wrong with this offer? I look for red flags. I search for ways that things can blow up. One of the ways an escrow can go sideways is when the appraisal comes in low. Our market demand at the moment in Sacramento...

Some of our real estate transactions create fleeting memories that hang around for a few days after closing and then we promptly forget all about them as they go POOF and something else takes over that position. It seems for me that it's the more challenging real estate listings that I seem to remember for the longest period of time. The listings in which not necessarily the parties to the transaction were a problem because many uproars are not caused by the sellers nor the buyers -- it's those pesky third-party people that can disturb what would otherwise be a nice, smooth escrow. When you toss the short sale equivalent into it, it seems to open more opportunities to run across more people you'd rather not ever cross paths with in the first place. But there they are. Banging on pots an...

It looks like I will have to take my poor stubbed toe and go to the grocery store today. The horrors. Grocery shopping is not something I do. My husband does it, but he's in Chicago visiting relatives and if I don't want to deal with take-out, I will have to step into a grocery store and wander aimlessly the aisles. I don't know where everything is in the store which, if I possessed that knowledge, would make a distasteful grocery shopping event much more efficient. So that's two strikes. Lots of people enjoy grocery shopping. I'm not one of them. There is nothing delightful about squeezing a head of lettuce or filling a bag with tomatoes. Some shopping experiences are much more interesting and fun like shopping for shoes at Nordstrom Galleria, for example. But not for toliet paper or c...
