There's been lots of chatter about low inventory for months on end. While the inventory still remains low, in my opinion the number one reason for homeowners and landlords to place their South Bay of Los Angeles property on the market is interest rates are still hovering around 4%, give or take a bit depending on the buyer's credit score and loan required. Yes, there may not be as many homes to choose from, but a 30 year mortgage at 4% is so appealing many buyers are willing to make compromises on their list of "Must Have" for their new home. From a real estate professional's viewpoint, low inventory is what is keeping the market rather slow this spring in Palos Verdes and the surrounding South Bay Beach Cities. The number of properties sold monthly over the last 3 months is averaging 7 sales a month, 30% less than the comparable period last year. The City of Rolling Hills Estates Real Estate Market, including the unincorprated area known as Palos Verdes Peninsula adjacent to the City, had shown relatively strong sales, however sales slowed considerably in December due to very low inventoy of unsold homes. The number of homes for sale at the end of March of 18 homes is now 39% higher than the same time last year. The average number of homes sold per month in the 1st quarter of 5 is 44% less than the comparable quarter last year primarily due to very low inventory at the beginning of the year. 2013 Palos Verdes homes sales for PV Drive North neighborhood is nearly the same as last year - 68 single family homes sold compared to 69 in 2012. Price per square foot for PV Drive North houses that sold in 2013 increased to $507 from $445 in 2012, a 14.1% increase.  Average sales price for PV Drive North homes sold in 2013 was nearly the same as 2012 - $1,273,236 in 2013 compared to  $1,269,036 in 2012.  The most expensive home sold for $2,400,000 and the lowest priced home sold for $650,000. Currently, PV Drive North has 12 active Palos Verdes homes for sale.  There is 1 condo/townhome for $249,000 for a studio/1 bath, 440 square foot unit.  There are 11 single family homes ranging in price from $899,000  for a 4 bedroom/2 bath, 1,486 square foot home, to $2,799,000 for a 4 bedroom...

                        Chandler Quarry / Chandler Ranch Project   The 91 acre Chandler Sand and Gravel Quarry, located on Palos Verdes Drive East between Palos Verdes Drive North and Pacific Coast Highway opened in 1934. The Quarry was originally owned by the Portland Cement Company. Shortly after forming his own trucking company in 1939, Linden Harold Chandler bought 5 acres of land in the Quarry, and in 1945 he was able to purchase the gravel pit and 600 additional acres of land for $1 million. The family accumulated a large amount of land holdings in the South Bay, part of which the family donated in 1993 to create the 28 acre Linden H. Chandler nature preserve.
