"When are my property taxes due?"  It is a common question from new homeowners.  In California property taxes become a lien on the assessment date of January 1 each year.  Property taxes are paid in two installments with the first payment due November 1 and delinquent on December 10.    The second property tax installment is due February 1 and delinquent April 10.  The easiest way to remember all these date (at least for me) is to commit the phrase "No Darn Fooling Around" to your financial memory: No = November Darn = December Fooling = February Around = April   My Principles of Real Estate instructor wrote this little ditty on the chalkboard (remember those) and I've never forgotten it. The Stein/Hale Nature Trail and the Nature Center are part of the George F. Canyon Nature Park and Preserve in Rolling Hills Estates, CA 90274.  This area of wilderness is one of the most beautiful and attainable canyons on the Palos Verdes Peninsula.  The great thing about this preserve is that you can walk it or even ride horseback through Willow-Riparian and Coastal Sage Scrub habitats.  The Willow-Riparian Habitat is a space where you can see how wildlife and people merge together.  The different plant species, along with the natural layout of the land help support wildlife in these areas.  The Willow-Riparian Habitat got its name because of the willow trees which dominate this area.  Be careful, however, and do not go too far off the designated areas of the walk.  Along the stream...

The City of Rolling Hills Estates is looking at alternatives to eliminate the budget deficits it is incurring in operating the Peter Weber Equestrian Center Municipal Stables adjacent to the former Palos Verdes Landfill site. Due to the economic downturn, over 10% of the stalls are vacant when in past years there was a waiting list. This is an area between in-and-out pipe corrals at the Peter Weber Equestrian Center. The council brainstormed ideas but settled on exploring two major options: handing the stables over to Los Angeles County or finding private outside management to run them under a concessions agreement.  The stable are located next to the former Palos Verdes Landfill adjacent to Crenshaw Blvd.  .
