   Once in awhile I come across a salesman who reminds me of Mr. Haney from the show Green Acres. "Would you be interested in this genuine replica of a bronze colored plasticized Japanese coin"?    Are not required.. there's something missing to this statement when I hear certain salesmen (and women) mention to a potential home buyer that certain things are "not required". Carbon Monoxide, Seismic Straps, Smoke Alarms, it doesn't seem to matter to them the safety conditions as long as they don't have to provide any contingencies. That's OK, when I hear these words being mumbled by a salesman while I'm minding my own business inspecting a home, I already know how I'm going to report it.  Being a home inspector does'nt mean I'm the referee. Inspecting HVAC for Real Estate in Modesto CA       The process for inspecting HVAC systems begins with a visual examination of the coolant and oil lines. It is imperative to ensure the coolant line is insulated completely.  On a split HVAC system, there are two pipes that run from the condenser to the air handler. One is large and is called the "suction" or "coolant" line and the other is smaller in diameter and is called the "pressure" or "oil" line. The basic fundamental design of the system is to turn a liquid to a gas, and then turn that same gas back into a liquid.    The insulation on the suction line serves two very important functions. Nails and nailing      It sounds so simple and small doesn't it?   I'm not only a home inspector, I'm also a finish carpenter. I hammered thousands of nails. Fat ones, skinny ones, tall and short. It's funny though how something so small can actually require a decent amount of skill to use. Back in the day before pneumatics became popular, a carpenter held a pouch full of nails and a trusty hammer. Now, you will only see nails in a carpenters pouch when he is doing pick-up or punch work (coming behind and fixing some minor errors).       Waffle head hammers are just what they sound like. Dear Active Rain consumers, I'm here now is all I can say.  I missed you while I was out.  My Dad got really sick and passed away.  My middle son moved back home & we struggled with that routine too.  Business has been wonderful.  I have been blessed with wonderful sellers & buyers thruout this past 6 months.  Christmas is upon us & I am so thankful to have my health (extra pounds, ughhh) but nevertheless I am thankful for all that is in my life.  Thank you for coming back.  I look forward to writing about these past short sales that have been approved, the buyers that I have gotten into houses & my wonderful family that I love to share with all of you.  Glad to be back. I often get the question from new buyers to the Ripon, "What is the climate of Ripon CA like?". My response is usually the same.  It can be hot in the summertime (80 to 100 degrees or so) & then the winter (50 to 60 degrees).  That is because I live here.  I got to thinking that clients need the official response, because maybe I am skewed by my own experience. Springtime means Ripon Police Dept puts their Powered Parachute (PPC) back into patrol. This is a unique Police tool that Ripon was one of the first to have one back in May 2009.  Everytime my dog sees them overhead, he barks.  I must say that I am always looking up when they are out patroling just because it's so neat to see.  It's like watching a police motorcycle in the air. Things I love about our local Ripon Police having this.  They can patrol areas that are hard to reach by car.  They can really see the bad guys in action.  I love that it only cost $30 an hour to operate (how cool is that one!!) Veteran's Park in Ripon has tennis courts!! I'm not a tennis player but I got some funny idea in my head that my son & I should do something together (just him & I) during this Easter Break.  Since my hubby was out bonding with our older son at the Ripon Fire Academy. First Noah & I had to assess what tools we had to accomplish playing tennis together.  We found only 1 tennis racket (super old).  It was my mom's that Noah had managed to obtain from his Grandma at one of her garage sales last year.  We had slobbered on tennis balls that the dogs had loved on (that just wouldn't do). Pay it Forward ~ picked up yucky trash at our local Veteran's Park in Ripon.  Today I just had to do it.  My son was so worried that I was going to get a disease from picking up garbage.  It was a small gesture to pick up the garbage.  Wads of toilet paper were in the baseball area of this park.  Not anymore.  I'm hopeing that my 11 year old son took a valuable lesson away today.  That it's good to throw away trash that is not your own.  (175,-4)
