It was back to normal for home sales after a brief slowdown due to a lack of homes for sale in the earlier months of 2022.  March, however, was a big month for home sales in the gated communities of Plaza Del Amo in Central Torrance.  There were 10 closed home, townhome and condo sales in Plaza Del Amo in March.   Of the 9 one was in the 55+ Tradewinds building, 2 in Springwood, 1 in Windemere, 1 in Chatelaine, 1 in Hickory Park, 1 in South Bayport, 1 in The Breakers and 1 in Belmar.  Take a look below. The buyer demand exceeded the supply which resulted in bidding wars and higher prices. Simply put, September was a HUGE month for home sales in the city of Torrance CA. The 146 home sales was the most since June of 2017.  See how it compares with other months on ourTorrance real estate trends and stats page  showing the past 15 months. Search the current homes for sale in Torrance There were an amazing 146 on market property sales which makes for an incredible month. The average list price was $927,086 with the average sold price at $971,333 meaning homes sold WAY over the asking price. Homes averaged only 17 days on market before going into escrow. Just like all cities and towns, the coronavirus uncertainty has impacted the real estate market in Torrance California.  We didn't see too much of a change in March, but we definitely started to see a real slow down in April.    Although Torrance and the South Bay is more insulated from dramatic shifts than some other areas, there's no doubt it's playing a large role in the current market. April saw the fewest number of pending home sales in over 7  years with only 45 homes going into escrow.  Compare that with 110 pending sales a year earlier and it's pretty clear we're entering a much slower market.View the current homes for sale in Torrance The chart below shows the number of active listings (light green) sold homes (dark green) and pending home sales (red line)  The greater the disc...

Torrance and South Bay 55+ Condo Market Torrance CA 55+ condo availability has been tight, similar to the overall real estate market. On an evarage day, only a few 55+ condos are listed for sale at South Bay 55+ communities. Senior condo market is seller's market with demand exceeding availability, further pushing prices up. Among available South Bay senior communities, Torrance has most units listed for sale, since most of those communities are located there. As of today, 17 x 55+ homes are listed for sale.
