                                                    Summer is but a memory, but that doesn't mean you must give up enjoying the beach.  I often walk along the beach adjacent to the Portuguese Bend Beach in Rancho Palos Verdes pictured in this photo.  it's just as lovely in January as it is in June.   Fall is a wonderful time to enjoy the beach whether from your window or on the sand.                                                             Taking Tea on the Royal Yacht   I have a catchy surname--Toering, and if you Google my last name the top placement goes to establishments in the business of selling toe rings.  However, my client base of high-end homes and affluent buyers and sellers are not suited for playing off my last name, even though I can't tell you the number of times agents and consumers suggested I give away toe rings as a catchy marketing ploy. Lunch on the patio seemed like the perfect way to enjoy this near-perfect Southern California day.  With the bricks on the patio freshly swept and the occasional falling of a leaf (probably a result of the drought, not seasonal changes), it gave me a chance to enjoy our Mediterranean climate with a 78 degree day, and a chance to pencil out work plans for the week.     I spent a little time eating, some time planning, but mostly I enjoy the time spent in the garden.  We may not have the traditional spring or fall, but as our long, dry summer rolls into what we hope will be a mild, wet winter, those in between days are a delight to experience.

How is the real estate market in the Ladera Linda neighborhood of Rancho Palos Verdes? The housing market took us on a roller coaster ride during the recession years with home prices falling close to 20 percent on the Palos Verdes Peninsula.  2012 saw the beginning of the slow climb upward, and 2013 will go down in my memory as the great recovery year with gains of 20 percent or more.  Fortunately, the rapid rise in prices tapered off in 2014 and my guess is we will experience a modest 5-6 percent increase in prices for the year.  The number  of  Palos Verdes homes sold in 2014 lags behind 2013 statistics.  In a nutshell,  we're in a slow recovery mode, but home values have regained what was lost during the financial debacle.   What do these numbers mean for home owners considering the...

The city lights view is prevalent on the north and east sides of the Palos Verdes Peninsula.  The east side of Palos Verdes overlooks the Los Angles Harbor, San Pedro and Long Beach with mountains often visible in the distance.  The north side of Palos Verdes overlooks the South Bay area all the way to downtown Los Angeles and beyond to the mountains. The clothesline is alive, well and being used in Burano, Italy!   I snapped this photo in Burano, Italy in 2007.  It was a treat to see the clothes on the line drying under the hot Italian summer sun. We had the most delicious seafood in Burano--fresh off the boat!  It was the best meal of our 14-day trip, and I highly recommend a side trip to Burano the next time you're in Venice.  I'll bet you will see clean clothes flapping in the wind from many of the clotheslines on this quaint island village.

Seasons are subtle in Southern California, but these pears from the tree in Josh's yard were my formal notice autumn arrived.   Before we know it, pumpkins will begin appearing on doorsteps as people give a decorative nod to the fall holidays. Today I spoke with a prospective seller contemplating whether to list his property this fall or wait until spring.  Thankfully, winter does not arrive with snow and chilly temperatures in Los Angeles and the month of the year has less to do with the best listing date than the seller's wants and needs. The best time to list a property for sale is when the time is right for you.

My sister is delving deep into our family tree thanks to Ancestry.com.  I receive frequent updates about the latest relative of note.  I must admit it is fascinating to take a long look back, and I do mean a long look as she's traced both a paternal and maternal direct line back to Charlemagne.  Once she struck royal veins records abound and the hunt intensified.  I follow with great interest but I'm happy she is the one doing the research.
