Range hoods we have seen on FHA 203k projectsHere are some of the interesting hood vents we have seen lately. Thought this was interesting.        Concord house            This is the above kitchen prior to the FHA 203k loan being in place               Albany CA updated  kitchen with wild looking hood vent.             Even the last owner liked to see the vent pipe going up the wall. I received an offer from an investor for a duplex that I have listed in Richmond, CA. The numbers are excellent, especially for the San Francisco Bay Area. The list price is $199,900 and the rents are $2850/mo. When the  potential buyer did an interior inspection, though, both sides of the duplex were messy -- unmade beds, clothing on the floor, stuff scattered about the back yard, etc. After viewing it, the buyer decided not to go ahead with the purchase. So, it's back on the market, looking for an investor that can see past the messy housekeepers!

There has been allot of interest in the "Feasibility Analysis" we do and how it is best used. There are several uses that we will provide for you herein: 1) Property isn't listed yet - you want to make an offer and you need to nail down the cost to make the repairs so you can make an educated offer. The feasibility report can accompany your offer so the seller understand that YOU have done your due diligence to determine a "fair" offer. 2) Property has been listed for a long time and needs a good deal of work. The list price is high and out of line with reality. I was listening to the commentator on the radio on the way into the office this am and they confirmed it.  What do you do when you can't get a loan on a home because it is too small? Easy, it is a 203k or Home Style Renovation project. If you add on to a home it is a 203k. Therefore if you have a listing that is too small and can add on a room or bathroom in some cases you have a 203k project... sorry it is structural so it is a "full 203k" and not a streamlined k. This includes homes that are totally fixed up already or those in need of work. Last night in Concord, CA we had a small group but lots of questions, I think we opened some eyes to the 203k, one contractor rep came that turned out is representing a contractor that used to do quite a few 203k projects for us throughout the 1990's and that was fun. Ray Luna will be stopping by my office on his way back from Antioch this afternoon. Ray was a top notch contractor and does excellent work in the entire bay area and up to Sacramento. It is fun seeing people you knew years ago are still doing well in the business. Several Realtor/Agents were present and good questions came up from them. The word on the street is that Bank of America is beginning to foreclose at an alarming rate. This will likely dominate the market with foreclosures the likes we have never seen. Wow. The word I heard was that there will about 45,000 hitting the market per week by November 2010. That is astounding. You won't get a refi once that happens as could create such a low in some markets that we will be sent spiraling into never never land with Alice.  Lets try to see some good in this. Anyone got a handle on the new rules for the EPA lead renovation guidelines? If the home you are about to renovate is built prior to 1978 (1980 in reality) you must assume it has lead based paint until you find out otherwise... suit up and test it. If it doesn't then you are safe to go to work. If it does test positive you have to use the guidelines to deal with it.  I think the most stringent guidelines is your intent when dealing with the problem. Two contractor types can do the work. A renovation contractor or an abatement contractor. It is the same exact work but we do renovations. Example: If your intent is to cover the existing interior walls with a layer of drywall and contain the lead for looks, it is a renovation project and we are good to go.
