About Cole Valley (San Francisco, CA)
Cole Valley is like a little slice of "Mayberry" in San Francisco...at least that's how my family likes to refer to it. And I have to agree. The neighborhood boasts quintessential "mom and pop" storefronts all located around one central core...which in this case is the ever popular Cole Street. And for those of you who aren't familiar with the "Mayberry" reference...see if you can catch an old episode of the Andy Griffith show sometime, and you'll know what I mean. To have a neighborhood like this in the heart of San Francisco is a real treasure.

Every day one picks up a paper, (or clicks open the local news source for many of us) only to be greeted with atrocities and sadness of a world gone awry. But not all is wrong in our world, as I am reminded over and over again. Take today, for instance. Since my latest listing had sold with no contingencies, I didn't have an open house scheduled, so my husband and I were able to join a guided walk in San Francisco with the Friends of the Urban Forest, about which I had written before. It was great--I'll give you a summary later on. But my good-news story happened after that walk, as we were walking across San Francisco and back home. In the Cole Valley neighborhood, near the UCSF Medical Center, is a little neighborhood coffee shop where my husband had not yet been, the Cafe Reverie. We...
Here's the "twist"...the inquiry was made through Trulia. We've all heard about the infamous Craig's list 'perps' who advertise available rentals on properties that are not "for rent". More often than not, the properties referenced are homes that are listed for sale through a local MLS. Most folks are wise to these scams...particularly if the perpetrator requests a deposit up front prior to any access to the property. Generally speaking, the red flags are fairly easy to spot or identify with a little due diligence. That being said, we recently experienced an interesting twist on this predatory M.O. This past Saturday, a prospective buyer contacted us regarding one of our active listings. He had contacted somebody off of the Trulia website who was claiming to be the landlord for th...

6th Annual Fun Fest & Kids Art Auction Yep...the little elementary school across the street from my house did it again. Another successful art & wine auction and street fair to boot. As the school FunFest website declared: "A day celebrating our community with music, games, refreshments, the Kids Art Auction, Wine Cellar Giveaway, a Giants Memorabilia Raffle (featuring autographed balls from Panda, Zito, Lincecum, Wilson, Posey and more)" Due to some playground and courtyard construction currently in progress at the school, the neighbors along Shrader Street agreed to allow a street closure for the day so that the festivities could spill out onto the street. Despite the day being a bit overcast and windy, the turnout for the festival was great. I grabbed my phone and took some video...
Today went like clockwork, and since it was so beautiful out, I thought I'd share a portion of my drive home from the office. I had to edit it a little and add some theme music, but hey...that's what we do here in the Golden State. Cheers and a pleasant night to all.
Matt Fuller talks about Cole Valley N-Judah muni changes proposed by San Francisco MTA and also detailed at sf.streetsblog.org. For those that don't frequently ride the N-Judah through Cole Valley, the stops at along Carl street can easily get congested, particularly at the Cole/Carl stop where there are a bunch of transfers to bus lines. People are frequently standing in the street waiting for the train, or crowding the sidewalk so it is difficult to walk through (particularly with a dog, or a kid). Here is a quick overhead photo of the intersection, with the proposed sidewalk bulbs (where the sidewalk becomes wider than it normally is) to ease congestion: Proposed sidewalk bulbs at Carl and Cole in Cole Valley (source: SFMTA) Here is an on-the-ground rendering of what the inbound stop...
Cole Valley Victorian at 436 Belvedere Street. 3BR/2.5 Victorian. Extensive remodel. Prime block in Cole Valley. Sold for $2,395,000 Cole Valley is a thin slice of San Francisco adjacent to the Haight Ashbuy. It is roughly bordered by Frederick Street, Stanyan Street, 17th Street, and Clayton. The architecture is generally Victorian and Edwardian designs, but home types are mixed according to block. Some streets are lined with two and three flat Victorians. Others are mostly single family homes. There are also some patches with a fairly high concentration of six-to-twelve unit buildings. Most of the businesses in Cole Valley are of the mom-and-pop variety, in lieu of chain stores or franchises, and shop owners are outwardly supportive of each other. Cole Hardware is one of the City's mo...
