I read in today's Palos Verdes Patch Donald Trump plans to donate 11.5 acres of coastal Rancho Palos Verdes land valued at $25 million.  The property is alongside Trump National Golf Course and was originally earmarked for luxury homes.  Instead, it will be donated to the Palos Verdes Peninsula Land Conservancy to be used for recreation. Applause, applause!  Thank you, Mr. Trump for understanding what our open space means to us and future generations.

Overview of the housing market in PV, the Beach Cities and South Bay of LA.   The New Year is starting the calendar year off with a strong seller's market in all areas of the South Bay of Los Angeles based on our market snapshots for Palos Verdes, the beach cities of Manhattan Beach, Hermosa Beach and Redondo Beach.  The South Bay market as a whole is still very much a seller's market. However, it is important to remember there are markets within markets.  For example, the luxury home market in Palos Verdes is not as "hot" as the luxury home markets in Manhattan Beach and Hermosa Beach.   In summary, it's a great time to be a seller as inventory is still limited.  Buyers, if 2015 is your year to purchase a home, my advice is begin early.  There are rumblings that interest rate increases...

    790 Palos Verdes residential properties sold during 2014.  Single family homes accounted for 648 of those closed sales.  Those are strong numbers.  The bulk of real estate sales on the Palos Verdes Peninsula are single family residences and 2014 was no exception.   We begin 2015 with 178 residential properties for sale in Palos Verdes with 142 being single family homes.  The other 36 properties are townhouses and condos.   Interest rates are predicted to begin edging up by the middle of the year--maybe sooner.  Undoubtedly, an increase in interest rates will have some impact on the market and both buyers and sellers will be affected.  For those of you considering entering the market,  the first half of 2015 appears to be the time to make that move for both sellers and buyers. Whale Watching Has Started in Palos Verdes! Pointe Vicente Interpretive Center has already started their Whale Watching season countings.  This famous landmark gives Palos Verdes homes owners a local center where they can go and watch these massive mammals off our coastline.   This season officially started December 1, 2014, and according to the Point Vicente Interpretive Center, 110 whales have been counted going south as of December 18th.  This number is higher than past years, and in the last two years the numbers have been growing.  Most of the whales are traveling south to Baja and the concern in the last several months has been that they are swimming in the large container ship paths. Is it just my imagination, or do prospective buyers pay more attention to fireplaces during the holiday season?   I'm always pleased when a potential buyer begins to imagine her family and friends in various rooms of the houses we are touring. When holidays, and cooler weather, are on the horizon it's a positive sign if customers check out the location of the fireplaces in a property.   A home with a luxurious fireplace seems all the more inviting this time of year.
