Buyer Tip: It's easy to see the Leaning Tower of Pisa is leaning to the right.  No one needs a structural engineer to point out the noticeable tilt.  Unfortunately, not all structural defects are as easy to see with the naked eye.     The home inspection is one step of the purchase process that should never be skipped.  If any defects are noted, the next step is to call in the appropriate professional to identify the problem, its cause and offer possible suggestions to remedy the issues.     The California Purchase Agreement allows buyers 17 days to complete property inspections.  Savvy buyers use this time to complete a thorough investigation of  all aspects of the property before they remove the inspection contingency.

Condos and townhomes are available in some neighborhoods of Palos Verdes, particularly around the commercial centers.   Some are built in areas with amazing views of the coast or the city of Los Angeles, others provide amenities such as pools and tennis courts. Palos Verdes Estates has a limited number of condo/townhome developments around the Lunada Bay plaza and Malaga Cove plaza.  Rolling Hills Estates and Rancho Palos Verdes both have some larger condo complexes that were built when the land was still county operated and quite a few neighborhoods of townhomes.  Rolling Hills does not have condos or townhomes.    Newer condo/townhome construction has focused on senior housing due to local requirements and California incentives. The City of Rancho Palos Verdes real estate market has been relatively strong . The number of homes listed for sale at the end of September decreased to 97 homes from 120 homes for sale in July, but is still 25% higher than the same time last year. The monthly average number of properties sold during the last three months of 39 homes, however is down about 3% compared to the similar period last year . There are 43 homes in escrow at the end of the quarter forecasting continuing strong sales. Palos Verdes Home Sales Country Club Neighborhood First Half of 2014 Palos Verdes homes sales for the Country Club neighborhood for the first half of 2014 decreased to 15 single family homes sold in 2014 compared to 20 in 2013.  Price per square foot for Country Club houses that sold in the first half of 2014 increased to $514 from $460 in 2013, an 11.6%  increase.  Average sales price for Country Club homes sold in the first half of 2014 increased to $1,772,767 compared to $1,719,200 in 2013.  The most expensive Palos Verdes home sale in the Country Club neighborhood was $2,775,000 and the lowest priced Palos Verdes home sale in the Country Club neighborhood was $1,150,000. I'm no feng shui expert, but I did hear one speak last week at a global real estate conference.  In the past I've taken feng shui classes and read several books to better understand how it  may affect my clients' decision when purchasing or selling a Palos Verdes or South Bay home in the Los Angeles area.  I never gave much thought to how it might apply to my life on a more personal level.   Most of the speaker's time was spent discussing how to overcome potential issues some properties may present to feng shui practitioners.  At the end of her presentation the speaker referred us to a one-sheet handout each attendee was given.  We were asked if we would like to achieve more wealth in all areas of our life?  I don't think there was a negative head shake in the crowd.  Here's the simple...
