The City of Rolling Hills Estates Real Estate Market, including the unincorprated area known as Palos Verdes Peninsula adjacent to the City, had shown relatively strong sales. The number of homes for sale at the end of September of 22 homes is now 57% higher than the same time last year. The average number of homes sold per month in the 3rd quarter of 11 is 38% higher than the comparable quarter last year primarily due to very low inventory last year. The number of properties sold monthly over the last 3 months is averaging 10 sales a month, 25% higher than the comparable period last year. Palos Verdes Home Sales Palos Verdes Drive North Neighborhood First Half of 2014 Palos Verdes homes sales for the Palos Verdes Drive North neighborhood for the first half of 2014 increased to 36 single family homes sold in 2014 compared to 34 in 2013.  Price per square foot for Palos Verdes Drive North houses that sold in the first half of 2014 increased to $542 from $487 in 2013, an 11.2% increase.  Average sales price for Palos Verdes Drive North homes sold in the first half of 2014 increased to $1,513,770 in 2014 compared to $1,234,502 in 2013.  The most expensive Palos Verdes home sale in the Palos Verdes Drive North neighborhood was $2,825,000 and the lowest priced Palos Verdes home sale in the Palos Verdes Drive North neighborhood was $890,000.   We stopped by to look at horse properties this week in this community of Buckskin, Sorrel and Dapplegray Lane.   One was a 1950's vintage fixer with a nice flat pad for horse area and while we were parking, the mobile horse shoeing service was out front replacing the shoes on one of the "locals."

Dapplegray and Buckskin Lanes in Rolling Hills Estates (Palos Verdes)     The Lanes in Palos Verdes is a small neighborhood of mini-ranch style homes in the horse property area of Rolling Hills Estates.  Many of the homes have stables or expanded horse improvements, plus there is a community riding ring along with trails.   This video is at the end of the cul-de-sac where we sold a property with amazing horse facilities twice.  Once to the buyer and then again when they decided to retire (with their horses) to Florida.  The open field is the huge protected Chandler Reserve in Rolling Hills Estates. Dapplegray Lane, Sorrel Lane and Buckskin Lane, commonly referred to as The Lanes, are located in Rolling Hills Estates, California on the Palos Verdes Peninsula. Some of the most affordable equestrian properties in Palos Verdes are found in the neighborhood. Horse lovers appreciate the community riding rings and easy access to trails, often just a gate away from their backyard barn. The horse properties in the neighborhood are more affordable than those located in nearby Rolling Hills. However, one of my clients often rode from his property on Buckskin Lane to the entrance of Rolling Hills on Palos Verdes Drive North where he accessed the Rolling Hills trails. A Rolling Hills Estates peacock was in no rush to move out of the street and let my jaguar proceed on its merry way as I previewed horse property for a client yesterday. Peacocks are a familiar sight in many neighborhoods throughout the Palos Verdes Peninsula. Some people love them, others not so much. Palos Verdes Home Sales Silver Spur Neighborhood 2013 Palos Verdes homes sales for the Silver Spur neighborhood in 2013 decreased slightly to 56 single family homes sold in 2013 from 58 in 2012.  Price per square foot for Silver Spur houses that sold in 2013 increased to $532 from $476 in 2012, a 11.7% increase.  Average sales price for Silver Spur homes sold in 2013 increased to $967,141 in 2013 compared to $856,384 in 2012.  The most expensive Palos Verdes home sale in the Silver Spur neighborhood was $2,400,000 and the lowest priced Palos Verdes home sale in the Silver Spur neighborhood was $690,000. The number of properties sold monthly over the last 3 months is averaging 10 sales a month, 9% less than the comparable period last year, however there was a substantial increase of sales in May totaling 17 homes sold.
