Hello and welcome to ~The Crosby~ Rancho Santa Fe California Foreclosures, Bank Owned REO, Homes for Sale, Real Estate.   Understanding the foreclosure property auction (also known as Trustee Sale) process takes time, due diligence, and understanding.  Saavy Real Estate investors can find some of the best deals around buying at these auctions, but is it right for everyone?   We would like to help explain further about these auctions and the benefits and downsides of buying Real Estate at them. Understanding the process is the key, and here is how the process goes as an overview: Pre-Foreclosure (Also known as Notice of Default).  Pre-Foreclosure is usually when the current homeowner is 90 days past due on their Mortgage.  The current lender files with the County Recorders office a Notic...

As a buyer or seller in the Rancho Santa Fe real estate market, having information about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying a home in Rancho Santa Fe, or selling your Rancho Santa Fe home.  The Rancho Santa Fe real estate market is very localized, and the most expensive community, on average, in San Diego County, and knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision. Hello and Welcome to Rancho Santa Fe Homes for Sale Rancho Santa Fe is a census-designated place (CDP) in San Diego County, California, United States and a bedroom community of San Diego . The population was 3,252 at the 2000 census. At $245,631, it is one of the highest income communities in the United States with at least 1,000 households. The CDP is primarily all residential with one shopping avenue as well as several private schools, condominiums, and single family residential areas situated on uncommonly large lots. Rancho Santa Fe has strict design restrictions. Many streets outside of the downtown area are lined with landscaping; on side streets the landscaping of individual properties provides ambient decor. Very few homes are visible from the road. Forbes reported Rancho Santa...

Walkable NeighborhoodsReal Estate Near Rancho Santa Fe Village In this next article in the series of walkable neighborhoods we explore the affluent community of Rancho Santa Fe. Rancho Santa Fe real estate has the reputation of being some of the most expensive in the country. The median price of a detached home puts Rancho Santa Fe near the top of Forbes' list of the most expensive zip codes on more than one occasion (the median price of a detached home in RSF for 2008 YTD is $2.8 million, with the average over $3.5 million). The town is unincorporated, although battle has raged recently in attempts to incorporate and thereby derive some greater measure of control over community services. The most recent attempt failed, but I suspect efforts will continue. Like other small wealthy commu...

The 8th Annual Rancho Santa Fe A Finer Art Affaire was held today in the village parks. The weather was beautiful, as always, and there were abundant artists on hand to showcase their creations, the bulk of which were paintings (all mediums) and jewelry. Rancho Santa Fe is a beautiful, affluent community a few miles inland from the ocean, and the parks in town just east of the famed Inn at Rancho Santa Fe are a perfect spot under towering trees for a high caliber event such as this with over 150 fine art vendors. The event is run by the Rancho Santa Fe Art and included a Children's Art Show, music and art demonstrations. Favorites of mine include abstract works by Julie Weaverling, "feats of clay" by David Salk, and Spirit Keepers by Shelley Rapp Evans. This annual event is a must-see f...

The controversy brewing in one of America’s most expensive zip codes is over, for the time being at least. I recently wrote about the push from a large contingent of Rancho Santa Fe homeowners to have the community become incorporated – there are benefits of doing so, but also lots of controversy among the residents, some of which revolves about the exclusive neighborhoods that would be excluded from the incorporation that are now considered Rancho Santa Fe. For a community where the median home price right now is about $2.7 million, this is big news. Read: Rancho Santa Fe – Incorporation as a Town: Pros, Cons and Controversy It seems that sufficient voters have decided this is not to be, at least for now. The required number of signatures to bring the issue before the Local Agency Form...

Forecl-----. It’s a word softly whispered when luxury homeowners in luxe communities like Palm Beach (33480), Beverly Hills (90210), Greenwich (06831) and Rancho Santa Fe (92067) discuss their local real estate markets. Real estate prices have been declining in many of these markets throughout the country, and some of the heavily mortgage homes are ending up as foreclosure sales. The most prominent foreclosure victim of late is Ed McMahon, whose $5 million Beverly Hills mansion was recently lost to foreclosure. This morning, CNNMoney reports that three of the richest US zip codes saw nasty declines in home prices for the three-month period ending April 30, when compared with the prior three months. The three biggest losers? Continue reading for some interesting surprises!   San Diego Re...

