5 Things People Value Most On A Realtor and Lender When Buying A Home. I often think about what are the very special traits a buyer would like to see on a real estate and mortgage professional. So last week I've decided to actually start asking everyone I came across what was important to them about the realtor and lender they hire to represent them when they're buying a home. Ok...Maybe those are not the top 5 for every one of you but I believe we can all agree that the following should be highly considered when hiring one of of those professionals. 1. Expertise and judgment based on experience: It's reassuring to know that whatever advice a realtor/lender is giving you is based on previous experiences. Guesses don't really work well and most likely can take you the wrong path when you...

Big fires are nothing new and the impact that they have on a community can take years to tally. The Roseville Galleria fire is a little different as it relates to one thing. The quick and aggressive response form Roseville city leaders. Most places would have focused on pointing fingers as to why this happened followed by months of red tape that only delay the rebuilding process.  By the end of the day Roseville Mayor Gina Garbolino was talking about declaring a state of emergency.  The following day city manager Ray Kerridge made note of Roseville city officials working hard with other government agencies and the property owner to get a solid plan that would at least have part of the mall open for what is known as Black Friday. This was done even before the investigation really even go...

Wow, I just lost the blog... my computer browser decided to close before I was published..., lets see if I can get back to where I left off... I was listening to the radio Saturday, yesterday, and found a wonderful radio show by a Vitek Mortgage fella and a knowledgeable moderator. Sorry guys I was more interested in what you were saying than who was saying it. I apologize for that. Anyway, a caller came on talking about his home that had been worth about $500,000 but in this market they listed it for $350,000 but the offer came in low, I believe it was $300,000. Everything went smoothly, the borrower qualified for the loan, then the appraisal was ordered. It came in LOW. The appraiser it was explained, had to take into account all of the sales in the neighborhood regardless of how they...

The Roseville Galleria fire is now a city problem and from what I have seen the quick actions by local government have been on time. There are already plans to request aid form the state and other things that will aid in the recovery but what about short term. The loss to the local economy will be felt in the form of lost of jobs.  Retailers with out doubt are making calls and arrangements to try and salvage what could be a major blow to business with the peak of the shopping season coming. I would like to think that with so much retail space available in Roseville  something will happen and prevent some of these retailers form going to other near bye cities.    Roberto 916-847-7212 creconnections@gmail.com Nationwide commercial financing.

The City of Roseville will possibly be asking for help from the state as well as from the federal government. The Roseville Galleria suffered major damage to it's east wing yesterday following a stand off that ended in a major fire. It's 1.3 million sqft of retail with a 95%-97% percent lease rate makes it a power house in the region when it comes to generating income.  With the holiday shopping season getting ready to start in the next week or two this could not have come at a worse time.  The overall impact of this fire could be larger than first thought.   What do you think

Since the beginning of the mortgage scandal, where most large banks allegedly processed hundreds of thousands of foreclosure documents improperly, Wells Fargo has maintained that its business practices have been in accordance with the law. John Stumpf, Chairman and CEO of Wells Fargo, released the following statement: "We are confident that our practices, procedures and documentation for both foreclosures and mortgage securitizations are sound and accurate. For those reasons, we did not, and have no plans to, initiate a moratorium on foreclosures."  For more info go our website at Upside Down Home Cures.com . What does this mean for a home owner that is behind on their Wells Fargo Mortgage?  If a foreclosure is looming on your horizon, the best solution best is to talk with an experienc...

A sold out affair in Roseville this Thursday with the Renovation group at Wells Fargo in Roseville. I'm anxious to see who's who there. Yes, even I was invited... lol. They did it last year before I met them and they indicated they had a sold out event then too. I'll let you know what happens. I know Sean Palmer, Jacob Warren, Colette Gonsalves & Larry Nichols the manager will be there, my lovely wife of 43 years too, there are a few more than may show up so I'll amend this once I see what happens. This renovation group is very active I'm rather impressed with the positive attitudes and great customer training they do in order to keep their clients abreast of changes in the market and with the products they have to offer. The Wells Fargo Renovation products are worthy of mention as they...

Roseville Short Sale Specialist- Who owns my mortgage? Did you know your bank may not really own your loan or have a right to foreclose on your mortgage? Read below about information on how to find out who owns my mortgage. This problem started a long time ago, when Wall Street banks grouped large numbers of loans together, sliced and diced them, and resold them.  They created an impossible situation to figure out who really owns the mortgage notes;   therefore the banks do not have the authority to foreclose on properties they do not own.  The big banks are being exposed after having thrown people out of their homes even though the bank did not have the mortgage note that proved they owned the loan. This situation has been taken to the courts for a solution. In some states, banks still...

Evictions / Unlawful Detainer Actions - Bill Santucci Justice Center (Roseville, Placer County, CA) I was accompanying a client to court for an unlawful detainer hearing and had the pleasure of listening to a few unlawful detainer cases at the newly built Bill Santucci Justice Center in Roseville (Placer County), California. As I sat there listening to each side present their case, I found that I agreed with the judge's rulings: CASE #1 Previous homeowner showed up with her arm in a sling as the Defendant in an eviction after foreclosure. The Plaintiff was an investor who bought the property at a trustee sale. Plaintiff had a verbal agreement with the Defendant that she was going to vacate the premises within a couple of weeks. Defendant did not move out and told Plaintiff she was waiti...

Roseville CA – As a Roseville Realtor, I can do more than just sell your house. In today’s housing crisis, I am helping local families avoid foreclosure. There are many options for you to avoid foreclosure. If you want to keep your home, then you need a loan modification. That is where you request your lender lower your payment to an amount that you can afford. I give away a free loan modification kit to any homeowner who requests it. Depending upon how far behind you are on payments, you can usually get the missed payments tacked onto the end of the loan. You will need to submit your financials and all supporting paperwork to your lender. They will review everything and assign a person to work with you. Everything you do from there forward will determine your fate. For example, many ho...

Roseville CA – If you have ever gotten behind on payments, then you know how mean the debt collectors can be. The constant barrage of threats, demands, and phone calls usually proves to be too much for most people. As a result they give up. Discover how other sellers successfully did a short sale and request a free consultation by clicking here. Debt collectors are mean. But, it is a tough job (although I have no sympathy for them.) I heard of a guy who recently got a job as a debt collector. He quit after a couple of weeks. It was just too harsh and depressing. They get on the phone every day for 8 hours of abuse. Some of the people they call scream at them. Very few people are nice. It’s probably very depressing because you hear about other people’s problems all day long. They become ...

Roseville CA – Fannie Mae stands for Federal National Mortgage Association. Fannie Mae was placed into conservatorship by the US government in June, 2008. Fannie Mae short sales are much simpler than other short sales. Around half of all US mortgages are owned by Fannie Mae or Freddie Mac. That means the company you have been mailing your mortgage payment to does not actually own your loans. You might mail your check to Bank of America, Wells Fargo, or Chase. But, they act as a “Servicer” on behalf of Fannie Mae. Discover how other sellers successfully did a short sale and request a free consultation by clicking here. Fortunately for most homeowners, Fannie Mae does not pursue deficiencies or promissory notes. The only exceptions are if it were a strategic default or the loan has Mortga...
