    An interesting article that came out today, March 26, 2009, shows how buyers are feeling about today’s market. The survey showed that more than three-quarters (78 percent) of potential first-time home buyers say that now is a good time to buy a home, despite widespread concern about the economy. Out of the 1,000 prospective U.S. first-time home buyers surveyed in early March for the CENTURY 21 First-Time Home Buyer Survey, 68 percent think now is a better time to buy than six months ago. Another factor driving motivation for buying is home prices. More than eight of ten first-time home buyers (85 percent) say they consider current home prices affordable and 73 percent cite that taking advantage of current prices is a major factor in their decision to buy. Today my blog looks at the 94062 zip code area of Redwood City which includes Palomar Park and Emerald Hills.  Both Emerald Hills and Palomar Park offer hillside living and close proximity to major commute corridors.  In June 2007 the average sales price in this area was $1,634,000.  From July 2006 to June 2007, 427 new listings were entered on the MLS (multiple listing service) in this area per mls data. In June 2008 the average sales price in this area was $1,631,000.  From July 2007 to June 2008, 473 new listings were entered on the MLS in this area per mls data. It seems that another battle a la Bay Meadows is shaping up... this time in Redwood City. A group calling themselves Citizens to Protect Redwood City has pledged to fight the Open Space Vote, a city charter amendment proposal by environmental groups to require two-thirds of voters to allow construction in areas deemed "open space." The proposal is aimed to target 1,433 acres of bayfront land owned by Cargill Inc., who is now considering developing part of the land. According to the publication, the Bay Conservation and Development Commission voted last week to approve the development of the last remaining vacant property in Redwood Shores. The project, to be completed by developer Max Keech, includes 158 new town homes and an elementary school. What does this mean for the market? Only nine homes traded hands in May, down from 13 one year ago. Over bidding is waning as seven of the nine homes sold for under the asking price, one sold at asking and one only slightly above. The average time it took to sell a home increased to from 13 days a year ago to 21 this May. These are all signs of a cooling market so if you are thinking about a move now may be a great time.

MEDIAN HOME PRICEComparing March of 2007 to March 2008, it's interesting to note that the median price dropped 3.9% or $50,000-from $1,265,000 in 2007 to $1,215,000 in 2008. It's especially revealing in that the median home which sold during those two periods was exactly the same size-2,390 square feet; and the number of sales for the two periods was identical at seven. The only noteworthy anomaly was two homes in Governor's Bay which sold for the exact same price a year apart. Both sales involved the same model floor plan and in both cases the home was listed at $1,589,000 and sold over asking for $1,620,000.  Clearly that comparison alone would indicate flat appreciation for the past year but unfortunately one sale is not enough to adequately gauge the entire market. Notice how the reported median price for 2007 was up 3% over 2006. We adjusted for the fact the the median size home which sold in 2007 was 100 square feet larger. Accounting for larger homes selling, 2007 actually experienced a median price drop of 2.27%, or perhaps better stated swing of 5.27%. In our estimation this is critical information buyers and sellers should know. Yet it is unavailable to the general public due to the enormous time spent performing manual calculations.
