 Taking your Listing presentation online   I recently went online with my listing presentation.  I had my computer tethered so I could receive the internet anywhere. Then I added a viewer to my computer equipment and projected the listing presentation on the clients wall.  I made this decision because so much of our presentation is about what we are doing technically and so many clients have become computer savy.  When you tell a client that your google search for a particular City will show you in first place on the first page, that has to be an important part of your presentation. I tell them "That is what buyers will be looking at when they search for your property.     What a great time to purchase Real Estate! by Ron Accornero   We are currently in a buyer's market and this is a great time to buy real estate.The market currently has too much inventory and homes are staying on the market for long periods of time which has made sellers reduce their prices. As we get into the holiday season this trend may get worse. Many homes are still going to the short sale market and are creating comparables which are lower than existing prices and are causing prices to continue to decline.  Some of these short sale homes are selling for as low as 30% less and is creating havoc with sellers.  Appraisers are using these comparables to appraise property and it is causing appraisals to come in much lower which is also causing problems with the loans.The ideal situ...

History of the Friends of the Villa Park Library By Ron Accornero Around 15 years ago, when County funds were short and the County was looking for ways to reduce costs, they looked at the Villa Park Library and the Silverado Library and decided that, since they were small libraries, they could close them to save on costs.  This was put on the agenda for the Villa Park City Council meeting. The room was filed with Villa Park homeowners protesting this possible closure.  At that time, the County put the decision on hold. About 50 people met after the meeting and decided a plan of action to save the library from closure.  We decided we needed an Organization to present ourselves as a powerful front for the Library.  The name "Friends of the Villa Park Library" was chosen.  One of our memb...

Plus, a mysterious green witch has appeared, year after year. Her cackle is so loud that it scares the bats out of the trees and right on to the Rotary grill. Seems this witch must be a good one, though, as she is always offering to help with judging of the costumes, dunkinʼ for apples with the kids or finding sweet treats for them. How is the slow economy  affecting the Value of my home? By Ron Accornero   People are wondering in today's market,  "how much is my home now worth"?  They know the market is down, but they really haven't a good idea of how much it is down. Real Estate values in our area are down approximately 30 to 35 percent from the high in 2006.  If you are planning to sell your property in the next three to five years you are going to have to adjust your selling price in order to sell your property. Remember that property values will not be down forever.  We should start to see property appreciation in three to five years and then your property will return to the value it was in 2006.  This means that you do not really have to sell your property now.  If you need cash and you have sufficient equity...

Villa Park California the best City in the U.S. by Ron Accornero What makes Villa Park such a great City?  I think it is the size of the city and the fact that everyone knows each other.  It is a friendly city and there are a lot of social events that keep people together.  One of the most impressive  things about Villa Park is when one of the home owners is sick, or has an accident, one of the groups in Villa Park, either the Woman's league Angels or the Villa Park Rotary provides meals to the family until they are back on their feet.  Also if the county is short of funds and wants to close our library, many of the citizens come forward and rally in support of keeping the library open.  It is just that type of service that our country started with and I believe the size of our city and...

The average list price is $1,472,129 and the average days on the market is 134.  The highest priced property is $5,398,000 and this home has been on the market for 761 days. The lowest priced home is $655,000 and it has been on the market for 5 days.  There have been 50 closed sales in Villa Park, 12 sales in backup position and 4 in pending status. Internet advetising is starting to pay off! by Ron Accornero OC Signature Properties This week I received a request from a client in China to ask my sellers on one of my listings if they would take $840,000 on a $850,000 listing in Villa Park.  I contacted my sellers and got a positive response and got back to my possible client in China that the answer was yes to the $840,000 offer.  He asked what was next to secure the property as he would be here next month and wanted to close in mid-December.  He also sent me his bank statement showing sufficient funds in the bank to close the transaction with all cash. If you are close or going  to San Francisco, read my blog By Ron Accornero     Top of Hat     Having spent the weekend on San Francisco, we got tickets to see Beach Blanket Babylon at the Club Fugazi in North Beach.  It was an amazing performance and it was the quickest 2 hours I ever spent watching a musical satire performance.  The show touched on the political candidates who are in office or who have run for office and gave personalization's of the following: Sara Palin, Bill and Hilary Clinton, Oprah Winfrey, Barak Obama, Nancy Pelosi, George Bush and many more.  The costumes were fabulous and a unique part of this show was the hats that the women wore.  They were magnificent and huge and represented, the city of San Francisco buildings and one  special hat showing the Transamerica ...
