Rocklin Condo 412 Beachcomber Dr - Sold by Rocklin Agent Allan Sanchez  I think I'm actually jealous of the buyer who just closed on my latest sold condo in Rocklin.  412 Beachcomber Drive is a 3 bedroom, 2 bath condo with 1,200 square feet.  It was a short sale with Bank of America and Greentree that got approved and sold for $145,000.  That's right...3 bedrooms in Rocklin for $145K...Lucky buyer! Rocklin short sales take some time to get approved by the lender.  When I first listed this property and opened escrow, $145,000 was the current market value.  However, in the few months it took to get the short sale approved, Rocklin has seen some amazing appreciation.  If I listed this Rocklin condo today, I'm certain it would sell around $175,000.  The low inventory and high buyer demand h...

  I got a request from a client to look around their Rocklin, CA home for the extent of dry rot to the siding and trim. There certainly were some areas on the sun side of the home, but overall, not too bad. While crawling through the shrubbery I happened upon these delicate blooms and had to get a shot.   If all goes well, I may be doing dry rot repairs at this Rocklin, CA home.       View Larger Map

  Your Sacramento Fence Has a Few More Years; The Retaining Wall Needs To Be Repaired.   There are times when the repair that I was called to look at leads to something else. I looked at a wood fence today that the Sacramento management company was considering repairing soon. The fence itself has signs of weathering and a few loose fence boards but not too bad. The fence was not in perfect condition but it could probably hold up a few more years. There were portions of the fence that had been replaced and repaired a few years ago, but it was not a new fence. The problem that I saw was with the lower retaining wall.
