Using E-mail in your Business? E-mail Messages Must Have an Opt Out Option E-mail messages must include a clear and conspicuous explantation of how the recipient can opt out of getting future e-mails.   The CAN-SPAM Act, a law that sets the rules for commercial email, gives recipients the right to have emails stopped from being sent to them, and spells out tough penalties for violations. Each separate email in violation of the CAN-Spam Act is subjected to penalties of up to $16,000, making non-compliance costly. Here’s a rundown of CAN-SPAM’s main requirements: Don’t use false or misleading header information. Your “From,” “To,” “Reply-To,” and routing information – including the originating domain name and email address – must be accurate and identify the person or business who initia...

Concerts in the Plaza is presented every year by the San Luis Obispo Downtown Association as a free concert for the public in the historic Mission San Luis Obispo de Tolosa. “The Mission”, as it is commonly referred to, was built in 1772 by Spanish Missionaries and local Chumash Indians and is one of 21 historical missions in California. When it was built it was likely never imagined that this plaza would be filled with music, people, dancing, food and drinks. However, every summer for 13 weeks Friday nights become THE night for locals and tourists alike to come downtown and move their bodies to the rhythm of local music.  The concert venue itself is gorgeous but the music is the real gem of the series. We get treated to local talent ranging in genres from reggae to jazz and electronic ...

San Luis Obispo Icons As I start writing this blog I am surrounded by the resonance of mission bells from Mission San Luis Obispo de Tolosa, to my right is a scenery of trees, birds, the mission and of course the meandering San Luis Creek. As a 25 year local of San Luis Obispo some of my earliest memories revolve around hopping across the rocks that not only create the babbling brooks and small water falls but also provide a play structure for countless generations of children seeking adventure in the middle of Downtown San Luis Obispo. At ground zero you will find small brook and steelhead trout feeding below the flowing rivulets of water and as you back away from ground level you will find dippers, sparrows,  ducks and people wandering along the side of the creek or pathways. Slowly a...

Back in January, I wrote a blog post about sponsoring a neighborhood garage sale as a means of working the farm my colleague and I maintain. Another agent in the office has had great success with this project, and we decided to try it out. We held our first event last weekend, and it was a great success. The neighbors loved it, and we were able to introduce ourselves to many potential sellers and even a few buyers. We started by determining a date in May, linked to the city "clean-up week" where large items are picked up by the trash service for free. That way, whatever didn't sell and wasn't worth donating, could easily be gotten rid of. Then  we planned a flyer and postcard campaign: Flyers were walked door to door, and postcards were mailed about a month apart (two cards, one mailed ...

San Luis Obispo - Investor Tip: Making it easier to buy a home! How can home buying be easier in San Luis Obispo?  In my last blog post I touched on the HomeStyle® Renovation Mortgage. A program available for home buyers or investors who need to make renovations to a home. A HomeStyle Renovation Mortgage is available to buy or refinance a home (with up to four units) that you will live in as your primary residence.  Instead of financing the renovation with a second mortgage or home equity loan, you get the lower interest rates of a first mortgage and only have to pay for one mortgage closing. And with a HomeStyle Renovation Mortgage, you can borrow an amount based on the value of the home after the renovations are finished, so you know you will have the funds available to do the job rig...

My husband and I live in San Luis Obispo, CA, which has been in the news quite a bit lately because of  Dan Buettner's book, Thrive, naming it the happiest city in the U.S. and among the happiest in the world. We heartily agree! And one of the attributes we love about SLO is the kindness and friendliness of its citizens. My husband is temporarily wheelchair-bound (a topic for another post), and we had tickets to see a show at Cal Poly, San Luis Obispo's campus of the state polytechnic university. We'd called ahead to ask about handicapped seating and were assured that it would be available. Great! Now to figure out where to park and how to get him into the theater. On the afternoon of the show, we drove slowly around the area where the theater is located, without seeing any handicapped ...

It is officially springtime in San Luis Obispo. Boy has the weather changed; it's 85 degrees today! With the change in the weather, comes the parents of Cal Poly students who are considering if it would be a good idea to buy a housefor their son or daughter to reside in while they they attend college here in beautiful San Luis Obispo. Parents estimate the cost of renting here in San Luis Obispo and figure the idea of buying a house for their college student is a pretty good one. Certainly buying a house in San Luis Obispo and renting out the other rooms sounds good. Someone would have to pay rent for your student anyway. Then there is the possibility that upon graduating, you could sell ...and ...no promises...make a profit! There are costs to consider when buying a house for your Cal P...

When choosing to buy your first home in San Luis Obispo County there are many considerations in regard to which neighborhood you set your sights on, here are 5 ideas to get you started.   1. How important are the trees? In an ecological sense trees are extremely important but how important is it that you live on a street that is lined with large established trees? For a lot of people having a large oak tree in their front yard or established trees lining their daily drive home is extremely important, for others the appeal of a new neighborhood with smaller less established trees is a preferred trade off. The size and age of the trees generally has a direct relationship to the age of the homes in the neighborhood. A quick look at downtown in San Luis Obispo or Paso Robles will show you l...
