Enough Of The Grinding, Let's Yank It Up!  Tree roots can do lot of damage to concrete and asphault surfaces. Since landscaping does get planted close, these problems will occur at some point in the future. There are different solutions. One solution is the grind the sidewalk to create a safer walk area. This is okay for a while but if nothing else changes, the problem will return. Also you can only grind so much from the sidewalk before it has to be removed and replaced. This location is due for a replacement.

That Plumbing Drain Needs to be About 9 Inches Lower While remodeling in the McKinley Park Area of Sacramento, we come across some things that differ in size and height requirements when install new products. This can show up in many forms when working on those older buildings in Sacramento. Knowing how to get things done correctly is important to the flow of the project. We ran into a kitchen drain line that was much too high for what we needed to do in our kitchen remodel. I figured that lowering the drain 9 inches would work best for the plumbing that we were installing in the home. So we cut both the steel vent pipe and the cast iron drain pipe to remove the drainage tee.Once removed the new pieces can be connected with a new tee located 9 inches lower. That is exactly what we did a...

That 71” Refrigerator Won't Fit  In That 68” Opening  Often times when buying new appliances for that older home, you come to realize that the new appliances do not fit in the openings in the home. Sure they may fit in the door but will they fit in the final location? This can be a problem if you do not measure the opening before your purchase. We were called out to raise the opening for a refrigerator in this McKinley Park home in Sacramento. The owners loved the frig that they had purchased but know that it would be too tall. I told them that they could have it raised up and the cabinet altered a little to make it work. They liked that idea. There is a lot of remodeling of homes in the area of McKinley Park in Sacramento. Be sure to hire a contractor that understands the remodeling o...

You Can’t Assume Your Attic Is Ventilated Without Checking   I ran into two strange things after getting a call for repair in Sacramento this week. The first was the use of 5/8” drywall to all exterior eaves and ceilings throughout an apartment community. The undersides of the eaves on all the buildings were closed with drywall; it is not exposed to water so I guess it was okay 25 years ago. I’ve never seen this before so I’ve never looked it up to see if it meets the current building codes. This same thing is used in the covered walkways and balcony covers – strange to see.     As you might guess, the drywall has begun to fall over time. The nails used have slowly worked its way out and the large pieces of drywall occasionally fall to the ground. In this section the vent cover remain...

Be aware that rotted wood can be hidden for a while.     The rotted wood can be progressing for many years, hidden behind shrubs, covered in paint, or just overlooked. This doesn’t mean that the rot is being intentionally covered up; we just don’t always see it when we have it. It may be a good idea to actively look for rotted wood. If you do not know what to look for, consider hiring a qualified dry rot repair contractor in your local area.

There is nothing like delivering the keys to a first time homebuyer. Visions of patio parties, joyous painting weekends, and spring tulips have not yet been replaced by the reality of weed control, air conditioning repairmen and taxes. Twenty-somethings buying their first home, in particular, warm my heart. I love that they are ready to jump into the mainstream of society... good job, now a home, next a dog... buying a piece of the rock! Mike bought his first home from me in McKinley Park, a quaint neighborhood of vintage bungalows in downtown Sacramento.  Here's what he had to say at our walk-through....
