  Build Your FICO SCORE Tips!    Picture -Courtesy of www.azmortgageguru.com   I attended a credit seminar recently and I learned some new and very exciting information. It use to be the case that we had to caution our clients that if they applied for a mortgage loan with more than one source puling their credit report it would lower the Fico score 15 points per credit report ordered. Well The FICO Score has no taken care of that problem....If you shop for a loan either automobile or mortgage loan within a 30 day period this means that Fico will only take one hit off your Fico that you can shop for score of 15 points.  Which means to the consumer different loans with in 30 Day period and not worry about a big drop in your FICO Score which is  a great relief to those consumers who like t... 03/20/2008

Located in Rancho Palos Verdes the Wayfarers Chapel is one of my favorite places on the entire peninsula.  With a breathtaking view of the Pacific Ocean and nestled amid 3.5 acres of towering redwood trees, rose garden and meandering walking paths the glass and stone building is a prime example of organic architecture.Chapel architect Lloyd Wright, son of Frank Lloyd Wright, designed the structure as a "tree chapel" set in the midst of a forest.  It effortlessly combines nature and spirituality.  I sought comfort and peace there more than once while my son was serving in Iraq.There's always something wonderful happening at the chapel such as concerts, lectures, art show, classes and other special events. Palos Verdes has a few sandy beaches along with many cliffs that tower above the shoreline.  This is a strip of beach in Rancho Palos Verdes accessible from the Trump National Golf Course public trails.  It's a great place for a morning jog, exercising your dog, or searching for seashells and sea glass.  If you're in the mood for something a little more zen, there are numerous rocks to sit upon while you watch the rhythmic motion of the waves.  Blissful indeed! While sorting through some books I plan to donate to charity I came upon Donald Trump's Think Like a Billionaire.  I gave it one final thumb through, and paused at the the chapter titled How to Sell a House.  Written in 2004 it contains some sage advice whether you're a fan of The Donald or not.  Here is the first paragraph: If you are selling your home and there is no or little activity, or activity but no offers, you should revisit the price.  The real estate market is volatile, and prices change daily.  I always keep in mind the saying "Old listings, like old soldiers, never die--they just fade away" when it comes to pricing.  Also, don't worry about competition; count on it--you will save yourself a lot of time.  Competition may even help you by drawing in prospective buyers within ... 03/03/2008

  I have a couple of buyers who are like kids in a candy store; they are overwhelmed with all the choices and want to sample them all!  Others are hard-core comparison shoppers and they are waiting for the next price reduction or interest rate cut.     There is no sense of urgency in this market.  The buyers are keeping their emotions at arm's length and it's up to the sellers to entice them to commit to a property.  Last week while showing property in Palos Verdes I informed the buyer that two of the homes we previously looked at were now in escrow.  She shrugged her shoulders, and said, "There are plenty of houses that aren't selling, so I'm in no hurry.  There are plenty of fish in the sea." She's right.  Sellers, it's up to you to make your house stand out from the crowd: Price:  It... 02/20/2008

Times and Television News.   Why don't you see these statistics running in the L.A. Times this week? Yes, we know positive things are repeated 5 times and a negative statement is repeated 14 times in a recent survey I read.  But just how much damage control do we as Realtors have to do to re-educate the public in the South Bay that the sky is not falling and either is our real estate prices,My hat is off to the Daily Breeze for running an article of real press this month, telling it's South Bay readers that the South Bay Real Estate Market is up by 14.3% for 2007....
