The following is an excerpt from a Palos Verdes News Artiocle about the opening of a new book store to replace the Borders bookstore that recently closed on the Palos Verdes Peninsula: When Borders in the Promenade on the Peninsula closed its doors earlier this year, the Palos Verdes Peninsula lost its only book store. Its manager, Pete Ledesma, was stunned; the Promenade store was one of the company’s profitable stores. An employee had read about it on the Internet; Borders released the information to the public before talking to the management of the individual stores.“It was really sad the way they did it,” Pete said. Cris Bruzzone, a regular reader of PalosVerdesSource.com emailed me requesting an update on “the planned condo and/or townhome projects that were originally slated for the Deep Valley Drive and Silver Spur area.”  I welcome the opportunity to answer questions about Palos Verdes real estate.   At the City Managers Meeting in late April, Douglas Prichard from Rolling Hills Estates gave an update (click here to read). Today, I spoke to Niki Cutter, Principal Planner for Rolling Hills Estates, who was kind enough to give me the following information.  She also told me that the City of Rolling Hills Estates has adopted the Cal Green Code. 828 Silver Spur (former Arco site) – proposed is a 4500 square foot Chase Bank building. 627 Deep Valley Drive (old car wash site) – proposed is an assist...

Ways to Improve the Curb Appeal of Your Home- Looking to draw more attention to your home in a positive way? Here are some solutions to improve the curb appeal of your home. 1. Fresh paint can do wonders for the look of your home. 2. Create symmetry- add light fixtures or potted plants at the entryway and make sure you replace old, weathered house numbers, door knobs, and light fixtures 3. The front door is the focal point for people passing by. Paint your front door a complementing color to your house and add a wreath of your liking to create an inviting entryway. 4. Install outdoor lighting to create accent lighting in trees or along a path to your front door. Bonus- this also acts as a way to deter potential burglars. 5. Get your plants into shape by weeding and pruning; mulch to res...

The Rolling Hills Estates City Council will discuss possible changes to city ordinances relating to boarding horses and horse stable requirements.  The meeting will be held at the Rolling Hills City Council chambers at 4045 Palos Verdes Dr. North beginning at 8 pm tonight. Currently, a property;s lot must be a minimum of 20,000 sq. ft. in order to board from 2 to 4 horses. The proposed changes would, instead of a minimum square footage requirement for the lot, impose new rules relating to keeping the horses. For instance, fenced corral areas would need to be a minimum of 800 sq. ft. for the first horse and 300 sq. ft. for each additional horse. No dimension of a horse keeping area could be less than 12 feet in length. There must also be a setback from existing homes of at least 35 feet,...

After making a strong comeback in the average price per sq. ft. of homes sold in Rolling Hills Estates for the previous 3 month period from March to June,  the most recent 3 month period showed a 20% decline in price per sq. ft. for properties sold.  It also is an approx. 11% drop from the comparable 3 month period a year ago.  Although showing a decrease in average price per sq. ft., the average price per sq. ft. for the last 3 months of $428 is almost identical to that of the adjacent city of Rancho Palos Verdes ( See market report at Rancho Palos Verdes Market Report ). Because of the relatively small number of monthly sales, the average monthly price per sq. ft. for this city is highly dependent on the type of homes sold during the month.               Curnt vs. Prev Month Curnt vs....

During the early 1900's the Dicalite Company began mining diatomaceous earth in the area now occupied by the South Coasrt Botanical Gardens off of Crenshaw Blvd, the former Palos Verdes Landfill site between Hawthorne and Crenshaw, and Ernie Howlett Park off of Hawthorne Blvd, , but at this time it was mostly surface mining. By 1929, open-pit mining was being pursued. In 1944 the mine was sold to the Great Lakes Carbon Company and mining began in earnest. By 1956, production of the mine declined and the site was sold to the County of Los Angeles, which then converted the site to a Sanitary Landfill in 1957 until it was closed. On Dec. 31, 1980, the Palos Verdes landfill officially closed after having accepted a total of 24 million tons of trash since its opening.Partial restoration of t...
