Dear Clients, Friends & Fellow Real Estate Professionals,What are the neighbors thinking? Have you noticed that new neighborhoods stay in tact until one of the original owners decide to move and then one after another the entire neighborhood begins to change ownership? Dani & I were original owners in the Saugus community near Saugus High School called Brock/Citation in 1980. This phenomenon happened in 1989. We then became owners of a new home in the Valencia Summit on Chiffchaff Ct. in 1989. Our community stayed in tact for several years but around 2004 one of the neighbors moved. We were the last to move in 2005 and bought a newer home here in Valencia Westridge. Thought this would be an interesting story. Are you thinking of Selling your home at this time? School is out and buyers t...

The Roller Coaster, Feast or Famine, Real Estate Market is now wackier that the new Twisted Colossus ride at Six Flags Magic Mountain.  These latest sales numbers indicate just how hot the current market really is.  There have been 122 Homes sold in the past 30 days in the Santa Clarita Valley, currently there are 581 active listings.  The number of homes currently in escrow is 654.  It is unexplainable how interest rates remain at such low rates.  The one tool that the government has to slow down an overheated market is to raise interest rates.  It would be wise to lock in a loan as soon as possible.  Call Us if you haven't refinanced yet.  Your loan may be one that will allow you to refinance without showing income.Let's discuss the current market value of your home.  Prices have rise...

I have access to the MLS and know the community that my new home will be located better than most people.  I've negotiated everything in my life and I'm really good at it.  Why do I need a Realtor? A Doctor has many years of training doesn't operate on themselves. An Attorney has been in court defending other his entire career yet hires an Attorney. A Teacher has taught for years yet attends classes and learn from other teachers. You don't know what you don't know.  First off, not all homes are entered for the public to see in the MLS.  Also, buying a home is not just finding a home and location, it is also knowing the home's history, the schools, the neighborhood concerns, the future value of your investment.  There are Title issues that may be hidden or a Mello Roos Bond that you are ...

Stability has returned to the real estate market as homes continue to be listed and sold in a timely manner.  Interest Rates remain extremely low and FHA loans have lowered their PMI.  Stated Income Loans are also back.  There are many home owners that have avoided going into foreclosure as home values are now rising to levels unseen since the collapse in October of 2008.Keep in mind that approximately 10% of homes will be listed for sale during a hot real estate market and the 7 years in which the market was stagnant and you'll get a good idea of what will happen once we are truly back to a traditional real estate market.  There are many younger adults waiting for their opportunity to purchase a home and also many empty nesters that will decide to downsize.  There's also an incredible ...

Dear Clients & Friends,   Daylight Savings time has begun and Spring is less than two weeks away. The rather mild Winter has started the home buying and selling season earlier than usual. Homes are selling at a brisk pace, home prices are once again on the rise even as interest rates have continued to fall.   This weeks jobs report was stronger than expected, the unemployment rate fell to 5.5%. You would think this would be great news for the Stock Market. Unfortunately stocks dropped as the strong jobs market may signal the end to the historic low interest rates. I strongly suggest, whether selling or buying a home, getting started right away. Higher interest rates hurt both sellers and buyers equally.  Home Buyers are hampered as the higher rates lower the amount of home that is affor...

JUST SOLD 29031 Flowerpark Drive Canyon Country, CA 91387! This wonderful four bedroom three bathroom Pinetree Tract home closed, December 16, 2014 in part due to our personal service, extensive marketing, our savvy negotiating skills, attention to detail and of course our amazing sellers! Another key component to this transaction was teamwork. Having a buyers agent who worked hand and hand with us, along with her buyers who were dedicated to purchasing this home. Like many other communities around California and across country, Canyon Country's real estate market has been retracting since August, with price reductions becoming the norm in this area. Combine these real estate market conditions and the shrinking qualified buyer pool, who mind you are seeing seeing these price reductions ...

Dear Family, Friends, Clients & Fellow Realtors,   Buying and selling a home during the winter and the holiday season in particular brings distinct advantages. There is less competition and both the buyers and sellers are highly motivated. Interest rates tend to be favorable during the lull due to the season, this is beneficial for both parties. There is more time for people buying and relocating to see homes. Homes show well during the festive time of year. People seem to be less pressured and more relaxed buying and selling a home during the holiday season. Loan approval process can be quicker and easier due to the slow down in transactions. Both parties benefit by saving time and being in their new homes with less pressure and are able to enjoy the process.     There are currently on...

There is no doubt that 2014 has been a disappointing year for home sales in Santa Clarita and the greater Los Angeles area. There are many reasons. The simply answer to why is prices have risen too fast over the past two years. Homes are not as affordable to as many people. Income has been stagnant while prices continue to rise. We are seeing price reductions at an alarming rate. However this has more to do with homes being listed too high originally than dropping prices. Home prices do continue to rise but at a slow pace. Home owners are now selling for reasons that have nothing or little to do with distress. There are very few foreclosures or short sales on the market to compete with. Many well qualified buyers remain on the sidelines expecting prices to drop. We are in the midst of a...
