To Email Or Not to Email? Are EDOCs worth the extra fee? In today's loan climate, every little fee the customer incurs adds up. Sending a set of loan documents to the signing agent or notary will most likely charge your customer an extra $35 on top of the accomodation signing fee. Is this fee worth it? The notary is paid this extra fee because of extra expense of printing and copying documents themselves. Although, when compared to the obstacles of traffic and time delays when a notary must pick up documents or an overnight UPS delivery is needed, this $35 fee can be seen as a new luxury that the loan industry has been introduced to in the past few years. How many times have you needed to find a notary service to set up a signing at 4:30pm, and documents are across town, or even worse, ...

...there has been an explosion of a tank car; one of many terrorist events unfolding throughout the day for emergency first responders throughout the region.  The tank car was filled with toxic fumes and there have been some injuries at the scene? You and your family reside in the houses that were in the path of a dangerous vapor cloud of gases from the tank car explosion.  People are running in all direction; a public siren is heard, a loud speaker directing you to the nearest evacuation shelter?  How will you handle it? Are you prepared? Yesterday morning my daughter and I was one of the many volunteers for the Mass Casualty Incident (MCI) Drill which was held at the Maidu Community Center in Roseville.  That was our scenario for the day.  Every Disaster team throughout Placer and Sac...

When all my kids where younger I used to take them to places where I would volunteer my time, just to give them a glimpse of what it feels to give back to the community by volunteering.  All of them used to give me a hard time especially when I am taking them to deliver brown bag full of canned goods and necessary living items to homes of those in need or volunteering to feed the needy in shelters or helping out sort out gifts for children who may otherwise may not receive any gifts for the holiday.  I would even drag them for environmental escapades to clean the environment by picking up litters from different parks or beach areas. But yesterday my older daughter made me proud.  She started her first day of volunteerism for "Just Between Friends" for a few hours to help out during thei...

(Elizabeth Anne Weintraub, Broker)
I have a lousy sense of direction. When I was filling out a profile sheet for MLS at a seller's home in Roseville yesterday, I noted that the archived listing showed the home facing west. But it didn't feel like it was facing west to me. So, I asked the sellers which direction it faced. They didn't know, either. But fortunately, they had an app that turned their cellphone into a compass. Sense of direction is not my forte. The only thing worse than losing your sense of direction is losing your common sense on top of it. Once I got lost in a boat off the foggy coast of Maine, arguing with a guy who has the distinction of being known as my ex-husband. We didn't know where we were. The fog was very heavy. I felt like we should turn left, but the compass indicated otherwise. Maybe the compa...

Zero Cash = Zero House I'm seeing an odd phenomenon of late.  I talk to folks interested in mortgage financing and ask, "Do you have funds available for a downpayment and the closing costs?"  Increasingly, the answer is, "No."  I wonder where they got the idea that they can buy a home with no available cash.  Granted, USDA Rural and VA offer 100% financing but these programs benefit a very limited amount of buyers. Okay, you counter, what about seller concessions for costs?  With multiple offers on listings, sellers are not very motivated to give concessions.  Realtors don't want to ask for them because they believe it will lessen the chance of the offer being accepted. Now more than ever it is vital that all parties in a home transaction have realistic expectations.  Don't attempt to b...

Roseville CA tomorrow night. If you want to see the FHA 203k loan from a new perspective please contact us for tickets. Again on April 6th. This event is open to the public. The biggest problem we have in CA right now is that the banks continue to control housing prices by letting their foreclosed properties out on the market at such a slow rate to maintain a high demand and get multiple offers on every home. It is frustrating to the buyers as they may bid on a dozen homes before they are successful and many of them are getting tired of the situation.  If you are having issues in finding a suitable home we'll show you where to look. We have wholesale property dealers who have purchased many properties at auction that are willing to allow our agent partners to make a commission and move ...

Lori and I have staged quite a few upscale luxury homes over the last couple of years, but we've never done a Penthouse with these stellar views. You are literally looking down on the Sacramento capitol building...it is gorgeous! We staged this penthouse appealing to the young professional lawyer / doctor type who is looking for a sophisticated downtown lifestyle. We had a great time making it picture perfect! Both seller and Realtor were very impressed and happy! The realtor immediately hired us to do another property. Take a look at the after photos....and stay tunned for the amazing before and after blog on this property. Happy Staging!!   _________________________________________________________________________________________   In 2009 Stage Right Design, Inc. merchandised properti...

I do believe 2010 is going to be a fabulous year for staging.  With all the vacant homes out there and all the investors that are buying homes on the court house steps, we as stager's are sure to capture some of this windfall.  But are you marketing effectively in order to get your piece of the pie?  You must be thinking outside the box when it comes to marketing!  Marketing and Sales is the foundation of your staging business!  Right now I am putting in 11 hours a day 6 days a week building my staging business and am seeing GREAT profits!  Lori and I have staged 13 homes since January 1st with two more to go this week and 8 bids out as of today.  I am excited for what Spring and Summer are going to bring.  If you are marketing effectively you will only see your buisness grow and profit...

Have you received an email recently telling you to register your cell phone on a DO NOT CALL list or your number will be published and telemarketers will call you, which will result in fees to you?  I received one today and decided to check out the validity since I had received the same or similar emails in the past.  When I checked on Snopes.com it said it is an Urban Legend so I decided to go to the source and checked the Federal Communication Commission.  Their document basically said that there is NO SEPARATE WIRELESS DO NOT CALL list.  All phones may be placed on the DO NOT CALL list by logging on to www.donotcall.gov or by calling 1-888-382-1222 and registering.  Your number remains on the list until you remove it or cancel your service, so if you have registered your phone in the...

Condos and single family residences areperforming well for the first month plus of 2010.  One, two and three bed condos around the Galleria are selling for values that pencil out very nicely for investors.  Use a good agent to identify a good property then call me to it up in 30 days or less.    As the weather improves so will the market.  Roseville has always had excellent value retention.