Who are these young and ultra-affluent buyers of homes in Rancho Santa Fe. Coronado and La Jolla, CA or residences in Aspen, Palm Beach and Manhattan? The Wall Street Journal's Robert Frank, in his best-seller Richistan, calls them instapreneurs (didn’t he coin the term?). These are the new titans in technologies, who have benefited from a rise in financial speculation and governments that support free trade and wealth. Instapreneurs are not plodders when it comes to accumulating wealth. They don’t develop companies to last for family generation; rather, they may launch several companies over their career life spans. And the goal for each venture is a lucrative “exit strategy” that will create the fattest windfall possible. What are these luxury buyers seeking when searching for their t...

Here's the rental map for part of Encinitas and Rancho Santa Fe. As you can see, there are a LOT of properties for rent in Rancho Santa Fe. I was surprised at how many there were.Notice how few rentals there are in Encinitas except for the coastal area. THere are actually quite a few in Solana Beach and Del Mar as well, but he number in Rancho Santa Fe was quite high, I thought. We have interactive rental maps at our web site where you can peruse the inventory courtesy of Sandicor MLS.John Hokkanen, Encinitas Real Estate

San Diego’s high end coastal North County is surviving the real estate storm fairly well–at least compared to the rest of San Diego County. We’ve had a surge of buyer interest in Rancho Santa Fe real estate lately, and the folks at First American Title were kind enough to share some of their recent San Diego market research with us. Rancho Santa Fe has the highest home prices in San Diego County, and also consistently makes the top ten lists of priciest homes in the United States as well. Many affluent home buyers want the peace, land and privacy afforded by Rancho Santa Fe. Home prices here generally start at $2 million and quickly rise to multiples of that amount. Real time market stats for Rancho Santa Fe can fluctuate from month to month, and minute details can be pulled from that ...

The San Diego real estate market has been swirling with dismal reports about short sales, foreclosures and inventory gluts. The markets are particularly bad in San DIego suburbs like Eastlake, Otay Mesa, San Marcos and Oceanside–where so many new subdivisions were built in the last six years. Buyers swarmed into these communities, lured by granite countertops, stainless appliances and liar EZ loans. Most buyers assumed they would be able to sell at a profit as soon as the builder’s next phase was released. Fallout from this real estate mess has left no community unscathed. Even the Rancho Santa Fe real estate market has a few foreclosures pending. But more than a few San Diego Realtors are starting to whisper about the return of multiple offers. These aren’t the same kinds of multiple o...

Controversy is brewing in Rancho Santa Fe, the most expensive community in San Diego County (median home price as of 12/31 07 was about $2.9 million) and one of the priciest in the US. Seems the community, some of it that is (primarily the Rancho Santa Fe Covenant), is pushing for the area to become incorporated as a Town and to include 8 surrounding HOAs. This is a long process, perhaps 18 months to 2 years for review, and requires voter approval (25% must approve the petition, which is then forwarded with an application to the San Diego Local Area Formation Commission [LAFCO] for review, environmental studies, hearings, and ultimately a general election). It costs money, too…about $500K, which will be forgiven if the incorporation does not get approved. There are supposedly some adva...

It may be hard to consider any Rancho Santa Fe (92067) real estate a bargain, when single family Rancho Santa Fe homes start at $1.15 million and currently peak at $29.9 million. Moreover, only 16 of the current 167 active listings in RSF are priced under $2 million. Hardly the bargain bin of real estate.Rancho Santa Fe, nestled in the eucalyptus groves of North San Diego County, is perennially listed as one of the wealthiest zip codes (92067) in the nation, and is generally seen as being almost bullet proof when it comes to market downturns.  Still, with some diligent searching,  we have bumped into a few notable buys:   A 3220 square foot Del Rayo Downs home in Rancho Santa Fe was purchased for $1.74 million on 3/14/2006. It is vacant, in lovely condition and has been reduced to $1.39...
