What was once one of the smaller homes in the neighborhood of homes for sale in 95821 is now on par with its neighbors. The previous owners added square footage of almost 600 square feet. The master bedroom is huge, featuring a custom walk-in closet and one of the most beautiful travertine baths I've ever seen. The front of the house is vaulted, so the kitchen and formal living room appear even larger. That kitchen island, I joked about to the seller, was large enough to cater to a football team. She said she had catered a wedding, and I believe it. The exterior does not really prepare you for what lies inside. It is remarkable.   Do You Really Think I Would Say That Medical Tape Would Be An Okay Repair For That Hole In The Tub?   You never know what will be said by those that are moving out of an apartment. This can intensify when the move-out is an eviction, or there is extensive damages, or unpaid rents. Tenants will look to blame someone else for their bad behavior, even the contractor. There was a downstairs unit that became vacant as the staff began making arrangements for the “turn”. It is at this time that I get calls for help in repairing things that the maintenance staff is not qualified to do. I got a call to repair the ceiling above the shower it has a leak. The leak was active only when the upstairs unit was being used. This tenant was being asked to leave and would be out the following day. There ...

Why In The World Are You Bringing The Buyers Here Now?   There is a lot that goes on during the preparation of bringing a home to sale. I’m no agent but I have seen all the work that goes into getting the details done. The signing of the agreement, the photos taken, the research, prepping the home to show well, and the things that make for a smooth and quick sale can all be for not if the communication is not clear. My experience with the homes that are listed or pending is one of repair. I get called to fix problems that come up either before being listed, or as a result of inspections or buyer conditions for purchase. This is not always the best time for the showing of a home. If you have worked with a contractor, or even done things around the home yourself, you know that the repai...

Dry Rot Does Not Happen Overnight, Find It Early       When called to check on the dry rot in a home or apartment, many are surprised at how quickly it happened. The truth is, it doesn’t happen quickly. Usually it hasn’t been detected in time. This dry rot found in the corner boards of a Sacramento home is the result of years of moisture.

Not sure if it's just me, but I do tend to get a lot of strange phone calls. An agent from the Bay area called yesterday and was in complete shock to discover that a home in Elk Grove, which had come on the market on Monday, was pending by Thursday afternoon. She could not believe the number of offers we received for this home. You would think that after an agent hears the property is pending, that would be that, and they would thank me and hang up. But no, no such luck. The lips continue to move. How many loans were there, she wants to know. What does it matter? It makes no difference whatsoever in the overall scheme of things as to how many loans were secured to a property that has now gone into pending status. Whether a home in Sacramento had 5 loans or no loans, it still not availab...

I had three calls today to look at some dry rot damage that was noted on three termite reports, each of them had a list of simple trim and siding repairs. The termite reports needed to be cleared for the transactions to close. Having dry rot is not the end of the world, most homes and apartments have some; it just important that it gets taken care of right away.   Do you have dry rot at your Sacramento home?

A Contractor Can Repair Your Siding, But You Need to Repair the Gutter.   A benefit of working with a licensed general contractor is the experience he can bring to a needed repair. Too often, a lot of time and money is spent fixing a problem that will likely recur in a few years. This may be the first time a homeowner has seen a problem like this, but the contractor may have dealt with it dozens of times. That’s what you get with hiring the right person. In this photo, we can see that the siding is bad. The water damage has weakened the lap siding and water is intruding into the building. The rotted siding does need to be replaced with new materials, but the real problem has to be addressed. In this case the gutter may be the culprit. Every gutter has at least one downspout. The water...
