As of May 6, 2011 a mere 13% of available listings in Tiburon are in escrow. For the month of April 2011 12 homes (a whopping 6 of which were distress sales) sold for an average final selling price of $1,317,033. The average original asking price of these homes was $1,468,992. The range of final selling prices was from a low of $515,000 to a high of $2,650,000. Of the 12 homes that sold 1 sold over the original asking price and all others sold for less. It took these homes an average of 175 days to sell. A dump truck crossed the Tiburon Bike Path last Monday, and landed in the water after losing it's brakes on Gilmartin Drive . Miraculously missing walkers, joggers, and cycllist using the path. The drive climbed out through the broken windshield, and waded out of the water to safety.

Tiburon and Belvedere home sales remained steady in August 2010 with nine sales - all in Tiburon. Building on a trend noted in this report over the past few months, median sale prices continue to rise while asking prices continue to drop. Both of these very important market indicators point to an improving market and more realistic expectations by sellers - the median price of homes for sale is down 7% and the median price of homes sold is up 4%. Also of interest is the fact that there are 6 homes currently available in Belvedere below $2 million (I don't recall this number of "affordable" homes being available for a number of years) and another 26 such properties for sale in Tiburon. In line with annual trends, Tiburon and Belvedere home sales slipped  in July 2010 — we had just nine sales compared with 13 in July. Building on a trend noted in this report over the past few months, median sale prices continue to rise while asking prices continue to drop. Both of these very important market indicators point to an improving market and more realistic expectations by sellers — the median price of homes for sale is down 7% and the median price of homes sold is up 4%. As asking prices dip and sales prices rise, we are also seeing the absorption rate of our listings (e.g., the amount of time it would take to sell all current inventory) fall — this important statistic shows that the supply of new homes is down by 55% compared with this August 2009.
