Rocklin is about 5 miles from Roseville, 12 miles from Lincoln where Thunder Valley Casino resides, and 22 miles from Metro Sacramento.  Recently the City of Rocklin celebrated the 115th Anniversary.  This anniversary commemorated the incorporation of the City back in 1893.  I remember 20 years ago as I pass through this City heading north as just a mass of land with very little development.  Today, Rocklin continues to evolve with planned communities such as Stanford Ranch and Whitney Oaks.  Population continues to grow and a mixed group of people call this place home.  Currently there are four community parks with one still under development in Rocklin.  Click to learn more about the parks below:Johnson-Springview ParkLone Tree ParkTwin Oaks ParkMargaret Azevedo ParkWhitney Park - In ...

This report covers both East Rocklin (95667) and West Rocklin (95765). The real estate market in Rocklin, California in October was fairly representative of greater Placer County.  Forty-five homes sold in October, bringing the unit volume down 29.7% from last 64 units last October.  This is typical of the downturn that the whole area has experienced in the last couple of months.  Prices have fallen only marginally, but some of this is misleading because this October average home was 7.7% larger than last year’s average.  Thus, while the average sold price was fell only 5.6% ($446,204 this October versus $472,671 last year), the average sold price per square foot was down 12.3% ($190.04 this October versus $216.72 last year). Buyers this year enjoyed almost a five percent discount from ...

This home was vacant when it was listed.  We used some of the owners furniture in the staging plan to help save them money.  We always find creative ways to save our clients money.  See the results! This home went pending in 2 weeks.     The couches were the clients, we added accent pieces to the room for a finished look. Our staging's are tailored to the features of each home.                                This room was repainted and staged. With a vacant room, it is hard for buyers to imagine what will fit in the space. With the influx of vacant listings on the MLS, staging helps to distinguish your listing from the rest.  Contact One Step Staging for information on how we can help transform your home from hum drum to ooh la la.

Those pesky insects really are smart.  They know when you hear them, it starts a frenzy, that humans are reminded that Spring is here and they need to get ready for those buzzing mosquitoes.  They really are not all that bad really.  It does remind you of Spring, it does remind you of preparation (going to the store to buy repellent) and.... they seem to be right there when you least expect them.My point here is... what do you do in a positive sense to buzz in your Realtor's ears without being a pest?I call my Realtor team every Wednesday, yup... every Wednesday, whether I have one of their listings or not.  Just a quick call something like "Hi, Happy Wednesday Staging call from Lori, just checking on the status of 1234 Happy Lane.  How did it go for the OPEN?" or..."Happy Wednesday Bob...

While the same cannot be said for other regions of our area, the 95765 zip code so far this year is out performing last years numbers by roughly 15% and the overall California numbers by over 20 percent.  While this isn't "burning down the barn" so to speak, it's nice to see that properties are moving.  Our inventory of homes is up but that is to be expected as we are now in the prime selling time of the year.  My listings are getting more acitivity than they were over the same period last year and these are good signs. New homes: Over the last six months, I've become intimately familiar with the new home market in the Lincoln, Rocklin and Roseville areas.  Prior to the subprime lending market "collapse", it was thought that new homes had reached the bottom of their market last Septembe...
