How does the consumer choose the realtor that they want to work with?  There are 285 REALTORS IN PLACER COUNTY listed in Activerain. Our office alone has 21 REALTORS IN ROCKLIN CA. All of these realtors feel pretty good about themselves, and they are all saying "I am great" "I am a area expert". If all the realtors are saying this how does the average consumer decide on who is the best or who knows the most? Do they flip a coin?  is it the first realtor who calls them back?  I would like to hear from an actual recent homebuyer to find out how they picked their realtor. The ten year note rate just went down to 3.34%. It was 3.72% at the beginning of May. That translates into mortgage rates dropping about 4/10's of a percent since May. I am surprised about this because at the end of april the 10 year note rate was in the mid 3.8% range. It looked like that rate was going into the four percent range for the summer. The complete opposite happened. More bad economic news kept comong out and that translates into lower 10 year note rates. the producer price index dropped .1% last month so investors are not worried about inflation in the near future. Why does the homebuyer care about the fact that the ten year note rate went up? Well mortgage rates are tied to the ten year note rate. The ten year not rate was 3.66% about 10 days ago. Now the average 30 yr fixed rate mortage has gone up by .15 percent in the last 10 days. If a person is using a HOME LOAN TO PURCHASE A HOME IN ROCKLIN CA, they now would get a payment $23.0 per month higher on a $250.000.0 loan. If that same person was shopping for MORTGAGE COMPANIES IN ROCKLIN 10 days ago, they need to start shopping all over again because the interest rates have gone up so much. A ten year rate at 3.86% is still low if you look at the history of the 10 year note rate. Rocklin, CA Housing Snapshot Let's take a look at the month of January for Rocklin, CA. There were 158 total single family residences for sale.  Of those, 24 were bank owned (REO), 51 were short sales and 83 were traditional sellers or flipped properties. Average price per sq foot was $139.  Average days on market jumped 73.4% up to 137 days, up from 79.  I'm sure this was due to the bad weather and the fact that people were Christmas shopping in December and weren't looking at properties. The good news....inventories have gone up the last few months. Rocklin went up from a 2.4 month supply of available properties to 4.1 months of supply from Dec. to Jan, that's a 70% increase in one month! Why Do Real Estate Agents Make X% When They Only Put Up A For Sale Sign? I am using x% because commissions are negotiatble and it depends on the area and the type of property that you are selling. This last week I was again reminded of just how some people think.  Someone wrote a letter to a relative of mine trying to persuade my relative to sell their house to them.  In the letter they said that the real estate agent told my relative the house was worth "X".  But they said it wasn't worth "X" because the agent didn't use the right comparable properties, the carpets needed to be replaced, they didn't like the cabinets, they would have to change out the tile floor, etc.  And then the bomb....and plus the real estate agent is going to be charging you x% for putting a sign in the yard so j...

I was so excited today because the 10 yr. note dropped to 3.33%. Mortgage rates are tied to the 10 yr note rate. When the interest rates drop on the 10 yr note then fixed mortgage rates drop. Here are examples of what some MORTGAGE BROKERS IN THE ROCKLIN CA area could offer today. The 30 yr fixed rate dropped to 4.5% for 1.25 points. The 15 yr fixed rate dropped down to 4.0% for 1.5 points. The 20 yr fixed rate dropped down to 4.375% for 1 point. These are just averages right now as loan to value and credit score could raise or lower these average rates for the client.I have been a mortgage broker since 1993 and I cant remember the rates being so low.  This means that a person buying a home for 335k and a loan amount of 325k would have a principal and interest payment of $1656.0 per mon...

I just wanted to write a quick article about the current interest rates since many people didnt realize that Sellstate Realty First is also a MORTGAGE LENDER IN ROCKLIN CA ALSO. The interest rates have gone up a quarter percent in the last week and a half. It looks like when the rates dropped below 5% that was another low of the year as they didnt stay there for long. If a person's loan was approved today without any conditions they could get a INTEREST RATE OF 4.625% for 2 points. You could also lock in at 5% without any points on the 30 yr fixed rate. I am amazed that a person could get a 15 yr fixed MORTGAGE INTEREST RATE at 4.25% for a point and a half now. I just gathered all the data for the HOMES FOR SALE IN ROCKLIN CA 95765 zip code. I counted 179 active listings in that zip code. There are 100 short sale listings and 79 listings. Out of the 79 listings there are only 5 bank owned listings. There have been 119 sold HOMES IN ROCKLIN CA the last 3 months. That is an average of 40 homes sold per month. That tells me that there is a 4 1/2 month supply of HOMES FOR SALE IN ROCKLIN CA. That is about an average supply of homes on the market. If it was something like 9 months supply of home for sale ,that would tell me that market still has the potential for dropping in price. There's a form I have to give to every person who gives me an application for a mortgage.  In my business lingo it's called a "TIL" for Truth in Lending.  It provides detailed information on a loan quote so the customer can be well informed. But there is another kind of "Truth in Lending" and it involves the applicant's responsibility to provide truthful information on their application. I recently received an application from a customer for a home purchase.  There were a few items on it that didn't seem quite right, however.  I began to do some research.  The borrower's stated employer didn't employ people with the borrower's stated occupation.  The stated work phone didn't ring to the supposed employer.  One question on the application was not answered truthfully.  Discrepancies like ...

Did you know that there is a station in Rocklin, CA that teaches the public about compassion to our earth?  With emphasis on our environment - I was surprised to find this place by accident.  I was driving Interstate 80W just the other day and noticed a sign "ECOSTATION" before the Rocklin Rd exit. I've never seen it before, so I decided to exit.  I thought it was a store but it was far from it.  I found out it is an environmental education and exotic wildlife rescue center.  One of the two built in California (the other one is in Southern California).  The building itself is built with recycled materials.
