It was a view issue, and there were two sides, or views, to the story.  Trump National Golf Course, located in Rancho Palos Verdes, commands a sweeping view of the Pacific Ocean, and the project has done a tremendous job of beautifying the south side of the Palos Verdes Peninsula. Its presence has certainly not hurt real estate values either. First of all I would like to wish everyone a HAPPY NEW YEAR!The Palos Verdes Peninsula only has a total of 148 single family home listings at the present time, of those, there are only 84 in Rancho Palos Verdes. Only 26 0f those listinga are under $1 Million. So, as you can imagine, the inventory is quite managable and in some cases it is still hard to find the right property for your qualified buyers. I am currently working with four different buyers and at this point I am at a standoff until more listings come on the market. I just put a listing in escrow on Avenida Esplendida and I had 5 offers in less that 7 days. See below.So, what the rest of the nation is reading in the papers about how tough things are, really doesn't apply to Rancho Palos Verdes.

Unfortunately dogs are prohibitted from most beaches in the South Bay, however we have a hidden jewel in Rancho Palos Verdes.If you follow the trails down at Ocean Trails (or Trump's trails) whatever you want to call them...I prefer the orignal name myself, you'll come to an opening which leads to a switchback trail to a beautiful secluded beach. Dogs can run freely there and the greatest part is, the only way in or out is up the trail, so no chasing Fido for miles and miles when it's time to come home!There is free parking in the lot or on the street, the walk down to the beach is gorgeous and the dogs have a great time.  Just please keep your dog on lead while walking the trails and don't forget to bring poop bags that you'll need to carry out with you.  No trash bins along the way (a...

If you're not up on children's literature, Flat Stanley is required reading in most elementary schools.  It's about a boy, Stanley, who is flattened and mailed on various adventures.   My 6th grade nephew's class read the book, so a kraft paper Ryan arrived in my mailbox this week. Rancho Palos Verdes City Council has spoken, Trump must remove his ficus trees which were planted without authorization on his RPV golf course.The trees were planted to shield the homes that sit just outside of the new driving range from balls and to "beautify" the range.  The property owners preferred their view of the ocean, not the greenery that blocked the view.Trump's organization has been given until January 18th to remove the trees or risk losing his use permit for the driving range.www.RPVLuxuryProperty.com

Portuguese Bend Beach is not readily accessible;entrance is either through the gated community of the Portuguese Bend Beach Club with a 24 hr. guard, or a hike from Trump National Golf Course that includes traversing down a rather steep bluff.  Once there, you will be enchanted with this little strip of sandy beach.  The waves are strong and wash ashore rocks, driftwood and other treasures from the sea.  Seashells are far and few in between, but once in awhile you will be gifted with a beauty. Comment on Palos Verdes Homes Market:Yesterday (11/5/2007), I attended a panel discussion on "Current Status of Mortgage Financing" where representatives from Indymac, Downey Savings, Washington Mutual and Countrywide participated. The general opinion was as follows. Even though the real estate market has slowed considerably elsewhrere, the Palos Verdes area is quite stable in terms of house prices. Therefore, we don't see much of short sales or foreclosures in the Palos Verdes area.
