I have a lousy sense of direction. When I was filling out a profile sheet for MLS at a seller's home in Roseville yesterday, I noted that the archived listing showed the home facing west. But it didn't feel like it was facing west to me. So, I asked the sellers which direction it faced. They didn't know, either. But fortunately, they had an app that turned their cellphone into a compass. Sense of direction is not my forte. Zero Cash = Zero House I'm seeing an odd phenomenon of late.  I talk to folks interested in mortgage financing and ask, "Do you have funds available for a downpayment and the closing costs?"  Increasingly, the answer is, "No."  I wonder where they got the idea that they can buy a home with no available cash.  Granted, USDA Rural and VA offer 100% financing but these programs benefit a very limited amount of buyers. Have you heard?  FHA is changing it's rule about holding property for more than 90 days before a buyer can use FHA financing.  According to the HUD website it is a temporary situation and will have strict guidelines.  The new rules will be effective February 1, 2010 and will sunset in one year unless extended.  It will apply to bank owned properties, and HUD owned properties as well as privately owned properties.  Additional details are available to read on the HUD website.
