Palos Verdes Home Sales Palos Verdes Drive East Neighborhood 1st Half 2014 Palos Verdes homes sales for the Palos Verdes Drive East neighborhood for the first half of 2014 was nearly the same as this time period in 2013 -  32 single family homes sold in 2014 compared to 33 in 2013.  Price per square foot for Palos Verdes Drive East houses that sold in the first half of 2014 increased to $460 from $409 in 2013, a 12.6% increase.  Average sales price for Palos Verdes Drive East homes sold in the first half of 2014 increased to $1,394,950 compared to $1,068,830 in 2013.  The most expensive Palos Verdes home sale in the Palos Verdes Drive East neighborhood was $2,350,000 and the lowest priced Palos Verdes home sale in the Palos Verdes Drive East neighborhood was $350,000.   We all encounter roadblocks from time to time.  Sometimes we can work through them, other times we can go around them.  On the other hand, in some stubborn cases it may be necessary to take a different direction or wait for them to pass.   Such was the case with the elephant roadblock we encountered in Botswana. We waited from a relatively safe distance for the road to open up.  The matriarch approached, checked us out, and the rest of the herd moved on after her nod of approval.

  Nice, France is filled with homes of  architectual history and interest.  The majority of homes found on the Palos Verdes Peninsula were built primarily from the 1940s and later.  We do not have many historical residences.  Those few we do have from the 1920s and 1930s are often in the style of Old Spanish with red tile roof and multiple arches.  These homes of architectural and historical interest are highly sought after by a select group of buyers who are looking for something other than the typical ranch style home so prevalent in many Palos Verdes neighborhoods.   Mid Century Modern homes are relatively rare in Palos Verdes, but there are some and those attract a particular type of buyer as well.  Since the 1980s the Mediterranean style has dominated new home construction in Palos...

Is there an effective way to combat the Big Dog, Little Dog Syndrome present not only in the real world of dogs of differing sizes sharing the same turf, but also in the real estate world with agents of both big and small stature operating within the same territory? I ask this question because my little dog ended up on the very short end of the stick when we encountered two big dogs being walked, or rather walking the child who was holding the leash.  Yes, there are leash laws and all three dogs were on leash.  However, there are no laws in place stating what the ratio of walker to "walkee's"  weight must be.  This child was outweighed by the animals supposedly in her control.  The dogs were big, my dog was little and the attack was sudden.  The owner walked several yards ahead of his ...

Milne, Winnie-the-Pooh   Although I'm a regular reader and follower of Laura Cerrano I somehow missed her suggestion that Active Rain members write five gratitude posts stating three reasons we are grateful.  Today is a great day for me to begin that writing journey. Yesterday, my dog was attacked by two large dogs while out walking on the trails in Rancho Palos Verdes.   1.  My first thought this morning was I'm glad the attack was not worse than it was.  My dog required stitches and could not walk, but she is alive, traumatized and trembling, but alive. 2.  I'm so grateful for the urgent care workers who took Faye in right away to assess her injuries. 3.  Dr. Caylor...

Pricing property is not a precise science, especially if the property is unique in style or location.  There are many factors to consider when establishing property value such as location, condition, lot size and view to mention a few.  If the neighborhood is homogeneous, as many subdivisions and neighborhoods are, the task is easier although an element of subjectivity remains.   I recently was called in for a price opinion on a Palos Verdes home.  The property was located on a "like-kind" street of typical ranch style homes.  The subject property was most definitely over improved for the neighborhood.  As a matter of fact, any three year old could answer the question from the Sesame Street ditty, "One of these houses is not like the others.  One of these houses does not belong.  Can y...
