This report covers both East Rocklin (95667) and West Rocklin (95765). The real estate market in Rocklin, California in October was fairly representative of greater Placer County.  Forty-five homes sold in October, bringing the unit volume down 29.7% from last 64 units last October.  This is typical of the downturn that the whole area has experienced in the last couple of months.  Prices have fallen only marginally, but some of this is misleading because this October average home was 7.7% larger than last year’s average.  Thus, while the average sold price was fell only 5.6% ($446,204 this October versus $472,671 last year), the average sold price per square foot was down 12.3% ($190.04 this October versus $216.72 last year). While the same cannot be said for other regions of our area, the 95765 zip code so far this year is out performing last years numbers by roughly 15% and the overall California numbers by over 20 percent.  While this isn't "burning down the barn" so to speak, it's nice to see that properties are moving.  Our inventory of homes is up but that is to be expected as we are now in the prime selling time of the year.  My listings are getting more acitivity than they were over the same period last year and these are good signs.
